There are very few school kids in the neighborhood. Once the young couples have school-age kid/kids, they move out. School selection is a major issue and condominiums and townhouses are not suitable for growing kids. I live in Monterey Hills, L. A. most of my life because of the hillside view and its quiet neighborhood.
Many homeowners who moved out kept their Monterey Hills units as rental properties. Many medical students, interns and residents are renting here because of close proximity to University of Southern California. Of course, the area is nice, too.

Monterey Hills falls within the South Pasadena School District, no need to move into greater South Pas to have access to the school district.
Maybe parts of Monterey hills…I sold a home there and my sellers couldn’t go to South Pasadena schools.
