      I’m confident at some point there will be something built behind that wall on the currently vacant land. The land development is going crazy in Arizona with new home subdivisions and apartment complexes seeming to pop-up all over. When I spoke with the manager of the community after this video she informed me that the last she had heard the land was owned by a company who planned to use that land for commercial purposes (some type of home accessory, sunscreen manufacturing) but was not exactly sure and did not know current status. If someone is concerned about what will eventually be behind that wall, it would be a good idea to do more research before buying. The street on which this community is located currently dead ends at the entry to the road that leads to the landfill (you can actually see the landfill in the distance when I show the view in the back). I asked the manager and the owner if there was any issue with smell. Manager told me that the actual landfill is about a mile away and that odor has never been a major issue. She did say that the trucks that drive to the landfill who do not have their loads adequately secured have debris, etc. that drop off the trucks and that they regularly have their maintenance person go to the street to clear. The manager also told me that I should disclose to buyers that there is a lot of uncleared brush on that lot which was not shown in the video. I asked the seller if they ever had an issue with smell from the landfill. It was disclosed that depending on the wind and when they turn the landfill (about once a month), they will occasionally notice odor but that it has never been anything that has bothered them. I have been to the property a few times now and have never noticed any bad odors. I have taken more photos of the land in the back both from behind the home and from the perimeter of the back lot to the perimeter of the community,. We always encourage prospective buyers to speak with the community managers directly, review the rules/lease agreements before they enter into an agreement to purchase.     Not just a mobile . . It's a home! . . Very nicely appointed and extremely neat and well maintained , this is truly turn-key . . Too bad the little pup isn't included . . So cute!

    It always blows me away when I see how much they want for the property the place sits on. $647.00 I feel is ridiculous!

      I want some place I can pay cash for and own it outright. With this house you're paying alot of money for just a place to rent. In Happy Trails in Surprise,AZ it's a senior park but when you buy you also own the land it's on. You get a deed of ownership. HOA there is $120.00 per month. They take car of common areas like roads and pools.

      I' m in Northern California, space rents are $700 and up, some $900 and $1000 and utilities on top of that, and mobiles selling like hotcakes.

      @@lindagraham178 I don't understand why someone would pay $80,000 to $100,000 for a mobile home then pay space rent on it for ever. You never really own anything. Even if you own the home if you don't pay the space rent you could lose it very easy. My mother owns a single wide in a park in Camarillo, Ca. Her space rent is $1100. Per month. And it goes up frequently. The only way id buy a mobile home is if the land was included.

      @@davidfulkerson1187 I agree with you 100%, you already know the situation with your Mom's space rent, these crazy rates are pretty much the normal in the Sacramento Valley, I thought serious about a mobile, in a park, and came to my senses, there are some priced in the over $250,000 and above and they are older than dirt.

      Lot fees like everything else goes up every year. also management did things to the lot I didn't approve of but couldn't do anything. I live at another site like this.

      Be great if it wasn’t 114* outside…it may be dry heat but here in the San Antonio area the humid rarely gets below 75-80%

      Yes, I remember when annual lot rents were only $1800 per year. We have to figure out something for affordable housing.

    Very nice and unique property in that so much space was allocated to the two bedrooms. Sounds like the perfect floorplan for a special group of buyers. Also, because the owners are going to be RV'ing...the future buyers are going to get a windfall of all those beautiful furnishings. Prefect property for the right buyers.

    Wait a.minute there is a palm harbor Florida trailer park home i thought you were showing us that one.. never saw a trailer park in AZ. The one in Florida is just as clean paved roads leading in and out of park. A very attractive park just like this one..

    Looks very clean and well maintained..also very cozy..it is for sure worth the asking price but I could no way afford all the fees that goes with this..to bad land was not included...on another note I look at this and then see all these people squeezing a family into a tiny home and paying way more than this..so I don't really understand that tiny house movement...

    Love your videos... We are starting the search for our own winter home and are finding them very informative. I notice that often there are comments from those who find the monthly rates high. It may reduce some of these if you were able to link to a community website in the description which would highlight all the great amenities which are often included for the price. Certainly I would appreciate knowing the community name as that is certainly a large factor in deciding to pursue a property in this category (or is there possibly some specific reason you consciously omit that info)?       One of the reasons we began omitting the specific locations (starting about 14 months ago) is due to privacy/safety concerns expressed by various sellers and community management (as YT is a widespread public forum and reaches people not just interested in purchasing homes). There are multiple other on-line options which display community names/home locations if someone decides to search. If a prospective purchaser contacts our office we are happy to disclose.

    Very nice home, how ever these lot fees without even including trash seem high. Can't do any kind of normal home loans. Would rather own the land/lot and pay an HOA fee.
    Are there any of those types of homes for sale? Or do you only list land lease homes?

    I lived in my own mobile home on my own acre of property in the 70s in Texas. It was great! But I would NEVER Lease or rent land to live in a mobile home. It's ridiculous!

      @@didibolter9362 I live in Texas and I live in a mobile home on private property and I have to spray my home with fast cap that I ordered from Amazon which is a commercial type scorpion killer spider killer kind of thing and it works because since I've moved out here in the last 3 years I have probably killed 12 or 13 scorpions more inside and outside at night time I get a kick of going outside with a green light and killing the scorpions and I have been stung in the last 3 years about four times inside my home. My dog was stung one time. Spiders we have wolf spiders here in Texas and it kills those spiders as well. So Arizona isn't the only place that has them Texas has them too and I

      I used to live in San Antonio and there are mobile home parks in San Antonio that actually have listings for mobile homes for sale three bedrooms two baths go for about 54,000 or less depends on how big of a house you want and they are not 20 years old either they are newer within 5 to 10 years and even newer than that

    If you capitalize that land lease, someone is making a fortune on desert sand. The idea being you pay cash for the home, then the land lease doesn’t seem quite as bad as it is.

My son used to do pest control and he would come out and spray my house with fast cap and it's something you can order online it's a concentrate you have to mix in a gallon sprayer. It kills scorpions and you don't see them for about 3 months. Where I live I have been stung about four times in the last 3 years inside my home but so far this year I have only seen four scorpions in my house so I need to spray again I haven't sprayed in about 3 and 1/2 months so you've got to keep up with it. I hate scorpions they are the worst after being stung several times by them I have learned that they are evil and I don't like them LOL. Snakes dry areas are prone to have snakes just like Texas where I live we get Rattlers and we get copperheads. I just make sure that like in the area where I live that I keep my grass cut really short they don't like to be out in the open. And also we have an exterminator that does have a snake type extermination that will keep the snakes from coming in your yard there's something about what they use that the snakes don't like

      @@vickystevens6123 I have only seen one scorpion in my life and that was on the Big Island of Hawaii in the Volcanoes National Park, and wow, did that thing ever look mad, it was walking with 2 women, side by side, right next to a lady's tennis shoe. I was walking behind them because they had a flashlight and it was to dark to see without one.

      Yes, this is located in a land lease community. You said that someone can get a 3BR/2BA brand new home for about the same price. I was just curious where you have seen a 3BR/2BA new home for about the same price located recently. In a land lease community? Home only on a dealer lot? In Arizona?

      Lol...The resale of manufactured homes in 55+ communities has gone crazy . I bought my manufactured home in July of 2020 for $20000 and can sell it now for $60000.
