Good video in the spirit. You articulate the issues very well. I would hate if that were my roof. The shingles look pretty new but unfortunately ineffective as installed. What was the homeowners reactions and response to being told they need a new roof?
My 16 year old roof got a leak from a misplaced roof nail. Exposed, in the plywood seam and center of the rafter span. I'm not complaining though, Florida weather and still have a few years left on it!
Ok, I’m dealing with this exact situation this weekend. Valley repair - possibly. Roof over. Also have a vent near the valley with about 6 sf of rotten plywood (caused a short circuit below)
People would critique me from calling it the wrong thing. I've found that most people in different parts of the country refer to it as different things.
thats why there is library books n city codes to use it as a guide, valleys are the hardest, the tear over is easy, the enviroment pollution n money, 2 layers calls for a machine side ways starting from the bottom, up, it can be done by hand labor just need a easy roofers steep long handle shovel , long thick knife blade to cut the overlapped after the nails
Is there anything in particular with the edges of the roof, I understand the purpose of lifting vents and flashing arund walls and chimney when doing a roof over. I guess what i mean by edges is over the starter strip. Enjoying your videos.
Really do appreciate your videos. I’ve watched my fair share of them now. Don’t want to do a roof over by myself unfortunately, with the cost of everything that’s where I am. My concern is flashing up to stucco wall. I haven’t found anything on that just yet I’m assuming you don’t have much stucco in your areaanybody’s got any pointers for that I’m all ears
Look like 3 layovers to me. I am not a roofer though. What if they had put Polyurethane around the roof boxes. Like the stuff that goes in a cars windshield?
I just had mine quoted. 38 Square was $15,800. It would have been more because I had to replace 3 sheets of OSB. I also replaced 2 skylights. I have just under $7,000 in materials.
How many layers can you install? Shingles are not light and in the Mid Atlantic we occasionally have big snow events. I assume Roof structure is designed for a certain max weight capacity?
Usually no more than 2 layers is what they say. Sometimes you might see more than that though. I'm from the Mid Atlantic I live in Maryland. I work for my uncle's roofing company and the most layers I've helped tear off was 4 layers of shingles on a house the first year I started working for him. All of the plywood at that job had to be replaced.
I just installed architect shingles on a 3 car garage(12 sq). Tore off the old 3 tab as the roof was 1/2 plywood , 24 on center 2x4 truss. Town said weight was an issue for a second layer and had to get a permit to install ice and water on the eaves.
Seeing all those nails through the drip edge... Smh. Then seeing a two layer that is just past its due its gotta Go and start new and get 20 yrs on a new roof if done well.
It looks like you run into the same issues on a lot of roofs. It's a little frightening to consider that there are so many people that will actually waste good materials like this, especially with the cost these days. Turns my stomach
Brian can you tell me if the permit to reroof my home would be provided to me by the contractor.? And if not would the permit be held by my city office.
It's hard to tell, it can be different in different places. Here in my Hometown there are no permits or inspections required.. In other areas permits and inspections are required we obtain them.. Some contractors make the homeowner. Other areas like Marion County The permit needs to be pulled by the contractor doing the job. As far as where you would get it, it might depend if you're within city limits or county. For example just North of Kokomo if the roof were in the city of Peru it would be the city building. If you're in the county where Peru is it would be the county building. Again it just depends on where you are and what they require.
More and more towns are requiring permits to assure ice and water is installed…At least in upstate NY, did a roof recently in Pittsburgh PA , no permit required…I installed I & W also used deck armor, not felt paper…
Why don’t u just repair the entire section or both section since it’s a valley and just warranty that area and throw a high price has nothing to do with being a reputable company . Like the other issues u found aren’t leaking yet so that’s not your concern just the leak that’s going on right now (the homeowner will eventually find out that they need a new roof if they don’t decided to do it after u tell them the first time)
I just don't trust two layers of shingles. Roofs have load ratings depending on where you live and shingles are HEAVY, your roof was not designed or built to support 2 layers of shingles.
True I would not recommend installing a second layer, too many variables to consider like thickness of the plywood or decking, also is the truss or rafters 16 or 24 on center? Weight of extra layer and if there would be snow load as well? Most shingle warranty would be lost or pro rated …
Wow. As a handy guy doing my own roof. This was a horrible job. I watch these to make sure I don't make any of these mistakes. So it is helpful.

Laps, nail pattern, flow, all the terms and principles of good shingling I’ve learned here and elsewhere.
Also tend to want to call the keyway a joint (as a structural engineer)

I belive the roof had a 30/30 warranty which means 30 yards or 30 seconds which ever comes up first.

If it was 3 layovers it would have 4 layers. 1 layover is 2 layers.
So how much would you charge for the whole roof tear off and new roof on the size of roof

They could at least caulked the chimney if they were gonna b lazy an not actually step it.
