    what I love about BGC is the fact that is pedestrian friendly. I work in one of the buildings near high street and during my lunch hours I would just enjoy my break there in Krispy Kreme. Actually I saw you guys strolling there a few months ago was a bit shy to say Hi but will definitely do so the next time I'd see you guys there

      Let me tell you life is not all about work. I lived in Ortigas from 2005 to 2012 when it was at its peak. I was less than a minute away from work but that's all. Week-ends and nights were boring.

    Bgc is a haux. They sell condos as expensive as those in Chicago or New York but pay their manpower as low as 150USD monthly and expect them to provide "world class" service.

      I agree. Its the same in Baguio...where I live. Housing cost is the same as Florida but yet....labor is $10 a day to build a home on average...some skills cost more and some less but you get the point. I almost bought in BGC but if your going to fly half way across the world to live in BGC....you might as well just stay in the US. Living in BGC is like living in s shopping mall....cool...but not reality.

      Happy that we now lived in New Zealand. Where people value dignity and fairness. We only visit Philippines to see our relatives and relax in beautiful beaches but otherwise were happy to live permanently overseas.

      @@uchniezt1212 During the 2008 financial crisis and housing market collapse, the US housing market saw an average decline of 20-30% while the Philippines saw an average of 40-60% decline in home values during that same time period. The reason is because in the USA home values are determined by COMPS (comparable sales) while in the Philippines home vales are determined by PFV (projected future value). So if you purchase a condo in the Philippines you are paying what developers believe the price will be for the condo development in 5-7 years.
      This is good for developers such as DMCI and Ayala land because they are able to draw on future demand to maximize profits and increase their stock evaluations but it's a unsustainable system that will eventually lead to a severe housing market crash if liquidity dries up. This explains why the Philippines central banks has maintain a easy money policy while the US and the collective west is still on a tightening policy.

    I do real estate in New York, so I've seen plenty of condos, and this one blew my mind. The high end finishes, the level of sophistication, the thoughtfully designed layout. Wow.

      No kidding! $3M USD?!? Granted, this is the larger premium unit, so maybe the smaller units are only $2M USD. 😄 I'm skeptical that 86% of the units are sold. Sounds like a great sales tactic. Hurry, buy now before they're all gone!

    That price is insane! Moved to Texas from the Philippines 20 years ago and we haven’t been back since 2009. Thought about buying a condo so we have a place to stay at when we go back there again to visit. But after watching your video, we would rather buy a bigger house here than buy an expensive condo we would not even use all year round. Anyhow, thanks for another great video. I always have a smile on my face when I watch y’all. Your family is just so endearing and likable. I’m pretty sure you guys don’t need it but I never skip ads while watching so I can show my support.       Thanks for watching from Texas! This condo is on the extreme side when it comes to price. We have found more affordable options for new buildings. We do have a new episode coming up soon, and the prices are much more reasonable.

    Love this kind of content! Watching from Sydney and dreaming of owning a place like this in BGC. For city living, I think BGC can’t be beat. The atmosphere and friendly, relaxed people in the PH and being surrounded by everything you need. Low cost of good quality services and can even hire a helper to make life easier. But I must say that price is insane! Hope you show some mid range or even low cost options as well. 😅

    Hi, new subscriber here from Texas. I grew up in the Philippines and left there in 1969 for Texas. I just found your videos and can relate to most of your content. When visiting Manila, we stay at BGC due to proximity to a lot of places. It’s also clean, safe and enjoyable. My daughter, born in Texas, also enjoys staying at BGC, as well as her husband and two children. I’ve thought of retiring there, but my daughter and son as well as my grandchildren are here in the States.

    Great tour. Man those prices are insane! You could buy like 10 - 15 condos in different areas like Makati, Pasay, Ortigas, Mandaluyong, and Greenhills area for that price

    I was there looking for retirement place last year and found that BGC properties are way too expensive. I guess it depends on the builder and location. Obviously, that particular Condo is on the high-end. There are middle tier ones for half or third of the price but amenities will be a lot lower in quality. This current pricing is not sustainable and may result in corrections. I'll wait.

      @@livethephilippines I agree with that. I love BGC as I love walking to everywhere. As you get older, they said you need to walk and exercise, and that place is going to be perfect with me. Plus of course the shops, food options, adjacent to the airport and Makati BCD. More secure too and friendly people. It's a nice and cozy place to retire or have a base as you travel and visit more provinces and major cities in Asia, Europe , WestCoast USA and the middle east. Goodluck and may you find your perfect spot in that beautiful place.

      @@livethephilippines theres going to be a lot of retired nurses from america and europe....i feel the prices are going to skyrocket for these over priced units...it will be like new york in the 80's and 90's everyone kept saying overpriced...and then a decade later the prices tripled. if it werent for the lurking south china sea problem and awful traffic at nearby cities...philippines would be a good place to invest. time will tell wish i have a couple melons to spend...

    I don't understand why anyone is coming to the Philippines anyways spending 389k monthly just for rent? My monthly pension is on 135k and I would only rent a place that cost between 20k to 30k and we are a family of 4.

      There are many foreigners that relocated to the Philippines on 2 to 4 year assignments. Their companies provide housing allowance and they usually pay one year in advance plus two months deposit. The rental rates range from 80K to 150K pesos a month in the CBD my rental units are located. BGC can charge more than that because it’s Metro Manila’s most prime CBD along with Makati.

    OK one more thought, you saw the Ocampo's elect bill video. If you keep that place AC'd in all the rooms all the time.
    That will be another 5 to 7 hundred dollars, U.S. green money a month. ( of course you folks will be gone alot ) We only
    use the AC in our two bedrooms and maybe one room for a nap in the afternoon. Our bill for just that much is a little over
    $125. a month. Not sure if the AC units can only use the fan part during the day and add the cool at night ? We can have a
    fan only in our home furnace in the U.S.

      Its due to Filipino-Chinese Oligarchy Owned Meralco which jacks up electric price higher than Singapore, Thailand, Malaysia, and equal to Japan, probably the reason, many companies do not have manufacturing in the Philippines.

    There are two kitchens because the second kitchen is what we call a "dirty kitchen." It is usually an outdoor kitchen to separate from the main living space, keeping the smoke, fuel smell and oil grime out. The kitchen can be a busy and chaotic space. So a dirty kitchen/separate isolated kitchen is great to have if the family is using the living room for work, study or simply having a guest over to chill.

    I plan to retire in the Philippines and your channel really helps me find the benefits of living in BGC. I live in Maryland close to National Harbor but it’s that time of my life to find a retirement home. I love that you are showing us what’s the latest in Manila and $3M for that penthouse unit is a bargain compared to the real estate here in Maryland, Virginia, Washington DC area.     Please check Versailles Alabang, in the Philippines. They're selling prime townhouses that foreigners can own. With that price, you can already own a landed property.

    you guys should check Alabang Muntinlupa, which has a BGC feel as well but with 1/10th of the price. Metro Manila is HUGE, Alabang is a very happening place as well.

    Three million dollars? That's quite a hefty price tag for a 300sqm condo, in my opinion. But if money isn't a concern for you, then by all means, go for it. I must say, the finishing and interior design are top-notch-truly elegant. However, with that 3M dollars, you could potentially invest in a house and lot in Ayala-Alabang, offering a more opulent living environment.

    As a real estate agent its really the best and smartest choice to buy in pre-selling units, the value really sky rockets upon completion of the unit. Great for investment and BGC is one of the best place to invest into

    Yes maybe expensive in BGC but if you try to normal house not in the city but close to the city you can explore other city as well.

    OFW and immigrant in Italy here watching. Most Filipinos living abroad nowadays invest in real estate properties in the Philippines. At the moment, the Philippines probably has one of the most expensive utility bills in southeast asia but that might change in years to come for as far as I know the government is currently opening it's energy and telecommunications sectors to foreign investors thus in a matter of half a decade or so household expenditures to these services may decrease significantly. There are new expansions going on in the Manila bay areas, the ongoing reclamations which will eventually elevate the city's infrastructures to that of Hongkong and Singapore's. Efforts to address the obsolete transport system in the Philippines is being carried out thus the first subway is on it's way to completion that will interconnect the BGC and other key cities within the metro...and the airports more accessible! Therefore aside from the pristine beaches in over 7k6h islands that can rival the best beaches in the world and the Philippines being located in the center of the north and the ASEAN, I don't find any reason why not considering the Philippines as a second HOME❤🥰❤️

    I was born and raised in Taguig City. The city where BGC is. For me it's getting more and more overrated. Condo units skyrocketed in prices in just a few years! But I don't blame you, BGC is clean, modern and organized compared to other places in Metro Manila.

    It’s kind of pricey living in BGC but it’s worthed. Everything is right there shopping mall, restaurants and all the necessities.❤I have my sister who bought a condo last 6yrs ago in BGC that time it’s a little cheaper compared now. But was I saying it’s worth the price❤

    Before BGC condo is not that so expensive. thats before the development, But because of propaganda that BGC is SO BEAUTIFUL SO SAFE,etc and people flock and WANTS to LIVE in BGC, wants to purchase, prices of Condo in BGC SKY ROCKETED. it a SUPPLY & DEMAND thing, IF so many people WANTS to live or buy condo property in one particular place, PRICES WILL SURELY GOES UP. look at a place in Muntinlupa city, it is almst similar to BGC but because NO PROPAGANDA was made few people live there. It called Filinvest city,

    Of course it's Aurelia by Shangrila, not finished yet but soon units will be turned over. If you want a central location in BGC and cheaper than that of Shangrila, go with Ayala Premiere. My client will soon move there in Aurelia and is selling their Ayala Premiere EGP unit 3br, let me know if interested.

    I was watching a 10 min video on the problems folks are having with condo ownership in Florida because of the
    big condo that collapsed a year or two ago, new rules have been enacted. Condo's now must have money set aside
    for upkeep, etc. Many big companies have not set aside enough and now owners are getting hit with a huge bill of over
    100k so the condo can have enough money on hand for general upkeep. This place has so much to offer,, but, each piece
    needs to be maintained and what is that going to cost each owner. Some condo companies have been black listed, Insurance
    companies will not insure a loan to buy, you can not find anyone to buy your unit even at a fire sale price. Even if you pay cash
    for a unit, what is the monthly maintenance going to cost and when can it be increased and is there a cap on that? One more
    " not so much for me " is if that place - 3 towers - are even 50 % full, that is too many people in one place.

    One don't get these kinds of units even in Singapore, HongKong or Japan due to Size, which is why lots of Singapore real estate companies own BGC condos and then sell it after few years, 80% owners could very well be companies from Singapore and China.

    OFW'S send over 6 million U.S. dollars to the Philippines each month. ( my last information was from 2019. I have
    not seen a news paper since the pandemic. You can tell the family's that are getting this money by the number of folks
    in S&R or Costco buying heaping baskets of food. Normal locals do not make enough money to shop like that.

    Native European, work out of London,UK. BGC seems very appealing to me. Especially since London as a city is has been sinking deeper and further into the black hole it's been in for a while now.

    I did a research 2 decades ago and Metro Manila is more expensive than New York. People are surprise when I say this but yes.
    There are rich people in PH that can afford that. Not because the country is poor means that everybody is poor. Of course there will be the one percent (or less) on top…

    Hi fam! Good morning!
    That is insane!!! As a Filipino and as an ex OFW who lived in Japan for 18 years, I am so shocked with the price of that 1 floor condo. It's like 5 times the price of a single apartment in Ginza, Tokyo. I don't think that is reasonable. With that amount, you can already buy a big farm lot in Zambales (where Filipino celebrities own farm lots), in Amadeo - near Tagaytay, in Pampanga (food capital of Manila) and in Cebu (one of the most beautiful province I've ever visited).
    The apartment has an amazing view but the price is way too expensive. Bet you can already purchase a beach front property in Fresno with that money.

    Just be patient and you will find the right condo for you. My cousin is a real estate agent BTW. I can give you his number maybe he can help?

    I must admit the finishing touches are exceptional. When comparing the rental in this brand new building that comes with a view with NYC's, $7k is reasonable.

      Of course the per capita income in Manila is maybe 5% of that of NYC. The math for these condos in Manila doesnt work.

    there is a dishwasher in the main kitchen area, which is not common in bgc. of course, it's only a model unit, you can design your own

      Our current unit doesn't have a dishwasher at all and there's no issues with that. But if we had a bigger kitchen a dishwasher would be nice.

    In the Philippines, we usually have 2 kitchens. One is for tbe formal kitchen, the other one is the “dirty” kitchen where we prepare food most if the time if you dont want the whole house to be smelly.

    I have been wanting to buy a condo for the last 6 years. lol.
    My issue is the management companies who hold all the power. They dictate your visitors, amenities usage, etc….. Also seems everyone working there knows ur business.
    That’s been my non-buying reasons. Will rent instead.
    But again, being in Manila is my goal. Beautiful vibrant city. Many things to do and since we go out so much, renting would be my choice.

    Back in 2017/18 there were around 150,000 vacant condo units in metro manila alone. I would assume that's closw to double now. The prices in Manila are ridiculous.

    Yes! I am an Overseas Filipino Worker. Based in Abu Dhabi. I go back to PH for vacation every year. WHEN are you visiting Dubai/ Abu Dhabi ?? COME and visit Abu Dhabi GRAND Mosque, Ferrari World, WarNer Bros World and the Louvre museum Abu Dhabi.

    The electricity and Association monthly dues will be astronomical for that unit. Based on the price, we can conclude that the price per square meter is around 550k pesos. If this is in Mactan Cebu, Philippines for example, it would only be 350k per square meter for a luxury condominium near Mactan International Airport

    It’s crazy to think that this is much more expensive than some of luxury homes in beverly hills or silicon valley where the median income somewhat fits the neighborhood. Who would buy this when median income of Manila is not even $1k a month. Wow.
