The Whitley Heights neighborhood surrounding it is probably the most charming pocket of the Hollywood Hills, but I think being that close to the highway would probably be more of a drawback than an asset.

This property is almost like a stand alone townhouse. The one thing I really love about this property is all of the wall space in the living room and the bedrooms. No matter the sqft, so many houses in LA have wall to wall French or sliding glass pocket doors, or some LARGE OVERSIZED fireplace that takes up all of the wall space that you would use to put a TV on. There are even mansions that are 10,000 sqft or more that have absolutely no place to put a good sized TV on the wall if one at all. Which is so mind blowing to me that a house could be that big and there are very few places to put a TV on the wall unless it's a 40' inch screen or smaller. So when you invite people over to your 10 million dollar mansion and they ask why don't you have any TV's, your response will be, cause there's not enough wall space for one. But with this property you can have any size entertainment center and Large TV without any trouble.
The problem isn't so much that it's basic, it's that it's built into the back of a cliff on a very small lot, so compromises had to be made- see the false patio from the kitchen, and the fact that you're faced with a flight of stairs as soon as you open the front door. I still think it's really nice, but it's not the Hollywood Hills house a person would buy if price wasn't an issue.

There are some nice features in this home...I actually like the kitchen. I wished Darren spent a little bit more time talking about it. Did it have a pantry? He walked by a lot of doors that were closed and really wanted to see them opened so I can see what’s inside. This home is ideal for a group of single guys... it’s got bachelor pad vibes. All it’s missing is a cool neon light sign .
The design of this house is simply horrible....! The flow of energy is very bad and I just cannot get with a faux balcony. 2mil for little box way overpriced. I do like the Italian tiles
This is why I tell people in NYC to move to LA. I'm just trying to structure my life to be able to marry rich and coerce her into doing what I think is best for us (and the kids)

Gets old so fast.. The right buyer would fit into this house.. But i feel like at 2.2 mil there are more comfy options

If I buy a house in this area it would be an investment cause this house doesn't justify 2 mil it's just about the location and I'd rather save 1.5 mil by living 1/2 an hour away
The staging looks IMHO "unfinished" and "empty" - and I don't want my guests direct at the kitchen ... The building at all looks ok - like in greece where the roof is left off because of taxes... . Cheap looking staircase, ugly vents. Strange placed doors and lights ... and again, the staging looking poor. Not minimal, poor. For 2,2 millions it looks small and cheap. No with that prison feeling garden at the living room floor - nope not my style of home.

My favourite animal is wearing a mask. The flow of spaces is so awkward. A bedroom's double doors leading to the kitchen sink? Everything overlooks everything in stressful angles. It's pretty large, but so much space, both in and out, is odd corners, poorly accessible, and poorly apportioned for uses. There are a billion ways to build bathroom windows that don't look straight into the neighbours' house. And that backyard. You could just give up and have a front yard, or you could stagger the space in levels with discreet uses interspersed with the green; it would be more technical, but ultimately much less digging and bracing. The bathroom fittings are bizarre. Are you supposed to hold your soap and toothbrush inside the sink? How can you skip handhelds in a shower in this day and age? Why are the glass half-partitions not on the side the water will spray out of?
Yeah, I think they tried to build too much house on too small a lot. I'm sure lots of the Whitley Heights houses surrounding it are just 1,500-2,000 sqft, but that's not enough for a guy trying to flaunt his wealth.
