Great realty vlog today. Yeah, the prices are much better than BGC, which seems overrated. For some reason, I still think PH prices (for the quality and design) are way over the top compared with similar properties in Hong Kong, Taipei, KL, etc. Sam is a nice guy, but seeing him in the background in almost every scene seems a bit creepy. That area is former the Provincial Capitol of Province of Rizal. The Area is near lots of First Class Mall, the likes of Shangrilan, SM, Robinson's Place, Ortigas Center & many more. Although, not that high end place it's peaceful also.
I think you made a mistake. Its not yours after those downpayment and monthly payment. The remaining should be 60% and you either do in house financing or transfer them to bank loan (amortization) or pay cash....
Beautiful condos! The payment schedule on the condo is a little misleading, while it shows 30,276.80 a month for the next 70 months. It also shows a big final payment of 16,955,088 (approx $314k USD) and then approx 19k USD balance to move in as what she said. The 314k big payment is just a tad too much 😅 Of course that’s when bank financing comes in too

I think the presello homes are not designed for most families. They are ridiculously large for many Filipinos, especially those from abroad who cannot really afford php30m homes that would cost a fortune to centralize aircon as well. My older relatives, empty nesters and many like them from abroad, find them too big and too steep for them to climb up and down from. They end up having their own bungalow types. Condos are being snatched up because they are more secure and yes, better suited for older people. The Philippines should really build homes that are medium in size, reasonably priced, built friendly for older people like they do in Japan.

Nice residences.. What would be interesting to me, if they also extend the ferries to up there.. Because ferries are an lesser known shortcut to some locations that normally would take forever because of traffic jams.. My favorite way to get to Binondo and Intramuros, even with no traffic jams, its more calm.. The City should really build upon that - its a gift to have two big rivers running trough Metro Manila! And way cheaper and easier to realize than to build a new rail-bound transport. As always, great content! You are slowly but surely get THE premier ressource for realty in Metro Manila! :)

If you’re heading palawan Balabac Island is 2-3hrs fro there ,virgin sea for feast seafoods and wild animals,if it’s still not populated.hope to visit there soon
Bridgestowne is very nice!! But its difficult getting in and out of that area due to traffic. Try Portico by Ayala or Estancia by Ortigas. More your style and nearer to BGC.
Try to check in Mandaluyong condos too,it's more accessible to all the cities in Manila easy to access EDSA MRT❤but this condo is beautiful 😍 too love it
DMCI Homes makes above average condos, in terms of new condo tech and smart living for reasonable cost, also brand new. You can try to canvas their units. Not related to them.
The payment scheme does not add up ... 2.7 k + 36k + $515 per month for 6 years + 19 K final payment ... what about the difference between 400k and what was paid described earlier

Metro Manila has numerous cities. Condos and other commodities are not assigned in one place. . You can select better price offer from other cities like Pasig and Quezon city.
Guys if the condo is not yet built better not to avail not to buy because the process is so long and sometimes scam property.If the unit or room is ready to live. that’s the best one
The traffic is horrible in that area north of Mandaluoyng. Since you not are in a hurry, just explore the areas.. that and amenities of the buildings around it are the import stuff.. all new condos units are looking all the same as you can see... They are building small communities more close to BGC that's more near to coming MRT and also almost walking distance to BGC like Capitol Commons. Maybe not really walking... Places in Makati like Rockwell is also amazing.. I never been up to Bridgetown actually..Maybe next time.. And just think of that Markina and pasig river overflowed(??) 8 meters last year.
Pasig city is one of the nicest city in metro manila because they have commercial center which the other city don't have, they have arena, subdivision, hospitals and so on, the SM mega mall and ShangriLa are there on the boundary between Mandaluyong city and Pasig city and they're sorounded by high rise building and condos.
They are building 3 island in the manila bay now!! They will make it as modern business and leisure districts!! They are pre selling condo units now!! If you go to the manila bay you'll see the reclamation is ongoing!!
Could be a good investment. Love the apartments with so many windows so you probably can see fireworks for the new year eve and imagine the view at night as well when the city is well lit. I’d be interested 🙂

Try Ortigas area … the Capitol commons which is adjacent to Uptown BGC .. Capitol commons is a charming community smaller compared to BGC.. however everything’s there restos supermarket mall .
What are the monthly dues? All the special attractions that look so wonderful must be maintained and once the unit is sold and turned over to your HOA, enough needs to be paid and held for upkeep. With so many units, the cost might now be too high but surely enough for such a fancy place.
We’re getting our 3 bedroom at Sail Residences next year and plan on renting it on Airbnb. We’re planning on having a dishwasher and clothes washer and dryer so international travelers feel at home. It seems that IKEA is the only place that I’ve found that sells dishwashers there.
Dishwasher is an absolute necessity. How do you expect the dishes to get clean? Dishwashers use ultra HOT water to clean and sanitize the dishes. Clothes dryer also is a necessity. How do you expect your sheets, towels, and socks to get dry?
If you’ve already been noticing, bath tubs and dishwashers are not the standards for most of the apartments and condo units in the Philippines, unlike that of in the US and even in Japan. So that realtor saying, dishwasher wasn’t installed because of limited space, that wasn’t totally true. You can find installed dishwashers and even small tubs in standard houses or apartments being sold in Japan. It’s not just a common feature in the Philippines, though, you can install it if you already have your own unit. 😊

Some of these adjacent developments are the Parklinks, Ortigas East, Arcovía City, Círculo Verde, and Eastwood City. You may do some research on what they offer, so can also have more options.
You can also explore Ortigas Center (2nd to Ayala Center as the most important business district in Metro Manila). Yeah, BGC is just like 3rd. And, the Greenfield District.
It's beautiful. But i do wish that builders would also keep regular people in mind. It's slightly worrisome that they are building mostly for elites only with sky high prices
I wonder what is the thought process of pretty much of all these developers in regards with the closet/wardrobe doors. Why on earth are all these multi-tens-of-millions PHP new condos equipped still with old-school opening doors on the closets? Wouldn't they consider the space saving provided by sliding doors to be a good idea? They also come with a variety of finishing options i.e full door size mirrors giving more sense of space in these otherwise relatively size constrained bedrooms, foyers etc.
Tip, Think of the Subway they're going to be finished 2029 . The closer to the station will be the best investment ....BGC Landers area is the best and easiest to sell in the future .
Tip, Filipinos love to talk about things that will happen in the future when you're buying real estate. A road that isn't completed yet. Public transportation that is being built. Development of the area... Always be cautious of this. Things often do not go as planned. They have been calling other areas like Clark the "next BGC" for years now. Things develop at a snails pace but they'll charge you as if everything is opening that year. One of the reasons real estate in the Philippines is so high compared to salaries here and compared to other countries like Thailand or Malaysia.
@stevem437 I respect your opinion, but it is hard to beat BGC, especially Bell and Whistle it is already built, plus Subway will be bonus . I got property in BGC.I am fully satisfied with my BIG APPLE area,I can go with high-end restaurants and Comembo beside 7 and 11 stores to street food plus bonus.I feel safe 😀 Hard to beat BGC.

It’s not really an opinion… People trying to sell land or property constantly talk about plans for paved roads, coming public transportation, additional planned developments in the area… But you need to be careful because these can take a decade or more to come about. They’ll price the land/property as if the construction is right around the corner.
I love watching your condo / home hunting journey. If I may suggest, you may want to try ACACIA ESTATES, Taguig City, just a drive away from BGC :) Acacia Estates is a township project of DMCI with several condo communities 😊

If you plan to stay outside BGC, I'd rather choose Ortigas Center where everything is just walking distance. Check out The Imperium at Capitol Commons in Ortigas. A premium property and the area is already well-developed. One of the future subway stations is also being built there.

RLC is relatively better than the other local developers when it comes to unit size and pricing. However, be aware of the traffic situation in that area is quite a bummer. It is brutal to say the least. Furthermore, it is relatively far from the Ortigas CBD. You might want to check out the Capitol Commons, Estancia Mall area. It is more adjacent to the Ortigas CBD. Ortigas is the Central Business District of Pasig, surrounded by malls like Megamall, Shangri-la, Podium, Ayala's The 30th, Robinson's Galleria, Starmall and EDSA Central.
@@livethephilippines It is a small enclave, but within walking distance to the seven (7) malls within the Ortigas CBD and a five minute ride to Robinson's Galleria. Furthermore, it is close to ADB where a lot of foreign expats work.
If I were an agent I would not like to transact with vloggers like this family. They talk a lot for their vlog. They will surely waste my precious time. I wonder how many hours will it take to finish a transaction with them and I can't imagine a smooth conversation. They talk to you shortly about the transaction and they talk a lot to their camera alternately for their vlogs.

As far as we understand it’s for life. Filipinos can own property, condo or land. And foreigners can only lease land for long terms. They can own condos but only if at least 60% of the building units are owned by Filipinos
The question is the kids school in bgc? I been to that area for football training for my son from Bgc on regular days nightmare. If weekend only sunday is the traffic is quite.

You can also explore Ortigas Center (2nd to Ayala Center as the most important business district in Metro Manila). Yeah, BGC is just like 3rd. And, the Greenfield District.
It's beautiful. But i do wish that builders would also keep regular people in mind. It's slightly worrisome that they are building mostly for elites only with sky high prices

I wonder what is the thought process of pretty much of all these developers in regards with the closet/wardrobe doors. Why on earth are all these multi-tens-of-millions PHP new condos equipped still with old-school opening doors on the closets? Wouldn't they consider the space saving provided by sliding doors to be a good idea? They also come with a variety of finishing options i.e full door size mirrors giving more sense of space in these otherwise relatively size constrained bedrooms, foyers etc.
As a lover of amazing closets and super organized clothes, I agree 💯

Tip, Think of the Subway they're going to be finished 2029 . The closer to the station will be the best investment ....BGC Landers area is the best and easiest to sell in the future .
Tip, Filipinos love to talk about things that will happen in the future when you're buying real estate. A road that isn't completed yet. Public transportation that is being built. Development of the area... Always be cautious of this. Things often do not go as planned. They have been calling other areas like Clark the "next BGC" for years now. Things develop at a snails pace but they'll charge you as if everything is opening that year. One of the reasons real estate in the Philippines is so high compared to salaries here and compared to other countries like Thailand or Malaysia.
@stevem437 I respect your opinion, but it is hard to beat BGC, especially Bell and Whistle it is already built, plus Subway will be bonus . I got property in BGC.I am fully satisfied with my BIG APPLE area,I can go with high-end restaurants and Comembo beside 7 and 11 stores to street food plus bonus.I feel safe 😀 Hard to beat BGC.
@@angelocalima6338 I live in BGC and have pre-purchased a condo at Mandani Bay in Cebu. It’s not really an opinion… People trying to sell land or property constantly talk about plans for paved roads, coming public transportation, additional planned developments in the area… But you need to be careful because these can take a decade or more to come about. They’ll price the land/property as if the construction is right around the corner.

If you plan to stay outside BGC, I'd rather choose Ortigas Center where everything is just walking distance. Check out The Imperium at Capitol Commons in Ortigas. A premium property and the area is already well-developed. One of the future subway stations is also being built there.

RLC is relatively better than the other local developers when it comes to unit size and pricing. However, be aware of the traffic situation in that area is quite a bummer. It is brutal to say the least. Furthermore, it is relatively far from the Ortigas CBD. You might want to check out the Capitol Commons, Estancia Mall area. It is more adjacent to the Ortigas CBD. Ortigas is the Central Business District of Pasig, surrounded by malls like Megamall, Shangri-la, Podium, Ayala's The 30th, Robinson's Galleria, Starmall and EDSA Central.
We passed Capitol Commons on our way. It looks nice 🤗
@@livethephilippines It is a small enclave, but within walking distance to the seven (7) malls within the Ortigas CBD and a five minute ride to Robinson's Galleria. Furthermore, it is close to ADB where a lot of foreign expats work.

Does condo when you buy becomes your property for a lifetime or for time span only , cos if its like that choose cheaper thats a practical decision
As far as we understand it’s for life. Filipinos can own property, condo or land. And foreigners can only lease land for long terms. They can own condos but only if at least 60% of the building units are owned by Filipinos
The question is the kids school in bgc? I been to that area for football training for my son from
Bgc on regular days nightmare. If weekend only sunday is the traffic is quite.
Right now they are both in online school. But Brooklyn is interested in in-person school. We’re looking into it.

Good condos before was around 3-5MILLION PESOS the increase in prices in condos in the Philippines is absurd.
