All those hard edges, no plaster, and nothing except the brick courtyard to harken back to the era it was built. To each his own.
I couldn't agree with you more! I've made that same comment almost every time I watch what they did to the insides of all these amazing old brownstones. They took the charm out of it. I would have loved to have seen it before they ultra modernized it...
Be careful with the white marble countertop. I had the same thing in a bar and it absorbed everything….juices, wine, etc, Gorgeous but not for people who actually cook..

If I had 85 million to spare and was considering buying this property, I think I'd regard the interior as a blank canvas waiting for me to put my own stamp on it. Having said that though, I do actually agree with you.
The house is gorgeous, but man, if I had 85M, I'd buy something with a lot of land so my dogs can run around free, I can take walks on my property and park my car(s) in a garage. Also, while I love the sight of those stairs, with my bad knees I'd probably only go up 1 floor and be done with it. 😅Good thing there is an elevator. The entire home seems to be meant for more than just one family, or maybe several friends living together? But all floors are connected so there is no privacy. The open plan looks odd to me. Living with your parents in their penthouse is one thing, but having no privacy because they can walk in anytime is another. Maybe the penthouse is for the butler and the maid or something? Still, I hope the floor can be locked. I miss an actual library. A home like that should have one. Lastly, 2 more floors underneath it all? Why? What on earth are you going to do with 2 more floors? Wine cellar, cinema and gym? There is plenty of room in the house to make all that on the existing floors if you get rid of all the random seating areas. I'm absolutely baffled.
Some years ago I met one of the 1% at a horse event. She described her home that is across the street from MOMA, and her horse training farm in NJ. They don't restrict themselves to just one home in the City.

Or it’s an old money family. As for the closets older people purposely keep their closets basic & made out of cedar for bug/pest control. Having cedar closets reduces, if not eliminate, the need to spray pesticides and/or use mothballs. Somehow that fact has escaped common knowledge in the last 40 or so years. Before 1980 you’d never see a fancy house or mansion built without cedar closets. Most old trunks have cedar in them as well.

The background story definitely explains a lot of the design choices. As I watched the video I kept thinking that a house this huge just doesn’t seem to be set up for a family with children. The master suite is beautiful but the other bedrooms are all set up like guest bedrooms with no closet space leaving one to wonder where would a family with children store all the toys, kids clothes etc. Answer, they wouldn’t because the original design wasn’t meant for that. It was clearly set up for a couple that entertains and has no intention of having children or their children are grown.
The price is laughable. The renovations are meh - no retention of the original woodwork --- a kitchen that is a complete non-starter, and finally, it seems clear someone ran out of money. Will not sell anywhere near 85 million. But that is my point of view. Wishing the Sellers all the best!
$85 million for a house is a lot of money especially when you’ve got the tiny kitchen situated in the middle of the house with no natural light coming into it and I did notice the lights were on in the kitchen to get some light.

the pool and outdoor spaces are just lovely. It doesn't feel like NYC. I find myself drawn to the little nooks and cozy spaces on the property. I imagine it really shining during the holidays with the whole family in there. It's gorgeous!!!
I dont want to be the negative person, but this property makes no sense. 85million is a lot of money for a house. It really is. The interior designer did a nice work. But. While this is a completely NEW building, there is no parking, master bedroom has zero privacy, and the floor plan is very messy, especially i do no understand the random pillars, strangely shaped walls etc... (11:19 what is the box up there on the wall?) popping out all over the property. "Office" with no doors? Why? What kind of people are supposed to live there? A single guy in 8 floor house? If you have family, kids running around, do you really want to have an office with no doors across a game room? It does seem the house is way overpriced. While I love the architectural design and the terrace garden, I'm not as impressed with the interior. What bothers me the most is that half of the ensuite bathrooms lack windows, which is simply unacceptable.😒
There are good bits and there are not so good bits. On the whole I agree with what you said; a lot of the layout doesnt seem very well thought out at all. For me though, it's the garden. If I was wealthy enough, the whole reason for buying a house instead of a penthouse would be to have a garden. And I dont think being in close proximity to Central Park really makes up for that. You don't spend $85m on a property to then have to share your garden with the rest of the city.

I live near this, it was a French couple who built it. It was a multi-year terror to their neighbors, as they drilled stories into the hard rock ground causing vibrations and chaotic noise blocks away. No wonder they decided to sell it, they would be have been pariahs.
Apparently the couple who had this house build tortured the neighbors for 7 years with all the construction noise. It was so bad that a lot of people around had to move out of their homes (there are several articles on this). Whoever buys this will have to deal with some serious resentment.

@m.s3798 - The gentleman said that the house was "staged". Furniture definitely was not impressive. The whole house is disjointed, and thankfully they have elevators, as those stairs are super scary.
It looks like it’s been renovated on the cheap for a quick sale. If it took five years, I’d say the renovators had trouble raising funds at various points
@@ltandrepants You tear everything out that is inside, make sure that the street facing outside wall still stands and then you dig a deep hole behind it and then you bring in the concrete trucks. Done. Not that many time consuming decorative things in that building. So five years is a long time to build something like that. It might take you five years to get the permits to build something like that, but that is normally not added to the construction time.
The "home" was intended for a London based hedge fund manger and his "singer" wife. They divorced during construction. The five years of jackhammering for the pool and the unfinished levels below, and blocking the street traffic already has whoever buys "it" on the wrong side of the neighbors. There were a few stories in the NY Times.
Window a/c units are very typical in Manhattan. Take a walk up CPW some time and you will be astounded by the proliferation of them, even in such storied buildings as the San Remo and the Dakota.
I feel that as a private chef who may have to work in this space, a lot is lacking in the context of having space to prepare for and throw great parties. I wish designers would call upon the great estate managers and private chefs to help create impressive, enjoyable, and purposeful spaces for those who own and expect to get to dollar rental prices for these properties.
You're gonna have a hard time befriending your new neighbours... Can you imagine the noise and general annoyance from excavating two extra floors below ground beneath an already enormous house, just to have a gym. 5 years of renovation...

I read a lot of critics here. Personally, just for dreaming, I found this house one of the best in NYC. It's large, it has every kind of amenities, it has green, terraces, views. 85M is huge amount of money but less than some penthouse for 100 or 200M to live trapped a thousand feet in the sky, with no opening windows, no terraces nor escapes.
I walk by that street often, and the residents went through hell for years with all the construction that went on, especially with the extended subterranean excavation necessary for the swimming pool. And if $85 million seems like a lot, try the $238 million Ken Griffin reportedly paid for his penthouse at 220 Central Park South.
Big difference 220 Central Park S. Across from the park, will always command a higher price. As others said 85 mill can get you a lot of property elsewhere in the city with parking and other amenities. Nice home !

@MrShanemcloughlin yes! I instantly thought of their heating and a/c bill. I have super high vaulted ceilings in my 900 sq ft apartment, and my bill is in the 200's even with my fire place, it's either hot or cold all the time in the main living area. Idk who would want to take this on.

The kitchen sank the whole house…Dark, enclosed , and You have to walk a lot for prep’s . I mean, cheap looking cabinets, the mezzanine and the space emits the feeling of an abandoned hotel or a medical facility with waiting areas. And the fireplace….
At 85 mill you probably do not drive yourself. The chauffeur will find the place to park the limo. House is very nice but would be better in a country setting with some grounds which means privacy also. Love all the Palladian windows. Obviously the house will sell to someone who has a get-a-way place but wants/needs a city residence.

Wow, 8 floors!? You can play hide and seek in there even without trying. I love that wall paper in the great room, don't miss the stone at all, and perhaps deliberately so to cut the bling blings and add to the cozy homey feel.
Very nice tour. I only wish you had allowed us to see what it looks like at dusk/nighttime with the garden/exterior illuminated. You should always include a brief tour of the main areas at dusk or nighttime. Nevertheless, I love this home.
That's a beautiful brownstone house :) not surprised by the price tag though by the sheer scale of it I wonder how big it was originally though. I also think it might be a landmark or heritage home as well. I wish they would have kept more of the original interiors. The stairs and window seem to be the only bits. Thank goodness there is also a lift as well. it would suit a multi- generational family I think would make the cost spread over better. Well done Matt and Summer :)

Was there a whole house reverse osmosis water filtration system? Infrared sauna? Screening room, audio enhancements, hidden screens to replace TVs in main rooms. Highlight those features, please.
Add privacy and the original houses chatecter to the missing list. This place fels soulless for a NY brownstone. And nothing of the fixtures and fittings seem quality, even the bespoke kitchen. Very disappointing.
I love the house, but what struck me as someone mentioned, the owner with the means to buy this house would want security. Yes there would be staff, and you could hire a guard but isn't security layered, it would be hard to protect the owners family guests in this house. Just my thoughts,

How usable are the (not shown) two lower basement floors ? Efficiency of ventilation ? Water inflitration (sea is not very far) ? Why one of thses two underground levels has not been used as garage, with a car elevator to street level ?
I think you might be missing the true purpose of this home. They dug down over 50 ft. And two levels are “unfinished”. The purpose of this home is to make a huge survival bunker in the middle of manhattan. That is why this place is really 85mil, and also why it was not shown. Manhattan shist is some of the hardest rock in the world, but you have to dig down deep enough to get to it. I used to live in NYC. Was born and raised there….
That's an interesting hypothesis, and probably true! You'd think they'd show the unfinished rooms because a prospective buyer would want to see what canvas he's got to work with. So you're probably right. If this was my house, I'd have a few elevators for my cars to hide them below, and lots of other stuff. But the bunker is a great idea, hide it in "plain sight" ala where nobody expects it

The background story definitely explains a lot of the design choices. As I watched the video I kept thinking that a house this huge just doesn’t seem to be set up for a family with children. The master suite is beautiful but the other bedrooms are all set up like guest bedrooms with no closet space leaving one to wonder where would a family with children store all the toys, kids clothes etc. Answer, they wouldn’t because the original design wasn’t meant for that. It was clearly set up for a couple that entertains and has no intention of having children or their children are grown.

The price is laughable. The renovations are meh - no retention of the original woodwork --- a kitchen that is a complete non-starter, and finally, it seems clear someone ran out of money. Will not sell anywhere near 85 million. But that is my point of view. Wishing the Sellers all the best!

I dont want to be the negative person, but this property makes no sense. 85million is a lot of money for a house. It really is. The interior designer did a nice work. But. While this is a completely NEW building, there is no parking, master bedroom has zero privacy, and the floor plan is very messy, especially i do no understand the random pillars, strangely shaped walls etc... (11:19 what is the box up there on the wall?) popping out all over the property. "Office" with no doors? Why? What kind of people are supposed to live there? A single guy in 8 floor house? If you have family, kids running around, do you really want to have an office with no doors across a game room?
I seriously do not understand this kind of properties, what is the perfect buyer for something like this? A billionaire, who does not own cars and rides subway, has no family yet need 8 floor house with dozens of bedrooms, and does not care about privacy?
It does seem the house is way overpriced. While I love the architectural design and the terrace garden, I'm not as impressed with the interior. What bothers me the most is that half of the ensuite bathrooms lack windows, which is simply unacceptable.😒
There are good bits and there are not so good bits. On the whole I agree with what you said; a lot of the layout doesnt seem very well thought out at all. For me though, it's the garden. If I was wealthy enough, the whole reason for buying a house instead of a penthouse would be to have a garden. And I dont think being in close proximity to Central Park really makes up for that. You don't spend $85m on a property to then have to share your garden with the rest of the city.

@@jd1933 These were originally built as single family homes when the main mode of transportation was a horse drawn carriage. You had a separate coach house for your horses and carriage. Today you could buy an old coach house that is converted to a garage or park in a nearby parking structure and your driver picks you up at the front door.

I live near this, it was a French couple who built it. It was a multi-year terror to their neighbors, as they drilled stories into the hard rock ground causing vibrations and chaotic noise blocks away. No wonder they decided to sell it, they would be have been pariahs.

Done. Not that many time consuming decorative things in that building. So five years is a long time to build something like that.
It might take you five years to get the permits to build something like that, but that is normally not added to the construction time.
On the cheap? Nothing about this looks cheap, other than the tiny kitchen.

The "home" was intended for a London based hedge fund manger and his "singer" wife. They divorced during construction. The five years of jackhammering for the pool and the unfinished levels below, and blocking the street traffic already has whoever buys "it" on the wrong side of the neighbors. There were a few stories in the NY Times.
So much potential. The designers could have gone for classical and timeless but went with a modern esthetic that will look dated in 5 years.

I feel that as a private chef who may have to work in this space, a lot is lacking in the context of having space to prepare for and throw great parties. I wish designers would call upon the great estate managers and private chefs to help create impressive, enjoyable, and purposeful spaces for those who own and expect to get to dollar rental prices for these properties.
Exterior is magnificent. Shame that most original interior architectural details were gutted.

And if $85 million seems like a lot, try the $238 million Ken Griffin reportedly paid for his penthouse at 220 Central Park South.

Wow, 8 floors!? You can play hide and seek in there even without trying. I love that wall paper in the great room, don't miss the stone at all, and perhaps deliberately so to cut the bling blings and add to the cozy homey feel.

Very nice tour. I only wish you had allowed us to see what it looks like at dusk/nighttime with the garden/exterior illuminated. You should always include a brief tour of the main areas at dusk or nighttime. Nevertheless, I love this home.
That's a beautiful brownstone house :) not surprised by the price tag though by the sheer scale of it I wonder how big it was originally though. I also think it might be a landmark or heritage home as well. I wish they would have kept more of the original interiors. The stairs and window seem to be the only bits. Thank goodness there is also a lift as well. it would suit a multi- generational family I think would make the cost spread over better. Well done Matt and Summer :)

Was there a whole house reverse osmosis water filtration system? Infrared sauna? Screening room, audio enhancements, hidden screens to replace TVs in main rooms. Highlight those features, please.
Add privacy and the original houses chatecter to the missing list. This place fels soulless for a NY brownstone. And nothing of the fixtures and fittings seem quality, even the bespoke kitchen. Very disappointing.
I love the house, but what struck me as someone mentioned, the owner with the means to buy this house would want security. Yes there would be staff, and you could hire a guard but isn't security layered, it would be hard to protect the owners family guests in this house. Just my thoughts,

I think you might be missing the true purpose of this home. They dug down over 50 ft. And two levels are “unfinished”. The purpose of this home is to make a huge survival bunker in the middle of manhattan. That is why this place is really 85mil, and also why it was not shown. Manhattan shist is some of the hardest rock in the world, but you have to dig down deep enough to get to it. I used to live in NYC. Was born and raised there….

85 is a bloody joke!!! This property is worth 35, 2k psf at most. The staging is an insult, this should have been 8.5 M if it were actually worth the asking price. 😅
