I certainly hope you're right on on housing price increase in VA. Bought a townhouse in Springfield for $415 in November and should have 12-14 years ownership of it. As for mortgage rates tho, I'm not so sure about going under 6. Fed backing off rate cuts more and more. I just wanna get already a 5% VA loan refinance by 2026 ideally.
I won't feel comfortable finding a house here till a 2 bed 2 car garage cost 400k or less ..... hell 300k or less costs are just too high for what you get I could get land and build a house or barndo for less but I can't find land for sell at a decent price either lol
Since I've bought a home in Springfield va November 2023 I've seen similar homes near me keep going up in price. Back in my hometown of KY tho they've went down a fair amount. A friend of mine home searching in KY has noticed anywhere from 15k-40k decreases. Been complete opposite here in northern VA. Occasionally I see a place go for more reasonable prices, but certainly no decrease thus far

This is almost a worthless video, Northern Virginia is not special or insulated from pricing falls
