    International buyers, when purchasing Real Estate in Puerto Vallarta, have to own property in the bank trust / Fideicomiso. This is not a scary thing! Foreigners have been buying and selling Real Estate here for many many years, and doing very well.
    You do own your property here. You can renovate it. You can rent it out. You can live in it. And you can sell it. It is YOUR property.

    Audio was really hard to hear - so much echo. Is the trust with the Government but managed by the bank? I get the impression that's what's going on. What happens if the bank goes under (it can happen)? How easy is it to change the beneficiaries of that trust over time? I am asking specifically due to the situation where two or more non-married individuals "go in" on a property who are not related by family. Can one choose to sell to the other(s) or bequeath his share upon death to someone else? Basically, ability to sell your part and assign it as an inheritance.

    Cont….Would like to know more about options available. Also, do I need to be a temporary or permanent resident first or can this come after I purchase?

      You can do that after you purchase. No rush to do that. It’s just good to do it by the time you come to sell your property to minimise capital gain taxes.
