I've heard some folks complain that concrete seems "cheap" to be inside such a lavish home, but I like the idea that its a textured cover on the surface of the conrete much like what you'd find in schools and office buildings, because if its an 'entertainer's home', you'll see so much foot traffic that you want to keep it easy to clean and hard to damage. 👍

Amazing home I thought there would not be enough privacy from watching the drone shots but once we got down to ground level it was not going to be a problem. As of February 29, 2024 this home is listed for $13,499,00
The higher the "elevation", the higher the price. That's why all these content creators mention elevation. You don't wanna be in "the valley" when it's hot with no wind and no pool. You're paying for the view. But I know what you mean by the sardine can affect, I mentioned that to another realtor and they say that's the way it is in Vegas unless you go big lot. Nonetheless, the risk is buying next to some ghetto ass narcissist who thinks YOUR street frontage is HIS "free public parking" (so... EBT card and section 8 mentality, what yours is mine) and he literally dumps and abandons his cars, trucks and SUV's right in front of YOUR HOUSE, never to move once parked for days, weeks, months... and years!!! This is happening right now where I live and has essentially destroyed and ruined the neighborhood, it has turned it into a ghetto, HOA and all!!! And nowadays, it's dangerous to stand up for yourself no matter how "in the right" you are (cultural marxism).
It's amazing where they built that house and the way it all looks there the views are great but I know you're showing the homes and all the features of the house when you are looking at the video the house is far away from stories and grocery stores just the basics things that you might need in a quick way that would be nice to add too see what you have around there it's great to hear about the gated too inter
Beautiful home but I am a bit curious about the terrain. Looks like it’s prone to land slides. I’d have a third party independent geologic survey before buying anything in a landscape like this
Ascaya has been graded, leveled, and ensured to be structurally sound. Similar to MacDonald Highlands, the rocks/mountain's that these homes are built on are one of the hardest rocks in the world, calcite. Thank you for sharing!

For this price point, I was surprised at the Kitchen Signature appliances chosen (low end compared to Miele, Gaggenau or even Sub-zero/Wolf). Also the floors and countertops not being natural stone and the wood being manufactured and not natural. It seems most of the developers of multi-million dollar homes in The Summit, Ridges, Ascaya, Macdonald Highlands, etc. really cut corners compared to homes in the same price point in LA. Am I the only who notices this?
Great points! I agree with you on the appliances, but most upper end homes I see have either Wolf or Gaggenau appliances. In regards to the flooring, it is odd that they choose concrete floors for the main living area. You won't see luxury homes here using natural wood floors due to the weather (hot and cold) as they easily warp your natural wood floors. The last thing any homeowner would want is to change out their flooring after a few years when their floors start to bubble or raise from the heat. Most upper end homes will use large tile flooring on the first floor and manufactured wood floors on the second floor. Thank you for the feedback!

I just purchased a home in Spanish Hills (I already live there but we wanted a strip view so purchased the home above us). We are renovating that home from the floor up. I was planning on using natural white oak wide plank floors upstairs for the massive master bedroom, but will reconsider now. The rest of the home will be 24x48 natural honed limestone floors extending to the courtyard and backyard/pool area. Appliances will be all Gaggenau in the front kitchen and Thermador in the butlers kitchen. I'm relieved you also questioned the concrete floors. I thought maybe I was the only one in Vegas noticing how these developers in the Summit, Ridges, Ascaya, etc were "cheating" with the cheap finishes ex: electric fireplaces, cheap flooring and countertops. Things that a more discerned buyer would know in California. Poor locals here don't seem to notice those details and are being taken advantage of IMO.
Where is the lawn, a yard should have grass growing on it I think, what lawn keepers going to do. Great house but terrible lawn but not so sure about the price.
Many homes are moving away from real grass due to water restrictions in the past few years. Nevada does an amazing job compared to the surrounding states in water conservation. Some homes are opting for artificial turf to save water as well.
The prices are just going to go up. Vegas has so many things being built that the real estate value actually justifies the price increases. I highly doubt mansions will go down in price
Please improve your camera skills. You keep it down too much. We don’t care about every microscopic detail of the floors walls and countertops. Show more wide range views of the house. Makes it hard to look forward to watching…
@@AlanHuiRealty There's something dizzying to watch the effect of the camera motions as you film. I think sometimes a pause is good. For example, from outside you shot up to what looked loke 2nd floor balcony. But before my eyes could view from left to right to see everything, the camera was pulled down a little too quickly and you re-entered the house. The camera sometimes makes me feel like I'm whipped around on a roller coaster. Not just you, but others as well.
@@VegascoinVegas I appreciate the feedback. It's tough to find a right medium for everyone as some of my viewers believe I stay in an area too long while others feel that I move too quickly. Just need to find that right speed!

If you get a chance to watch one of their videos you will see the smoothness of their movements. I dont know how they do it but they nail it. Better vids will bring in more clients. Looking back I seemed a bit hurried to get footage before another realtor steps into the room. I didn't want to film them so I would either turn my camera to the side or downwards. No land to enjoy, neighbors within ear shot...pass. Now if that was on one of the 7 acre lots for that price it might be a maybe. Likewise, did they cut corners during the pandemic like most of the builders around the nation? I mean that retaining wall isn't far from the pool and building on hillsides in the valley hasn't been people's strong suit in the last decade.
You really need to visit not just the Las Vegas Strip. We have arguably some of the nicest communities in the nation. Just to venture out past the Strip.

In fact, i stopped going there because of the homeless and crime which arise largely from the community growth. Vegas has become toxic and I've seen it before. Towns that exist because they are a tourist mecca trying to become communities at the expense of the very thing that put them on the map. Soon you'll see restrictions on drinking, gambling and everything that made vegas great, all because it became some ones home.

@@AlanHuiRealty Hawaii was a home to many before tourism, Vegas was nothing but a desert crossroads before gambling was brought there by the mobs. Vegas has outgrown it's water supply and there are parts already sinking into the ground as groundwater is drained. The area cannot support it's population, and as casinos exist in every major city in the country, and removing them for ball parks is just telling their tax base they're not wanted anymore. I'm not alone in my aversion, and it will eventually start turning from a gambling vacation mecca to a home, and the end will follow soon after.

Stunning ! The pool is a little underwhelming, but great property overall.
I believe that is because of the new pool size restriction of 600ft².
The 2nd bottom pool is a lap pool.

I heard that as well. Concrete doesn't screen "luxury", but it can still be sophisticated if properly used. Also, you won't have to deal with grout!
Hi Alan, in some of the showers the black nozzles at the top blow air to clean the water marks left after you take a shower.

The location is prime. Even in a desert, location matters.

I can see your concern as things may look far away. There is a Smiths grocery store about 5 minutes away from the entrance.

I shoot downwards to show the flooring used in the room. When I shoot upwards, it's to show the height of the ceilings, lights, and ceiling fans.

Ascaya has been here for many years. I believe over 8 years and there are no foundation issues.
