    I moved to Tampa in 2022 and love it. I got 3%, homesteaders, and USAA for all insurance so I’m not moving for a long time if at all. I’m 3 minutes walking to the bay too.

    We are moving from Montana. The housing up here is outrageous! We have lived all over the country and Montana by far is the most expensive which is a shame and never used to be that way. We are both native Montanans.
    Your videos have been very helpful we appreciate it. If we were in the market at this point to buy we would be definitely going through you.

    Can you do any videos on the job market in the Tampa area? I lived in Orlando all of the 90's but I am not a theme park person and the traffic there was horrendous especially south of downtown on I-4. I REALLY want the sunshine and flip flop lifestyle but I have to still make a living a bit longer before I can retire. I work in the IT field. Also SICK of winter. Considering Dallas just cause of the job market but really want a more laid back existence now that I am older. Very simple , small house close to beach, dogs, sangria and decent job to pay for it and I am good. :) In OKC now.

    There is a firm buying up alot of houses near my location in Florida. Insteal of selling, these firms rent homes. Is this somthing i should worry about? When i go to buy a house and firms will pay asking, even above to secure the lot. I currently live in an apartment building and has been a nightmare. Ever since the collapse of the building in Surfside, been nothing but regulations. Outlets need to be GFCI outlets(if outlet is 5 feet from water source)... water lines inspection and just a crazy amout 9f inspections that i needed to be present at apartment. They seriouslymcracked down since the collapse and im all for it,but my maintenance fee is $750 on a paid off 2 bedroom 2 baths. (Around 200 a couple years ago) If it wasnt paid off, it would of been a much higher price. Prices im comparing is from a couple of years ago before and after

    In your professional opinion, all of the crash bros love talking about how Florida is gonna drive everyone out(probably locals) due to insurance, property taxes, and increaes home prices and rent.
    Now there is still a strong demand for people from other states with high salaries moving to Florida that can handle the increased costs.
    What is your opinion of what the crash bros are saying(about florida specifically)

      Until the supply issue is fixed, it's going to be very difficult just argue a crash. Correction? Sure at some point, but that will be a function of the overall economy. What we do know, is at some point the buyer can't afford it anymore.
      IMHO this is the market for the foreseeable future. If rates go down the buyers will get active, if they go up again it will just slow down again. People aren't going to give up a 2.75% interest rate mortgage to buy a more expensive home at 7.5%+. When you think about it, that mortgage has become a financial asset as well. The house and the mortgage are now extremely valuable.
      There is so much more to the story. Real estate is hyper local, and NO ONE knows exactly what's going to happen. But the fundamentals are still strong. For now...

      And funny you say that we gave up out 2.3% interest rate in California to move to GA, the house we purchased here was at 7.5%. We moved for a job transfer👍.

      Better a crash bro than a bubble buyer. Buy now and pay 100-400 percent higher price for a home vs just 2 years ago. Florida has been fleeced by flippers and investors. Real estate is a Ponzi scheme at this point.

      USAA is low. It’s what I have for home owners, flood, etc. Ranges from $2,500 to $3K/year.

      I pay $2,500 a year for a 4 bed, 2 bath, pool home that less than 2 miles to the Gulf of Mexico.
