    FANTASTIC perspective. This is exactly how I see my tenants. They are my partners in business. And they know that anything that needs to be addressed will be done so immediately.

    Great video Matt! One thing that amazes me in this age of technology is that people like Kasey W. who learnt the tricks of the trade over the years are so willing to share their experiences with people around the world. I am especially impressed that he doesn't mind saying that he was "screwed over many times" and gives us tips to avoid making the same mistake. Really thankful to Kasey and you for sharing all this information freely with us and hope that you do well for all the good karma :)!

      @@mikenowicki9042 Thanks but it's not really that exciting, it's just one unit that I purchased in a multi building. I'm on the get rich slow strategy. I'm in a small town outside of Kelowna BC Canada.

    good stuff Kasey! Every place is different. I live in Phoenix...low supply, high demand. I disagree with the no credit check in this situation (i demand). It is the best way I have found to find great tenants and actually long term tenants. I love going to their current spot to see how they live. They mark non-smoker and there is a pack of cigarettes on table on smoke smell in house.

    How amazing is the contrast between how Kasey was portrayed as a landlord by the .03cent media story and how the real Kasey actually cares about his properties and tenants to the point where he's up front about damage costs and even willing to pay tenants for their troubles if they have to go out and purchase something for the unit!
    A true professional in every area of the business! Thanks for sharing Matt! We use pretty much exactly the same methods for screening except we add in a prescreening questionnaire before even releasing the full address of the unit.
    This actually ends up eliminating roughly 60% of the initial inquiries just on the simple fact that they don't fill out the 7 questions at all. If you can't be bothered to respond to simple questions like, why you're looking to move or what kind of pets do you have, then we're not going to spend our time trying to start that relationship either.
    We have always felt the exact same way that Kasey described it, tenants are our business partners. Our focus is to make sure we have healthy open relationships with our tenants to create a mutual respect that will last.

    Good stuff. I like calling number and see if reference is fake. Also going to their current place to sign the lease, find out how they're living. Good idea. More of Mr. Wong would be great.

    Had 2 OW tenants, both were delinquent. The rent didn't come directly to me. They screwed me over. I decided to go with a rental agency, Speedy Rental Agency. My tenants are amazing! If you're like me and can't manage all of this on your own, hire a rental agency with a good reputation!

    What if after 25 years the tenant doesn't hand you back the keys and you have a tenant paying 30% of market rents that kicks the shit out of your cap rate and your building isn't worth anywhere close to where it could be if it were empty?

    interesting...treating folks on assistance any differently than those with jobs is 100% illegal in NYC. A landlord would not be able to require anything additional of them if they are not asking that of those with good jobs. Income is a protected class here like race and religion.
