This is great content!! I’ve been holding, flipping real estate for 5 years now, 11 deals in and you seem to be consistent with emphasizing how deals work best when they work for both parties. Real estate can be shady for sure and gets a bad name but I always think about how to approach a deal as a win win. Bought a single family in 2019, seller was 5 years behind on taxes, owned free and clear but house was a Total redo. She gave me the best hug at closing ever. 3 years later total ROI - 360%. Keep being a good dude bro, you give us a good name

There’s a beautiful lil motel about a block away, on the creek, with a nice lil bar, a swimming pool… just big enough to swim, with a nicely landscaped…. There’s so many ways to transform property.

Aloha Pace. Great find on this one. Just a quick question, with the seller having a VA loan on this and he's subto-ing to you, does that mean he would only have access to the leftovers of his maximum VA if he decides to buy another property with VA again? Hope I made sense.

@@jjsupremeorta15 ? A good agent actually provides benefits. Some suck yes, but that is with every industry. There are bad sales people every where and in every single field of work. There is a reason why 20% of agents do most of the business and the attrition rate is very high for RE agents. I have helped many many clients get deals they would have never got on their own.

Not that I heard, just that it was expired and they used a PML for it.
