      Mark welcome to NC. I have lived in nc since 2006 so you can kiss those cloudy cold London days good bye. My wife and I live in Chapel Hill and really are looking to move back into the Apex Holly springs area so I hope you have those selected on your list.

      Hey Mark - I moved from London last year. We settled in Mebane, somewhat outside the Triangle but it's all reachable. If you're used to the M4, M1, A1 or A12/13, the comments about a "bit of a drive" are quite funny! The "bad traffic" is really nothing compared to the M25 in rush hour (or any other time). It takes about 40 mins from here to RTP or the airport, and I'm way outside the areas covered above. It's worth taking time to learn the difference in the house buying process here - you have your own agent to start with! A good one will help you find the right home, in the right area and buy at the right price. And compared to London and the South East it's soooo cheap!

    I’ve been living in Zebulon since 2006. When we came in is was dead as dead can be. Now we about 5 or 6 subdivisions being built at the same time plus a few more that were built in the last 5 years. Downtown was boring but just got a distillery, a wine place and a brewery which have brought some stir at night (in a good way). Also must of the building have been remodeled or in the process. We have I485 that goes straight by the town that takes to Raleigh in about 25 minutes, to the airport in about 40 minutes (directly from town to the airport parking or terminals) and to I95 in about 20 to 25 minutes. Also we have a Walmart Supercenter just outside of town (3 minutes from downtown where I live). There’s plenty of fast foods, a Food Lion and a couple more supermarkets. Before I forget we have about 5 banks too. Real estate have gone up because I guess because we are getting way too many new housing. Overall after 14 years here we love it. Wendell is ten minutes away and Knightdale is about 15 minutes so there’s plenty of shopping and eating options in town and close by. I just got tired of typing. Just my two cents (or my two dollars?).

    Good description of Fuquay-Varina. It takes about 30 min to drive from downtown Fuquay to downtown Raleigh but US401 moves pretty quickly most times of the day. Plus it’s close to nice small towns like Angier and Lillington with real southern charm.

    I have been a resident of Holly Springs since 2000. A lot has changed since then and improved. It has a really brand new area with restaurants, coffee and ice cream shops. The Holly Springs cultural center offers shows, musical concerts frequently and it has a beautiful library. You did not mention the Parks and green areas available in HS. The conmute to RTP will be faster once they finish the 540 interstate which is already under construction. A great place to live and raise kids. HS is the 2nd. Safest place to live after Pembroke Pines

      We recently bought a house in Holly Springs after a thorough countrywide search. It really is a great place. We’re super happy we picked it. Hopefully the town will keep it’s well balanced design as the population continues to grow.

      Friends just bought a house there & we just visited there & the area. If job works out we might be moving there as well, affordable with 3 kids plus the dream job working remote would be perfect! I chuckle when they say traffic it's nothing out there vs where I'm from (dam Yankee lol).

    Great video as always …. Last year we were literally outbid several times in almost every suburb mentioned (haha). We finally built in Clayton and It’s growing on us every single day. We are just happy to be out of the rat race 😁.

      I moved from my Raleigh to Clayton for the last year that I lived in NC. I was dreading the move initially, because I loved living in the city. HOWEVER, Clayton REALLY grew on me too. It kinda reminded me of bigger version of my hometown in SC. I would move back for sure, if I could find a job in the area.
      Pros:
      -Very charming downtown
      -The city hosts events periodically to keep locals entertained
      -Rental/home prices better than Raleigh
      -Fair amount of development for a smaller town
      -A few great local restaurants (Jamaica Bites, Caribbean Delight, St. George’s Subs, Sak’s Deli)
      -Stores conveniently located (if you live on the west side)
      Cons:
      -Heavier rush hour due to new development
      -Limited options for utility services (IMO)
      -Definitely had to go into Raleigh for entertainment outside of occasional town sponsored events

    I've watched several of your videos. I think you don't give Garner enough credit. At least you included it this time!
    I moved to Garner 2 years ago, at the beginning of the pandemic. There's lots of new construction here, though I bought a home in an existing, older neighborhood. It's more affordable than lots of the triangle. I am constantly finding small, locally owned businesses, especially restaurants. AND it is soooo close to downtown Raleigh. I can be in the heart of the downtown in 10 minutes.

      We’ve included Garner as much as every other suburb. We have said there is new construction there tons of times. We have said it’s very affordable. We said it’s 8-15 minutes to downtown. It doesn’t have very many locally owned businesses compared to most suburbs. It also has one small strip of buildings that make up downtown unlike others like Clayton, Fuquay, WF, and Wendell that have a very defined historic downtown area. Not sure what else you want. Nothing wrong with Garner at all, it’s a great value and you can’t beat being so close to downtown Raleigh. Every place has its pros and cons.

      ​@@LivinginRaleighTV Garner started to take off in the early 90's. For some reason Clayton Clayton EXPLODED and still is. Garner seems forgotten which is odd. Even Fuquay-Varina and Angier have exploded. Garner is just south of downtown Raleigh. It doesn't make sense why Garner isn't experiencing crazy growth.

    Representing Wendell for 5 years now - we love it here. So convenient to get to Raleigh or “north” Raleigh, but still have that small town feel. Like you said, when you look at the map, you would never know you can get to downtown Raleigh within 15 minutes. Not terrible to go to knightdale for those box stores, and now that Publix is here, we have that “convenience” factor too. Love the downtown area, couldn’t be happier here. Love all your videos! Always enjoyable to listen to when I walk my daughter to sleep lol

      I'm selling my house in Southeast Raleigh and buying a new house in Wendell (Anderson Farm,) and I love where my new subdivision is located, right on the Knightdale and Wendell line. The East Wake County area is growing rapidly, and Wendell has the best of both worlds, southern charm plus it's not far from Knightdale and Raleigh. It's also a straight shot down 64 to get to work (I work downtown Raleigh), super convenient.

    Grew up in Charlotte and moved to Wake Forest in my 20's for 6 years. Loved the town and an amazing place to raise kids even the smallest ones. Great parks and playgrounds. Beautiful lake walks that are easy to take small kiddos on. The traffic can be bad, but Ive seen worse. I know people have to travel for work, but other than that, everything you need is in Wake Forest. Many grocery store selections there.
    Also, Wake Forest has a seminary that the public is allowed to walk at and the town has both city and country charm.

    Used to live in Apex and North Raleigh for 5 years and before that stayed with relatives one month every summer as a kid. They moved to Zebulon before passing away. Love the whole area!
    Where is the most conservative area of Raleigh with some southern charm? Clayton? Youngsville? Rolesville?
    Somewhere the opposite of Durham, Cary, or Chapel Hill.
    Kids are grown and just love the quiet life. Wife works remote and I drive an hour now so distance is not really an issue.
    I’m tired of mega high home prices and super high property taxes ($11K for 2800 sq ft) here in north Texas!

    Clayton is literally 30 mins or less away from Raleigh depending on when you live. We definitely get snow lol. It's snowed the past two weekends. The con is bc of our rural location back roads hold ice longer.

      Clayton gets MUCH less snow than the North West parts of the Triangle. The snowstorm this past week was unusual in that the areas South of the Triangle got more than the North.

    I clicked on this to see what would be said about Wake Forest. We moved there 4 years ago and in just that time it has grown exponentially. Already looking to leave. Traffic is absolutely horrific and they keep building houses with no updates on infrastructure or new schools, plus housing prices are insane.

      They’re going to be expanding Capital Blvd in the coming years … will likely be very helpful when it’s all said and done but probably will be a complete nightmare going through construction.

      The only thing Lillington has going for itself is Campbell University and the new Detention center. I know, I used to live in the Dunn-Erwin area for 18Yrs.

      Cary is mostly people from out of state like me(Ohio) but I agree I think our NY and CA implants need to cool thier jets a little when driving.

    Great video! I bought a home in Morrisville last year. I know as part of your videos there has to be a negative but those aren't really negative and shouldn't turn people away. As for airplane noise, this was one of my main concern moving to Morrisville but I barely hear them or gotten use to it inside my home. I hear train noise once every midnight which noticeable...OR car mufflers that are louder than airplanes flying over. Morrisville is growing so maybe I shouldn't have provided this tip to keep people from moving here. :)

      Thank you. We've had some people very sensitive to airplane noise so they won't live anywhere near the flight path. Not all areas are loud though.

    Enjoy your insights! Ha, I live in Fuquay and we need to travel OUT of town to find good restaurants. We are known for many breweries here. Traffic is awful but I simply love this town. Did I mention we have a lot of breweries?

      We talked a bit about them in the video we did tonight. They are all much less expensive and less competitive when buying a home. They have a slower pace of life, a lot more rural feel, and about 45 min to 1 hour from most of Raleigh. Definitely good options to consider!

    Definitely not gonna find any southern charm in Cary because it’s the (Containment Area for Relocated Yankees) lol that’s the first joke I’ve heard moving to Raleigh and I’m a yankee lol. Southern charm in Raleigh is hard to find these days.

      Moved to Raleigh in 1992! Was in Time Magazine as the place to relocate to. Lol I was in my early 20 back then. Seemed like a college town to me and can remember when 440 was being built. Nothing in Wendell or Knightdale. Starter homes being bought by young people for under 100,000 back then.

    Living in Youngsville I gotta say it has a lot going for itself! The downtown area actually has a lot of fun, from the Yacht Club to Burnt Barrel there is a nightlife. There are new restaurants and shops coming in and we are close to Franklinton and Louisburg where their cute downtown areas are growing everyday! Yes it is a further drive to Raleigh, but the atmosphere and people make youngsville a great place to be!

    Surprised that you knocked Holly Springs for its distance to Raleigh. I live in Holly Springs and it takes me 15 min to Raleigh going on 401. We also have 540 so getting to RTP is easy.

      Downtown Raleigh to Downtown Holly Springs is a 25 minute drive, more if there is traffic. Cary, Apex, Garner are all less drive time to downtown Raleigh. So it depends where in Raleigh you’re commuting to. West Raleigh or South Raleigh isn’t bad at all.

    No mention of Chatham County Chatham Park. This 40 minute drive across 64 to Raleigh is one of the last real rural counties close to Raleigh whose quaint town of Pittsboro has the southern charm and county low low taxes none of your other locations can compare. Closeness to Chapel Hill/Durham area in addition to Raleigh makes it a desirable location. Home prices also probably lower than all the rest you mentioned.

    I live in garner nc. I think you wrong we got plenty restaurant around. We have white oak shopping center we got lots of places to walk and lakes. Believe me is plenty to do in garner

      Compared to most other suburbs, Garner has very little in terms of independent restaurants and shopping. White Oak is mostly chains. Fortunately being so close to DT Raleigh, you have tons of options nearby.

      It was so sad to see beautiful wooded areas in Garner torn down for a Panera. Garner has great coffee shops (Full Bloom and Aversboro) and is so close to the best parts of Raleigh, but I’d have to agree that there are limited options for dining. Best to drive into downtown Raleigh.

    Honestly, Wake Forest, the city planners didn't plan for that amount of people to move into that area. Traffic sucks. The City built the homes but they didn't build the infrastructure to handle it.

      We moved to WF 3 years ago I’ve Been in places way worse in traffic until now it’s not that bad but in the future nobody knows with all the developments in the area . It’s so convenient and safe 😊

    I have to say that Holly Springs now has some great restaurants! Osha Thai, Vieni, Mama Mia, Pimento Tea Room and others. In fact, the Blind Pelican just had a viral video of their bloody mary/seafood masterpiece that people in Vegas are telling me about! I did think its funny that the positive of Holly Springs is that its close to Cary or Apex, lol. After all these years of having to drive to those towns to eat or shop, its so nice NOT to have to go to those towns! We've grown enough that I can get what I need in town.

      I'm a Garner native too (47 years). Garner is still very southern. If you peel back the outer layer of transplants and newer shopping areas, it's very much an old boy town underneath.

      It’s right between Cary and downtown Raleigh, so great location to have access to both. Lots of older homes. Definitely a good value considering the location.

    I think that you need to change your wording. For some people no night life is OK! Driving 30 minutes to a grocery store that they like is ok. I just bought a house outside of Sandford coming from South Durham. I Know I'm going to have to drive a little bit for some of the conveniences that I'm used to but that's ok! I LOVE my house and didn't have to pay WAY TO MUCH!!!

      Never said everyone wants nightlife. That's why we say rural can be a pro or a con depending on who you ask. There are a lot of people considering Sanford now with the Triangle getting so expensive.

      Wilmington and Asheville are far more laid back than Charlotte and Raleigh, while still offering much in terms of entertainment and quality of life. There are fewer job opportunities though.

    JOCO is growing just as fast. This area has lost all charm. I moved here for the beautiful countryside and it's almost all gone. Traffic is bad and getting worse. Such a shame.

    I will never understand the attractions to Cary. I was born and raised in Raleigh and Cary has always seemed overrated to me. There’s nothing there that you can’t get anywhere else in the triangle. I just don’t get it.

      @@oviconstantin3782 Chapel Hill-Carrboro is literally ranked as the best school district in NC. Cary is part of the Wake County School District which is ranked 8th so please explain what you mean by “School District.”

    Let's be honest. Most of the negatives mentioned were a reach. Like how is Cary's negative being lacking southern charm? Really? Sure there are "cuter" historic downtowns in surrounding towns but it's nice to see all their differences when you visit each. What you left out about Cary is the extensive park and Greenway system that is unmatched in the region. Cary is prioritizing green space and the green canopy of the town so much that it is transforming a significant portion of its downtown to a huge family park adjacent to a brand new library, cultural arts center, elementary school and historic churches and farmers market. Cary has USA Soccer, an incredible Tennis complex, the Koka Booth Amphitheater, numerous lakes, and on and on. The central location is amazing. 15min to DT Raleigh, 10 mins to DT Apex, 25 mins to DT Durham, 16mins to Jordan Lake. One actual con to the towns southwest of Raleigh is that the 540 betway is a toll road. Lastly, for context if you are from the NE or California, and thinking about moving here, the "traffic" mentioned here is a non-existant when compared to DC, NYC, Chicago, or LA.

    I only go to Raleigh for the state fair. For one day. Then back home- I’m from Charlotte. Other than better higher education, there’s absolutely nothing that would make me want to move to Raleigh. Every time I visit, I’m shocked at how little you can do there. Outside of Raleigh it’s just a giant subdivision filled with hipsters and adult-children who act as if they’re better than everyone in the world. Raleigh is extremely boring and overrated. No wonder the city still has half the population Charlotte does.

      @@WaysaandMeans I know several people who moved out of Charlotte because they didn't like it there (by the way, I grew up 75 miles from Charlotte in SC). Charlotte is definitely overrated and the only reason why it's bigger than Raleigh is because of annexation differences between the two cities. Now, look up the population between Mecklenburg County and Wake County and tell me which county is the biggest, and which one has the biggest school system. Stop acting like Charlotte is an Atlanta or Miami, it's nothing but overrated and congested.
