Construction prices for homes or unique rentals can be very expensive these days. Here are the Top 5 unique home build options that can be built for less than $100k: 1. Garden Shed 2. Aframe Kit 3. Container Home 4. Geodome 5. Custom Tiny Home. I've built all but one of these and they're DIY friendly as well as easy on the wallet if you don't go crazy with finishes. And before anyone complains about price per sq.ft., smaller homes will ALWAYS have a higher cost because you have basic sunk investments that are required no matter what size home - i.e. utilities, kitchen, bathroom(s), roofing, etc. The first 700 sq.ft. of the home is always more expensive. It gets drastically cheaper the larger you go (within reason).

land cost plus + septic and grading puts you in at around 30 - 50k I'm finding it very hard to do under 100k right now but am getting close at 115 - 120k and I'm outsourcing a lot of the contracting so its definitely possible to do under 100k if you do the work yourself.
Yeah, the land and utilities are always a big money sink. Glad to see your numbers are coming in the ballpark though!
I have 35 acres with 3 sheds we are converting to awesome tiny homes. Near mountain bike park and rivers for float trips. It’s so rewarding to build and can’t wait to cash flow these babies

I'm relatively experienced with building/renovating, and your pros/cons are spot on. Including for containers, even though I'm container ugh. If you have knowledge of building, always cheaper to go that route, but if time or experience are issues, your other recos (well, not containers - too many issues to address) are great for a first time builder. Also, costs are always a problem when building, so a prefab helps somewhat with that.
Crazy, I stayed at the first one a year ago, and it made me want to build a tiny house

If you want a big home for under $100K, then look into repurposing a grain bin. There are grain bin houses out there (1500-2000 sqft) that have been built for under $100K.

My man Kai, what about the historic Yurt? Highly functional and I believe you can definitely get below $100k for a full build out.
Yeah, that’s definitely an option. I’d group that into the geodome category.
Just wondering, Kai, have you ever considered building a Quonset hut? The shell is cheap and it’s kinda cool and quirky, a little like an A-frame in that regard.
Seems to me it would be more cost effective to stick build and then trim and side with the same metal they use on containers.

Yeah, you’ll need to hire a geotechnical engineer to get a land study done.
The A Frame seems like the cheapest possible exterior build, roof eliminates half the walls.
Some of the kit A frames are obscenely expensive though.
You could do it yourself for half the cost of just the kit materials.
