    Perfect. My seller told the escrow to cancel “due to an emergency”, without telling me or my agent. No Notice to Perform or demand to close. I got the final bank approval to close on the loan so were ready to go then the listing agent called my lender telling him the escrow was cancelled. He was the one who reached out to me and my agent. Thanks!

      Yeah, that is not acceptable.

      You can demand that seller dude to pay the damage if you want to.

    What if its the Converging Laywers delay in the paperwork of lodging and now the buyer wants the cancel ? What then happens ?? But the only send a email to say they want to cancel now and nolonger want as the buyer had 21 days ?? Its been a wait of 10 months now Attorneys sayings they are busy with the paperwork and been signing documents everytime they requested them signed ?

    Hi good day so what happens if you only agreed to an offer and you cancel ? Must the seller pay for time that's been waisted after the cancelation

      A seller cannot just cancel. Unless the buyer breaches the seller is stuck. If the seller breaks the contract they owe the broker commission and are potentially liable to the buyer for damages.

      @@alidaplaatjies the offer is a contract. If a seller signs a contract they are stuck unless the buyer breaches.

    Actually there is a lawyer review 5-day period if the seller hires the lawyer to review the contract. During this period the lawyer of seller can cancel the contract legally. The problem is not many sellers hire the lawyer.

    I have a question. What if the seller didn't receive money from the buyer after 48 hours since closing? Can the seller cancel the contract? Oh by the way this is from the earlier closing, the final date of closing is 7 days away.

      The seller doesn't receive money directly from the buyer, everything goes through escrow. You said 48 hours since closing? Is that what you meant? The seller has not received any money 48 hours after closing escrow?

      @@BalboaRealEstate Correct. The buyer has not wired any money to the escrow company after 48 hours since closing.

      Refer to the cancellation section of the contract and look for a way out.
