I enjoyed seeing Teresa's home. I liked how she rearranged the floor plan to accommodate a ground floor bedroom. I was also very pleased to hear a "real estate professional" say that we need to change legislation to allow tiny homes to have legal standing and more legal places to park.
Instead of calling them "Tiny Homes, when dealing with government workers, refer to them as Accessory Dwelling Units or ADU's. Search that word and you'll find tons more information regarding cities and counties writing them into their bylaws. It just makes sense-you allow them into the back yards of stick built homes and an adult child can live in one while they help a parent age in place in THEIR home. A caregiver can live in the ADU while they assist the big homeowner during the day. Or the homeowner can put in an ADU to provide them an income to pay constantly rising property taxes. Just some things I've learned in almost 20 years of research.
I agree, having a ground floor bedroom is the best way to go for anybody over 50. We are in aging population at that point and the kids are grown and gone. Nice job!

Thank you for your kind words. My tiny has been a labor of love, and also a great learning experience. As a nation, we need to rethink sustainable and quality low-cost housing. Tiny Homes are an amazing option, and municipalities are missing the mark by turning their nose up at them. I have met and helped so many cool folks who just needed a place to perch for a short while. These are absolutely perfect for that.
It always amazes me how many configurations you can have in that limited space. Almost every tiny house I see (and I watch tiny houses videos regularly) is to extent different. No reason to be afraid of lack of storage - the amount of stuff you needlessly keep is the problem in the first place.
Do not get rid of it. It’s your back up plan if you ever lose your main house/ lose a job. I also have a tiny house placed in the woods which is fully paid off that I use on the weekends to relax and get away from the city, I also have a big main house that I live full time ,in case something happens I will never be homeless because of my tiny house , it’s a great peace of mind that you can never put a price tag on
I am struggling so much with that. Unfortunately, Acony Bell has decided to cut back on their short-term rentals and cut 5 of us from their program. This is now forcing me to put it up for sale because I spent a great deal to get it settled there, and I can't afford to undo all I have done to move it right now. I am trying to come to grips with getting it on the market to sell. 😢

The tiny house experience is still so new that there's unexpected things like this now happening - and it's hard to know how to protect yourself. You're speaking about the park in diplomatic terms, and I can appreciate why - still, this has to be very disappointing, and I might feel somewhat bitter, especially after complying with requirements like skirting (and no doubt other things). Sadly? This can be a problem with co-op-type communities - there's just too many people with too many ideas for how things should & shouldn't be. Hopefully you'll be able to re-coup some of your costs. And if you decide to live tiny in the future, I suspect you'll get land of your own. It's a shame - things like a community, dog park, garden & chicken coop sound dreamy... but these things come at a cost, and that's often living under the arbitrary & fickle rules of others!

There didn't seem to be any co-op to the place, though. It is an odd professional partnership that I would never have bought into as the new owner did. But sometimes one has to touch the stove to learn their lesson, as they say. This is my lesson learned. I will have my own land moving forward.

Congratulations Teresa you mentored yourself.. You sound like your doing and making all you own decisions well. Your bedroom made me nostalgic. I had a small bedroom but with a twin bed, bureau, small bureau with a stereo on it and my Nick nacks. Just perfect for a teen. Best bedroom I ever had.
I wonder if you would consider a Twin for space saving? I gave up a King when I downsized and the Twin works fine. I only sleep in it! Other than that, you have good taste with everything you did. The Loft, once sorted, will give you a valuable space for chilling.
While I don’t think tiny homes are economical from a sq ft cost, I do agree they are “plug & play” and make complete sense in solving living arrangements in the city as well as the country. I love that independent companies/people have made tiny home communities and I hope many cities will follow their lead and embrace the movement. If you look back in history, mansions and large homes were the exception, not the rule. I don’t ever remember as I was growing up being concerned with how many square feet I was living in. There are base set costs for homes, so logically, the bigger the home, the smaller the $/sf overall. But looking at just that marker is not an accurate way to think of the costs. The back end far exceeds costs thru savings, like much less maintenance costs. After all, a metal roof is good for 50 yrs, but larger homes often can't afford the additional cost. When it is time to change out the HVAC on that 2000+sf house, that will be upwards of $7-10k. I can heat and cool on a single minisplit and when time to replace, it will be around $1k if I can do it DIY, or have a guy do it for about $2k. I could get high quality roofing, flooring, appliances, etc because I didn't have to get large quantities. It offers lower utility costs, cleaning takes minutes, not hours, and they can be purchased for no more $ than a nice RV. But unlike RV's, these will last for decades longer, are better insulated, and hold their value. I will miss mine when I sell, but someone will get a cool home at a good price. 😊
Although I would need a bit more space, I love the front room, the kitchen, the counter & storage, and the outdoor space. So lucky for you to get into Acony Bell! Your 'tiny' dog is adorable!! and I'd want a stackable w/d too.
What an awesome place inside and out and what not a better place for Teresa and her pretty dog to be. loving that pretty closed in area to sit under perfect for a rainy day or any day, the larger deck is bonus , main floor bedroom is nice love the colors and wood used throughout and the large windows . ya a bit of hicup with stairs to loft but that can be worked out no doubt, its a nice size loft . what a rigmarole she had to go through for the build. If it were my space, I'd put a hatch in the bedroom ceiling and have a removable ladder to crawl up into the loft. The change in roof levels there is what is prohibiting entry from the kitchen. It's a beautiful build ✨️
You have exactly tapped into changes I have considered. I really never use the loft for more than storage. I have considered just opening up my bedroom by removing some of the loft floor so I can see all the way up if I am in bed. There are some structural challenges to figure out, though, with that idea...and honestly, there is some psychology to how we all do well in cocooned feeling type spaces (unless you are claustrophobic of course). I sleep like a log in my Tiny. Often, it's much better than at my main home. So it hasn't bothered me enough to pull down floors and ceilings, lol. Thank you for your ideas. Great minds...😉

I was thinking one of those stairs that folds flat against the wall would work against the outside wall across from the fridge. She might have to paint part of it to blend in the window trim. I can see it in my head, but not sure how else to describe, so I hope she knows what I'm talking about! And I love all the blue! I probably would have added a few mauve and pink items to balance the yellow and blue on the color wheel, but that's just me 😊. Looks lovely the way you have it.
You are so kind. I LOVE those stairs and tried to see if it would work. But as someone else pointed out, I have a change in the roofline that keeps that from being an option. I would run into the ceiling of the living room/kitchen well before getting up to the loft. I was bummed, as those stairs are so cool.

Nice place. I would consider replacing the big window by the front door with a high end bay window/seating area (to give you that extra space where you need it). I’m saying high end because that’s where I would spend the money to get a big bang for your buck. That’s my biggest suggestion. The others are a bit more controversial. I would move the living room lounger to the screened in porch. I would also redo the downstairs bedroom, making it into an office with a sofa-bed, making the room multi purpose. Right now it’s too claustrophobic for me. 🤣 Lastly, see if you can figure out another space for the fridge in the kitchen because right now it’s taking up valuable real estate 😉 that being the ideal spot for a ship’s ladder to give you easy access to the spacious loft, which would be ideal for a big bedroom. Using a thin (but comfortable 3” mattress) is ideal for the bed. When it is difficult to make a bed, I suggest upholstering the mattress. Then whatever blankets/sheets you are sleeping with, you can just remove them when you get up in the morning and store them away. If you’ve never been on a ships ladder, try one out. You will find that they are very easy to go up and down, unlike other stairs and ladders, and have double handrails making them extra safe.

Teresa, you mentioned you needed ideas in how to get into your loft, not sure if you have the wall area room, but of late, I've been noticing Tiny Home owners are putting in a wall ladder that folds against the wall when not in use. It looks like wall decoration, because it's that flat. Hope this helps. You gave me alot of ideas, and sizes of room dimensions. Good luck in all your future endeavors . Does NC, have a Tiny House association? I think Tn towns are becoming more open and they do have one.Heres another idea: if one of those town council persons could stay a weekend or a week in one, they could experience maybe (2 tinys) whereby they could see seniors can live in one w/o loft bedroom, but with a larger downstairs bedroom than yours and 1 that's popular with the younger crowd. Between the builders, owners and others with the council together. There's many towns in other states that are seeing the profit and having more versatility of incomes that bring more people into towns, and they're not all village types. Some are becoming open to building for Veterans,and homeless transitional programs to help them learn and become part of their communities in a positive opportunities for both them and the town. Maybe your town has an unsed lot, that could accommodate several Tiny homes.Good luck in that area for you and others want a inlaw/Granny code type permanent Tiny house in your backyards. You don't have to be just RV certified but now there's accepted Building Code for legalizing Tiny Homes too.
Yep, a twin, or even a double, would work for easier bedmaking and sheet changing. But I have found some helpful tactics for changing sheets and tucking in the bedspread that works with just an extra 2 minutes of time and effort, so I just roll with my queen. 😊 If I didn't mind a twin, though, wow, would that create a whole new functionability for that room! I might consider a double, but not a twin for me. I like having company every now and then, if ya get my drift, lol. 😉😍
I'm glad she is happy in this. I'll be honest though, this is way too claustrophobic for me. That bedroom would make the walls feel like it was closing in on me.
For stairs to the loft… look into ones that fold flat against the wall (just Google ‘folding stairs’ and many will come up) and can pull out to make a comfortable step ladder… think those would work perfectly here 👍🙂
I saw a tiny house with two of these the other day and I agree with you. I wouldn’t want to have to climb them all the time but it would work in this case.
First off....LOVE your Tiny, as for the loft...I would use it for Storage only, put any and all things up there that you don't use like Seasonal items, Clothes, store your winter clothes up there during the summer and vice versa, Christmas decorations etc. Could you possibly put in a Attic Pulldown Stairs in the hallway ceiling right where the ladder and your Bathroom is to access your Loft?
You are spot on in how I have used it to date. I seldom have had a need for loft guest sleeping, so storage has been its primary function. I even thought about doing away with the loft and just opening the bath and bedroom to the ceiling. There are a few cross beams needed for structural purposes, but someone handy in construction could likely open it up in a couple of days by moving and reinforcing 2 primary cross beams. It would open things up tremendously. Of course, one loses the storage, so as always, there are give and take decisions each person must make for their own needs. More time and talent than money would do the trick, tho.

I always wonder why people don’t opt for a smaller bed when they live alone and leave some room around it. One could build a bed that extends like it does in a van or RV ( with wood slats) in case they need it to be wider.
I have an idea for you to access to your loft. On one of the sides of your home that has a porch have a small spiral starecase or L shape and cut out an opening door on the side of house to get in. Yes you will have to have a carpenter cut an opening and add a door or window door to get in and it can't be that expensive, get bids. My guess would be 2000.00 tops. Could be a duchtdoor kinda thing but your already adding porches and nice stuff, its not a big deal to cut out a side door to get in from outside, those ladders are for kids, you could enjoy sleeping up there yourself by locking it from inside and having proper starecase from outside, could put potted plants on the starecase and candles if you hardly use it but at least you could store stuff and utilize the space if not I would take the ceiling out and enjoy the high ceiling through out but that would cost more probably? People never get smart and buy a shed to store all there clothes, they can be hauled by a tow also. That crawling around on your knees and banging your head is not for grown adults please, think outside the box.
I can tell you exactly why cities don’t want them. Think of the property tax. There’s no property tax on a Tiny House because it’s rated as an RV but look how much property tax they get off of those big houses. I live near New Orleans and the parish I live in are greedy, greedy, greedy. They don’t want tiny houses, they want big houses and apartment complexes.

I pay almost $2000 a year in property taxes (which isn’t a lot here) & when I sell my house the parish I live in won’t be getting any property taxes from me ever again because a tiny house is rated as a RV. They will continue to get taxes from the people that buy my house but will lose out on me ever paying taxes on my new tiny house. In Louisiana we have a pitiful little $75000 property tax exemption and that will cover the land that I own.
There is one larger window that opens, the small side windows do not. However, the fans have more than handled the circulation issues and gives me nice white noise while I sleep. It isn't an issue except at bedtime...and for me, only in the summer's hottest weeks. It is comfy without anything during spring and fall. It is cooler back there in the winter, which I love, so fans are only needed during summer.
I want to ask about the tires. Do you need to replace them every couple of years? If one goes flat how do you handle that? What about leveling the house when you move it? I do agree that the whole world of tiny homes needs to be opened up, excepted by cities, insurance companies and businesses that want to service the tiny homes. I did not see any cars parked-is there a parking lot? I love to watch the videos because everyone has a different idea for how they wanted the home to feel and function.
My tires are the same ones from my trailer purchase 9 yrs ago, and they are in fine shape. I put some air in them and drove it from WS to Mills River, about a 2.45 hr drive. Like car tires, though, just look for wear and tear and typical rotting of the rubber that happens over years and years of sitting. But mine have held up well so far.
Houng do not worry what others are saying as you do you as you are not here to please them. Sometimes what we wear may not be appealing to others but it serves the purpose for what THAT person wants. She does not hàve the luxury of most of us watching so respect that as she does the best she can for what she has. If you watch to only judge her then stop watching. If you went without running water, plumbing no electricity and mostly dirt instead of grass you might understand them, so stop telling a young lady what to do. She seems to have a complex already but she keeps going. Be nice or move on
For having so many financial resources she really compromised on the tiny house build. Can you imagine changing the sheets on this bed or being an elderly person trying to get out of bed? Also the funky stair situation to the loft is another hard no. Seen so many more layouts that make much more sense
It is per month. While that is higher than I wanted, the community is a high-quality. It is gated, has a nice clubhouse, community garden, chicken coops, and all lawn care and landscape maintenance, trash, water and septic costs are included. I could have looked for land, but I would not have a community of people and would be responsible for all of those other things. It was super convenient and the place is nicely kept. The Big thing though, is community. The other folks are like-minded, into living without materialism...it is a lifestyle that you get as well.
@RockchikPaula they have gone to a flat rate for all now. It is more than I would like, but we do get a lot for that, so I can't complain. It would be just as expensive to buy land and have to develop it myself, and then all maintenance would be my responsibility...not into that. But I would also be alone, and having community is just amazing.
She fought hard to get into that community and then she wants to make it a rental. I don’t get that. What about the rest of the people living in the community that really want a sense of community? You have people there for months or weeks?
The bedroom seems tight, the bed too big. I’ll probably downsize to a full. Just imaging bending daily to make the bed is already a difficult chore as one gets older
I don’t like this layout as well- the bedroom and living room areas seem cramped. But she sacrificed those to get a bigger kitchen which she is happy with- so it’s all good! People can prioritize what they want!
It depends on what your needs are. I do a lot of home canning using an All American pressure canner. They are very heavy and won't work on an induction system. I could see a plug-in portable cooktop for light cooking, but not much else.

What an awesome place inside and out and what not a better place for Teresa and her pretty dog to be. loving that pretty closed in area to sit under perfect for a rainy day or any day, the larger deck is bonus , main floor bedroom is nice love the colors and wood used throughout and the large windows . ya a bit of hicup with stairs to loft but that can be worked out no doubt, its a nice size loft . what a rigmarole she had to go through for the build. My dream is to have a tiny home . blessing Teresa . You Did It !

If it were my space, I'd put a hatch in the bedroom ceiling and have a removable ladder to crawl up into the loft. The change in roof levels there is what is prohibiting entry from the kitchen. It's a beautiful build ✨️
You have exactly tapped into changes I have considered. I really never use the loft for more than storage. I have considered just opening up my bedroom by removing some of the loft floor so I can see all the way up if I am in bed. There are some structural challenges to figure out, though, with that idea...and honestly, there is some psychology to how we all do well in cocooned feeling type spaces (unless you are claustrophobic of course). I sleep like a log in my Tiny. Often, it's much better than at my main home. So it hasn't bothered me enough to pull down floors and ceilings, lol. Thank you for your ideas. Great minds...😉

You could open up the doorway to the bedroom and it would feel bigger. Also I would invest in a ventilation system. It is absolutely worth it.

I was thinking one of those stairs that folds flat against the wall would work against the outside wall across from the fridge. She might have to paint part of it to blend in the window trim. I can see it in my head, but not sure how else to describe, so I hope she knows what I'm talking about! And I love all the blue! I probably would have added a few mauve and pink items to balance the yellow and blue on the color wheel, but that's just me 😊. Looks lovely the way you have it.
You are so kind. I LOVE those stairs and tried to see if it would work. But as someone else pointed out, I have a change in the roofline that keeps that from being an option. I would run into the ceiling of the living room/kitchen well before getting up to the loft. I was bummed, as those stairs are so cool.

Nice place. I would consider replacing the big window by the front door with a high end bay window/seating area (to give you that extra space where you need it). I’m saying high end because that’s where I would spend the money to get a big bang for your buck. That’s my biggest suggestion. The others are a bit more controversial. I would move the living room lounger to the screened in porch. I would also redo the downstairs bedroom, making it into an office with a sofa-bed, making the room multi purpose. Right now it’s too claustrophobic for me. 🤣 Lastly, see if you can figure out another space for the fridge in the kitchen because right now it’s taking up valuable real estate 😉 that being the ideal spot for a ship’s ladder to give you easy access to the spacious loft, which would be ideal for a big bedroom. Using a thin (but comfortable 3” mattress) is ideal for the bed. When it is difficult to make a bed, I suggest upholstering the mattress. Then whatever blankets/sheets you are sleeping with, you can just remove them when you get up in the morning and store them away. If you’ve never been on a ships ladder, try one out. You will find that they are very easy to go up and down, unlike other stairs and ladders, and have double handrails making them extra safe.

Teresa, you mentioned you needed ideas in how to get into your loft, not sure if you have the wall area room, but of late, I've been noticing Tiny Home owners are putting in a wall ladder that folds against the wall when not in use. It looks like wall decoration, because it's that flat. Hope this helps. You gave me alot of ideas, and sizes of room dimensions. Good luck in all your future endeavors . Does NC, have a Tiny House association? I think Tn towns are becoming more open and they do have one.Heres another idea: if one of those town council persons could stay a weekend or a week in one, they could experience maybe (2 tinys) whereby they could see seniors can live in one w/o loft bedroom, but with a larger downstairs bedroom than yours and 1 that's popular with the younger crowd. Between the builders, owners and others with the council together. There's many towns in other states that are seeing the profit and having more versatility of incomes that bring more people into towns, and they're not all village types. Some are becoming open to building for Veterans,and homeless transitional programs to help them learn and become part of their communities in a positive opportunities for both them and the town. Maybe your town has an unsed lot, that could accommodate several Tiny homes.Good luck in that area for you and others want a inlaw/Granny code type permanent Tiny house in your backyards. You don't have to be just RV certified but now there's accepted Building Code for legalizing Tiny Homes too.

Yep, a twin, or even a double, would work for easier bedmaking and sheet changing. But I have found some helpful tactics for changing sheets and tucking in the bedspread that works with just an extra 2 minutes of time and effort, so I just roll with my queen. 😊 If I didn't mind a twin, though, wow, would that create a whole new functionability for that room! I might consider a double, but not a twin for me. I like having company every now and then, if ya get my drift, lol. 😉😍

I'm glad she is happy in this. I'll be honest though, this is way too claustrophobic for me. That bedroom would make the walls feel like it was closing in on me.
For stairs to the loft… look into ones that fold flat against the wall (just Google ‘folding stairs’ and many will come up) and can pull out to make a comfortable step ladder… think those would work perfectly here 👍🙂
I saw a tiny house with two of these the other day and I agree with you. I wouldn’t want to have to climb them all the time but it would work in this case.

First off....LOVE your Tiny, as for the loft...I would use it for Storage only, put any and all things up there that you don't use like Seasonal items, Clothes, store your winter clothes up there during the summer and vice versa, Christmas decorations etc.
Could you possibly put in a Attic Pulldown Stairs in the hallway ceiling right where the ladder and your Bathroom is to access your Loft?

You are spot on in how I have used it to date. I seldom have had a need for loft guest sleeping, so storage has been its primary function. I even thought about doing away with the loft and just opening the bath and bedroom to the ceiling. There are a few cross beams needed for structural purposes, but someone handy in construction could likely open it up in a couple of days by moving and reinforcing 2 primary cross beams. It would open things up tremendously. Of course, one loses the storage, so as always, there are give and take decisions each person must make for their own needs. More time and talent than money would do the trick, tho.

I always wonder why people don’t opt for a smaller bed when they live alone and leave some room around it. One could build a bed that extends like it does in a van or RV ( with wood slats) in case they need it to be wider.

I have an idea for you to access to your loft. On one of the sides of your home that has a porch have a small spiral starecase or L shape and cut out an opening door on the side of house to get in. Yes you will have to have a carpenter cut an opening and add a door or window door to get in and it can't be that expensive, get bids. My guess would be 2000.00 tops. Could be a duchtdoor kinda thing but your already adding porches and nice stuff, its not a big deal to cut out a side door to get in from outside, those ladders are for kids, you could enjoy sleeping up there yourself by locking it from inside and having proper starecase from outside, could put potted plants on the starecase and candles if you hardly use it but at least you could store stuff and utilize the space if not I would take the ceiling out and enjoy the high ceiling through out but that would cost more probably? People never get smart and buy a shed to store all there clothes, they can be hauled by a tow also. That crawling around on your knees and banging your head is not for grown adults please, think outside the box.
I can tell you exactly why cities don’t want them. Think of the property tax. There’s no property tax on a Tiny House because it’s rated as an RV but look how much property tax they get off of those big houses. I live near New Orleans and the parish I live in are greedy, greedy, greedy. They don’t want tiny houses, they want big houses and apartment complexes.

All of them. I pay almost $2000 a year in property taxes (which isn’t a lot here) & when I sell my house the parish I live in won’t be getting any property taxes from me ever again because a tiny house is rated as a RV. They will continue to get taxes from the people that buy my house but will lose out on me ever paying taxes on my new tiny house. In Louisiana we have a pitiful little $75000 property tax exemption and that will cover the land that I own.
The windows in the bedroom-cubby don't open for air flow?
There is one larger window that opens, the small side windows do not. However, the fans have more than handled the circulation issues and gives me nice white noise while I sleep. It isn't an issue except at bedtime...and for me, only in the summer's hottest weeks. It is comfy without anything during spring and fall. It is cooler back there in the winter, which I love, so fans are only needed during summer.
I want to ask about the tires. Do you need to replace them every couple of years? If one goes flat how do you handle that? What about leveling the house when you move it? I do agree that the whole world of tiny homes needs to be opened up, excepted by cities, insurance companies and businesses that want to service the tiny homes. I did not see any cars parked-is there a parking lot? I love to watch the videos because everyone has a different idea for how they wanted the home to feel and function.
My tires are the same ones from my trailer purchase 9 yrs ago, and they are in fine shape. I put some air in them and drove it from WS to Mills River, about a 2.45 hr drive. Like car tires, though, just look for wear and tear and typical rotting of the rubber that happens over years and years of sitting. But mine have held up well so far.

For having so many financial resources she really compromised on the tiny house build. Can you imagine changing the sheets on this bed or being an elderly person trying to get out of bed? Also the funky stair situation to the loft is another hard no. Seen so many more layouts that make much more sense

It is per month. While that is higher than I wanted, the community is a high-quality. It is gated, has a nice clubhouse, community garden, chicken coops, and all lawn care and landscape maintenance, trash, water and septic costs are included. I could have looked for land, but I would not have a community of people and would be responsible for all of those other things. It was super convenient and the place is nicely kept. The Big thing though, is community. The other folks are like-minded, into living without materialism...it is a lifestyle that you get as well.
@RockchikPaula they have gone to a flat rate for all now. It is more than I would like, but we do get a lot for that, so I can't complain. It would be just as expensive to buy land and have to develop it myself, and then all maintenance would be my responsibility...not into that. But I would also be alone, and having community is just amazing.

No HOA, just the lot rent which includes many amenities, road maintenance & landscaping 😊

Induction is the way to go. Cleave never understood putting a full size range in a tiny home.
It depends on what your needs are. I do a lot of home canning using an All American pressure canner. They are very heavy and won't work on an induction system. I could see a plug-in portable cooktop for light cooking, but not much else.
