  • Michigan Property Taxes Are Being ELIMINATED!? - If you haven’t heard, news headlines emerged and flooded the internet on local Michigan news stations talking about Michigan property taxes being completely eliminated, which would save Michigan taxpayers $14 billion a year.
    Property taxes are the only taxes where someone is at risk of losing their home if they don’t pay it, and you have no choice. Those were the words right from the mouth of Karla Wagner who started the AxMITax proposal to completely eliminate property taxes and get this issue onto the November 2024 ballot.

      When you meet with prospective clients, do showings, assist them with the purchases of new homes are you counseling or advising your clients on how to estimate their prospective NEW property tax bill, or just letting them find out after the sale?

      Great question @ralphjessee2688 I always advise my clients on how to estimate their taxes and let them know that the tax amounts on home listings, Zillow, etc. are based on the current owners taxes and not yours when the uncapping occurs. My estimates are usually higher than what they come out to be so they can plan for the worst and hope for the best.

      Consider this: In Michigan, real property classified as Agriculture - improved or not, UNLIKE residential either improved or unimproved, DOES NOT come uncapped (with few exceptions). (The big jump most homebuyers experience is due to UNCAPPING, causing the (value) basis to substantially increase.
      The next effect is the taxable, assessed, and state equalized value can all be substantially higher on a 3/2 on a city lot for 3,4,5,600K+ vs. 100 acres of cropland that sells for $7,500.00 an acre.
      For example, a 3/2 in Birmingham sold for $750,000.00 and will be taxed at or around the purchase price. The cropland sold for $750,000.00 also, but the new owner keeps the sellers basis. (Neither the new owner's taxable value, nor amount of tax will increase)
      The result - Whether you qualify for a PRE, or not, the Residential property is going to pay much, much more than the equally valued (dollar basis) Agriculture property.
      Do you think there is more tax revenue coming into the state via Residential or Agriculture property?

      The local authorities don't do their job. They make the home owner do all the repairs even including the roads.

    I'd even be ok if only Business property and everything other than your PRIMARY RESIDENCE was eligible. Primary Residences should NEVER be taxed.

      Businesses already pay a plethora of other taxes, why property? its PROPERTY or RENT? do we rent from the Crown?

      I agree. Primary home should not be taxed ot at the very least taxes should be much lower. No way should people be paying insanely high taxes after an uncapping with the insane rise in home prices. That punishes not just first time home buyers, but someone who moves within the state of Michigan to another home whether a side grade upgrade or downsize.
      The rate needs to be lower and the taxable value cap at 1995 (First year of taxable value cap being set on 1995 SEV) after Proposal A was passed in 1994) or 2010-2013 value plus inflation or 5% whichever is lowest only for primary home owners where the home owner lives in the home.
      If home is a vacation home not even rented out, have no capping at all and always make them pay on SEV. If it is an investment property, cap it upon ownership but uncap upon sale to another investor/rental. Reason I say cap investor who rent them out is to prevent runaway rental prices, But uncap upon landlord rental ownership change.
      If a rental or investment home is sold and changed to a primary ownership home form the buyer and they did not own it since 2012 or before, roll back taxable value cap to SEV of 1995 or 2010-2013 plus inflation per year or 5% per year whichever is lowest.
      If a transfer goes to another landlord who rents uncap and cap at new SEV as long as they rent it out. If they take it out of rental and hoard property or use as vacation 2nd home only, have no cap at all, If that owner person then decides to move into the property and sells all other property and thus this becomes primary home, roll back SEV to 1995 or 2010-2013 plus 5% or inflation whichever is lowest,
      Point is primary homes should not be taxed more than taxable value and no uncapping of 1995 or 2010-2013 values whichever is lowest,

    I would vote yes. There isn’t any transparency in how are tax dollars are spent. The government is horrible at budgeting the tax dollars they collect and in providing value for the dollars they receive.

    I would vote to eliminate property taxes in Michigan. I’ve watched as the system here raises my taxes every year. I put my money in my home, not a boat, RV, or other investment; however, I am forced every year to pay a major tax on it unlike the others. It’s wrong, plain and simple. Put it on the ballot and we’ll vote on it.

      Nobody should have to pay property tax.....Forever renting? How evil. You never know when the crap will hit the fan and you are drowning. Where I live unprepared food, water, and medicine have non tax and it is because these things are considered necessities.....isn't shelter a necessity? Yes. IT IS.

    I VOTE TO AX THE TAX. It bothers me when there is a proposal for the school asking voters to give them more money and people who own no property vote yes on it and I among others are stuck with the bill. How is that fair? Not to mention you literally have no kids going to that school. Let the marijuana industry pay for this. It's a new revenue brought into the state since they legalized marijuana. Our public schools stink. They don't even know how to write cursive anymore. Its become a place of indoctrination, pure and simple.

    I would absolutely vote to eliminate property tax. I would also eliminate income tax. Taxes should be collected in the least invasive, most efficient manner possible - a consumption based tax. Government doesnt need to know how much you make or what the value of your property is - too invasive. Anonymous collections at points of sale is the better option.
    Reduce the size, scope and power of government in the process. Cut spending. Eliminate unnecessary spending - we know there is a lot of pork spending. Eliminate all non-funded mandates.
    The purpose of government - according to our founding documents - is to protect rights endowed by our Creator. That is the purpose - to protect God given rights. Not to redistribute wealth. Not to pick and choose winners and losers by subsidizing politically connected industries. To protect liberty.
    Let's get back to liberty.

    Home values shouldn't dictate how much one pays in taxes.. Value is always subjective. Just because someone who works for the city "assesses" your home and says its worth x amount.
    It's a scam. Taxes are necessary for a city. But to reassess a homes "value" is a scam and robbery.

      not only that.... the fact that i have to pay a FOREVER tax for an improvement on my house is LUDICROUS.
      Stopping property taxes will increase the desirability of living in michigan and booming the economy. The people that say otherwise just want to make people tax cattle and as such, slaves.

      @@backrack01 Yes only to an existing property you live in. But with skyrocketing home prices, if you lived in a home for a long while, try selling it buy a different home. It uncaps and is reset to new high home value and taxes massively higher. Many who move are not aware of this until they see it happen and wonder why their taxes are so much higher than neighbors.

    It's a sad state of affairs these days that you are not able to own a house free and clear even after you satisfy the mortgage. Their is always some state, county or local bureaucracy that is holding your property hostage so they can extract their pound of flesh each year, it never ends and taxes never go down....no wonder people are sick of it.

    There is a beautiful and thriving town outside of Knoxville, Tennessee with no property taxes. Farragut is a highly sought after place to live. Their schools are at the top in the state. They have a higher sales tax (but not much higher than the Chicago area). Food and other necessities are taxed at a lower rate. It is working very well there.

      @@markreeves6970 No. Sales Tax is the fairest tax we have. The more money you spend the more you pay. The poor don’t spend much while the rich do. No loopholes either. The problem with sales tax is citizens can’t be spied on by the government as easily; Al Capone would have gotten away with his crimes.

      @@markreeves6970 it’s like a luxury tax. Everyone has to pay property taxes. Even when renting. The landlord pays property tax and passes it on in rent.
      Taxing by sales tax is, for the most part, a luxury tax. Essentials are taxed at a lower rate and there are tax free days provided for back to school necessities. I would rather pay a little higher tax on items that are extra for me. If things are tight, I can cut back on them, but I can’t cut back on property taxes. They are always there.

    We are paying more and getting less! Notice they haven’t increased the capital gains credit on selling our homes? Homes have doubled so should capital gains credit to $500,000 single and one million couple

      Property taxes have been around since before the country was founded, but before the mid to late 1800s they didn't have to pay for public schools, buses, police or fire departments, etc. because a lot of the services that property taxes pay for either didn't exist at all or were privately funded (Fire departments were either volunteer or paid for by insurance companies; if you didn't pay for the insurance, they wouldn't come to put out your fire!)

      @@LivingInMichigan It reduces the impacts on gentrification. With property taxes gone, existing residents can breathe freely, especially if their mortgage is paid off. It will also reduce rent hikes due to gentrification.

      Proposal A caps property tax even if home prices rise much faster than inflation which they have the last 10 years, That is only if home owner keeps ownership of the home. But upon the sale and new owner, it uncaps to SEV (half market of true cash value) the following year and taxes massively go up in a rising home value market. Then they are capped but at that new insanely high value and taxes.
      What they need to do is make the taxable value cap permanent at 1995 or 2010-2013 values plus 5%/inflation whichever is lowest only for principle/primary residence owners where the home owner lives regardless of how many times it sells or ownership changes.
      For secondary/vacation and investment/rental homes, keep the same process of uncapping upon ownership change but cap until next ownership change.
      Also reduce some mileages so the rate is lower and modest 1300-1700 SF home are paying $2000 in property taxes instead of $3400 to $3900 even with the cap in place let alone the insane $$5800 to $6500 after an uncapping. And larger homes 2000 SF to 3000 SF instead of the insane $7500 to $10K in taxes, more like $3K to $4K even capped let alone what they would be uncapped.
      People need to feel like they own their homes and perpetual payment should be as low as possible for a modest home and much over $2K is really a little too much for a modest 1300 to 1700 SF home.

    Many school improvements are a waste of money anyway.
    As a successful college graduate, much of school is a waste and a racket. I have learned more about my job since graduating than I learned in school.
    Michigan property taxes are going out of control and we are losing residents as a result of it.

    Vote to get rid of property tax! It’s going up faster than our income and it’s a never ending bill. If you own something then you own it! With property tax you never own your home and can have it taken from you for what? Not paying a never ending tax? Crazy

    There’s talk of this in Florida but they want to replace with a consumption tax. I think they need to raise the vacation homes especially with the huge influx. I will say property tax is completely out of control.

    Picture senior retirees on a fixed income that also had their Medicare misappropriated (robbed) that was paid into for 50 previous years. Yes! Eliminate our property taxes or at least discount them for seniors.

      I'd even go so far as to say that you have to pay property tax while you have a mortgage, while you have kids in school and if you live somewhere else. If you don't fall into those categories or you're retired your primary residence should be tax exempt. It's EVIL to throw people out of their homes, especially elderly people. It really is EVIL.

    I would vote to get ready if taxes on land put some on other stuff so don't have all money coming from taxes on homes were you can lose your home if not pay taxes on it

    Property taxes are not assessed fairly now. I'm a disabled senior and don't use any of the services my taxes buy. Why should I be paying an extremely high price for nothing in return.

    It's not fair that home owners should pay for ALL government services. Just double the sales tax and everybody pays makes more sense .

      OR make RENTERS pay a tax. This would also encourage property ownership instead of Renters always voting against landowners because they like having a "free ride" when it comes to all the other responsibilities.

    The pork barrel spending is enough to justify eliminating the property tax. If the pork barrel spending was eliminated there would be more than enough right there to pay for schools, libraries, etc.

    My wife and I are in our seventies and own our home outright. We have no descendants going to school in our district but understand the importance of education. Paying our property tax is an expense we could do without, but the loss of local support structure isn't worth the reward. Paying for police, fire and education coverage out of pocket won't work. We would rather pay the taxes each year than lose the public services that are available to us.

    It doesn't say which taxes will be raised replace it and having the state get all taxes and then they dole it out to localities is a horrible idea. They cheat and waste the money and distribute it based on politics

    The solution is rather super simple.... you want to tax property, fine.. make it a sales tax... you pay 7% or whatever the sales tax is and you are done, just like cars. It should be DONE and over with after certain amount. nothing that you can't budget for or that has unepxected increases.. you will see a HUGE boom in house renovations/bigger and nicer houses being built and other things.
    When you do a renovation you pay sales tax on everything you buy for the house. There is no need for a perennial property tax that threatens to take your house away.

      The sales tax should be increased. I would rather pay higher sales tax than be solely responsible to pay for schools etc just because I have a home.

    well the fact is ...The government needs to stop overspending on unnecessary things like for example free cell phone and free health insurance, free hotel stay for illegals!!!! and plus how much your house is worth shouldn't dictate how much someone pays in taxes for it, there should be a fixed amount from the time the house was bought..... and I would vote to eliminate property taxes but only after the home was payed off....

Reduce the cost to do business in a location by lowering property taxes enables more job creation.     Summer and winter taxes on property is ridiculous on it's own but, Waite for it. The amount of tax is based on current property price in your area and not on how much you have invested into the property, or the actual value of your property.

      @@LivingInMichigan Its because property values have skyrocketed. But if you stay in your home for years it is capped because of Proposal A. But that is eliminated once you move and reset. I will never move because of it. The lock in affect is nice for my 2013 bought home paid for in cash as my primary and forever home. I did not intend to move either way but this just cements it further.
      Unless property prices collapse again (2008-2009 like) and do not increase, this will be the case in the current system.

      Yeah it sucks. Only way to move and not have a massive property tax spike in Michigan is if the law changes or if we have another 2008-2009 mega style crash or worse in prices again. Did you move yet and sell your home. If you have not sold your home yet, you can still stay capped. If you have sold and are looking its too late and will have to buy a new home at the insane uncapped tax value SEV the following year and are done despite getting much more for your home to pay for the more expensive new home. The lock in affect for taxes is gone then and too late.
      Really would be nice if Michigan would allow what California allows with Prop 13 for 55 and older to transfer their Prop 13 assessment to another home. Though make it for anyone not just 55 and older and allow at least one time move within the state keeping your following year purchased SEV as lock in and transfer that to new home meaning you use the new home you bought February assessment SEV that you had on home you just sold.
      M sister and laws parents want to move to be closer to her and my brother's family instead of 30 mile drive for babysitting my nephews but do not want to move due to uncapping and much higher taxes as they have been in their home built brand new since 1998.
      And my goodness $5K in property taxes especially for a modest hoe is already too high. Let alone $10K ouch. That is very bad. Approaching New Jersey level property taxes. What squared footage is your current home and what is the home size you are looking to move to where taxes would double due to uncapping?
      I am already slightly above $3900 for only 1700 square feet ranch no basement purchased 2013 and the uncapped assessment from Feb 2014 as assessments started to increase modestly during the early stage of price rebound. Inflation has really caused them to increase last few years when I was only at $3300. Could have only been at $2900 if prices did not start rebounding so soon and fast. But if I ever moved yikes.

    Thats funny here in the Flint area, housing values have plummeted but our bi-annual tax is going up and yet we are skating on number one in the country foe crime. I think a lot of it is the Government officals. Regardless I think a proper fair tax is good.

    Michigan isnt the only state challenging to eliminate properly taxes! North Dakota, Florida, and Texas as of lately have been putting initiatives out there. Michigan isnt trying to provide a stable economy if were getting rpiced out of our homes with crazy rising property taxes... no homeowner shoukd be punished for doing basic maintenance on their home or or have to pay higher property taxes just cuz their neighbors are getting accessed higher or new development os creating nothing but luxury homes around them...

    In 1978, Michigan voters approved the "Headlee" tax limitation amendments to the Michigan Constitution. It established an overall limitation on total state spending each fiscal year and limited the tax revenues. Taxpayers whose assessments grew faster than the inflation rate had their property tax increases limited.

    It is a great idea. I am fine making up the revenue somewhere else. You shouldn’t be at risk of losing your home for not paying money for services that don’t benefit everyone.
    Undoubtedly everyone uses police fire emergency services 911 operators and roads. In the other hand although libraries are nice and zoos and museums are fun but not everyone uses them and I don’t think voters should be allowed to vote money from your pocket for things that aren’t absolutely necessary.
    Schools are a different beast altogether.

    My wife and I are building a much smaller home outside Ann Arbor because we want to downsize and because our current taxes are 11500 per year. We are afraid that once we retire they will keep going up and we won’t be able to afford them. Almost 1000 per mo in taxes. If you live in an apartment you pay nothing. It’s makes no sense. Who the hell goes to the library anymore?

    I have never had any use for law enforcement
    I have always taken care of my own problems,
    Same goes for fire departments ,never liberty
    , building inspectors, im tired of paying wages for A person I don't even know telling me what I already know in Common Sense ! I would never jeopardize Any of my neighbors or anybody around me. So why do I have to pay them and I gotta pay for a permit Why do I have to pay twice?
    I'm just as capable as any inspector out there. I'm 68 years old. I have a variety of skilled trades and licenses.Unfortunately I had to pay for those too

      I live very rural, and in 15 years all I've got from my tax investment is the road graded occasionally,and maybe snow plowed.
      All things I could do better and cheaper than my 3000$ BURDEN

    If you do not DEMAND they explain how they would fund these services, such as schools, BEFORE saying you would vote to eliminate property tax, then you are not a responsible citizen, and honestly, should not be allowed to have a say in how government is run, because it is reckless and irresponsible to say something like that without requiring your representative to explain themselves.

    Property taxes are paying for the services the community needs. The problem is they charge you for what you own. It should be based on an amount set by the cities budgets divided by the number of residents not what is built on it. Separate homes vs businesses. They really will replace this with an income tax based on what you earn. Taking from the person based on income instead for the services provided at a set rate for all.

      I don't need 30 new parks every year that are completely unused. I don't need to pay for schools if i dont have kids. Why do i always have to pay for something i don't get a benefit from? As a matter of fact, I pay 10k a year and don't even get trash picked up.

    I think property taxes should be replaced by an alternative tax. I’ve worked my whole life to pay my property down to lower my expenses for retirement. It won’t mean anything if I can’t afford to stay in my home due to property tax increases. My taxes are already a quarter of my monthly housing expense and I’m sure that will just keep going up while my retirement pay goes down relative to my previous working salary. This is long past time to unsaddle my home from government spending.

      that 2.5% a year is like you said... 25% of your payment. its not a 2%. It should be a 7% total and that is it... whether you pay it in the first 2/3 years or rolled into the mortgage, just like a car.

    I bought my house in 2022 with 2100.00 property tax after 2 years I am at 5200.00 ( uncapped )😢 I can’t afford this. I am facing foreclosure

      I bought my home in 2013. Michigan has proposal A. My taxes jumped a little but not that bad after uncapping at the very beginning of home price rebound in its infancy. But my taxes would be like 1500 to $2000 more if I purchased home today after uncapping. I will never move as such.
      Really they need to make the proposal A property tax value cap permanent for primary residences and have the uncapping be only for ownership transfer of secondary homes. Otherwise it discourages moving and you cannot move without a huge property tax jump unless we have another collapse of home prices again like 2008-2009 level.

    Whatever did they do before property taxes lol....to me, property taxes is proof that even though Ive bpught a home, free and clear, paid off the mortgage, I still do not own the home! I dont even call them property taxes, I just simply call it my yearly rent due on the property

    There'd be no savings. They'd have to make it up from sales and/or income taxes. Also what's to stop investors from buying and sitting on property making it unaffordable for anyone living here? Should just expand and increase homestead credit.

    The core foundation of this decision would be a good audit. I would say incredible amounts of money are not going where it should go. Once you know for sure, then big decisions like that can be made without hurting any of the parties involved.

    Property taxes are vital to encouraging an educated and stable future workforce.
    Michigan's amenities are the only way to keep young families in the state. We cant win on weather, only good schools, higher education and future infrastructure investments.

    Property taxes could be replaced by higher income and sales taxes with no service disruption. The sky won’t fall. It would support home security … less homelessness that is. Many more Seniors could live their final years in their family home and not require as much government support. It is just a shift in tax collection.

    I’m just afraid if this passes, the fire/ems and police will suffer., I understand the counties will get money from the state, but will it be enough? Will the state actually give the money to the counties up north or will it all end up in Detroit.. (like I feel it is now)

      Fire can be picked up by insurance companies which are raking in huge amounts of profits and there shouldn't be an increase. Don't pay that insurance, fine, you don't get the fire put out. Pay for what you use. Police is not your friend anyways. Look how HOA deals with people and its not different than government... a bit of power and they want to own you.

    I feel like this is a great idea! Once property taxes are eliminated, the question being asked is how do we fund parks and roads? Where does that tax base come from? In my opinion, the easiest way to keep basic parks and roads functioning is to tax churches that claim to operate as non-profits but generally don't do anything to meet the most basic non-profit threshold. Just like ridiculously bloated governments, those who are taking from people and not giving back anything of real substance should eventually have to give back what they stole......no?

    I'm okay with property taxes. I'm not okay with Income tax as our constitution, founding fathers and supreme court that ruled twice to be unconstitutional. Property tax makes sense as it should be used to upkeep your city/states infrastructure like roads, water, sewage and electric.
    Income tax is mostly used as a form of socialism that's clearly nowhere in the constitution

      Make Proposal A cap permanent for primary residence owners at 2011-2012 price levels or 1995 price levels plus inflation whatever is lower regardless of how many times you move. Make only secondary and non primary homes and rentals have uncapping in addition to the non homestead increased millage.

    I like that property taxes are local and ear-marked. They say specifically what they are to be spent on. And they give local communities the power over these services or even the choice to not have some services.
    As a property owner, I do not like that people who don't own property can vote to raise taxes that they will never pay. I also don't appreciate that millage votes will often be scheduled for low-turnout elections like primaries. That's a dirty trick. All millages should be in a November election.
    The government will get it's money one way or the other. Funneling all those tax dollars through the State will give the State "power of the purse" over your local services. Do you want the State running your police department?
    Some smaller communities choose not to have things like libraries to save money. Will the State ever decide not to build a library to keep taxes lower?

California has a 1% tax and we love it and if you vote it in you will love it too.     Eliminating property taxes would just result in increases sales tax, state income tax, state excise taxes. The government still needs revenue to pay for public services. Doesn’t matter which state. One can see the problem of not having a state income tax in TX and FL….both states have very high property taxes and sales taxes can be as high as 8% in FL and 8.25 in TX, depending on the county.

      That would be fine and the government would probably end up with more revenue but at least people would not be at risk of losing their homes over taxes when you purchase items as in paid off in full such as food, toys,tools, ect... You don't continue to pay for it year after year you bought it you own it real-estate should be no different it is nothing less then theft and corruption from government to take some ones property over taxes and a Generational wealth killer...

      Only if you completely eliminate property tax which then means investment firms can hoard home and land and pay nothing to occupy them only risking no insurance that home burns down which is an unlikely thing anyways.
      Tax secondary/vacation/investment/ non homestead homes. For primary homestead homes where people own and live in them, hav eno property tax regardless of age mortgage or not. Thats the purpose of home ownership is being able to have peace of mind of calling it your own while living there and having no rent or mortgage payment hanging over your head. Property tax is a kind of rent so ax it but once again only for primary home owners principle residence homestead. Not for secondary investment and vacation homes or like you said property gets ore expensive as rich millionaire/billionaire people and investment firms can buy lots of and hoard property while paying nothing to keep it.

    California has Prop 13 passed by Republicans in the 1970s which limits how much the government can increase your property taxes annually (max increase 2% per year. Michigan could maybe tie to inflation). That could also be a middle ground. Why do I have to pay more as property values around me increase a lot (I don't benefit from it until I sell in which case they take a chunk using transfer taxes)? California also has a runaway budget and trying their hardest to eliminate Prop 13. Fiscal responsibility and a balanced budget should also be a requirement.

      Michigan has a similar thing called Proposal A passed in 1994. 5% or inflation whatever is less is how much you can be taxed on. But once you sell home it resets to uncapped value. I think its the same or similar in California with Prop 13. Though California its limited to 2% and 55 and older can transfer Prop 13 when moving to similar or less expensive home. In Michigan you cannot. California also has so much higher home prices than Michigan and almost every one else as well but they have a lower tax rate so there are even bigger differences between current recent home buyers and long time home owners especially 30+ year ones than the already big difference in Michigan.

    What happens when the tax cap is lifted and farmers that have owned their homes for 40+ years can't afford the high increase to their taxes? 180,000 tax seized/lien properties in 2023. Those are home bought and paid for and taxed for years. The owners are forced out because they can not affird property taxes. I own my home, but technically, the State of Michigan does, and I can lose it because of one thing...property taxes. Eliminate property taxes. The state over spends and needs to be restricted by We The People. Less money=less power.

    Cut the waste and the government wouldn't need all that tax revenue. It is simple. People do not realize just how much waste there is. Shrink government. If the quality of what gov does was great...or even good, maybe those that like big gov might have a caee, but education is terrible, and the current bloated gov does not improve quality of life. We need competition to stimulate improvement. Let them fail, kick in competitive privatization for as many "services" as possible. We used to live that way and life was better and more free.

    I don't like property taxes either, but there is a consequence nobody is mentioning. All over the country, funds controlled by China, Bill Gates, Hedge funds, etc are buying up huge swaths of land and sitting on it. If they don't have to pay property taxes on this land, they will buy up everything here. They have loads of cash they are sitting on, they will be able to out bid anybody. Today, you can go up North and buy 80 acres of hunting property because somebody else is tired of paying property taxes on it and wants to dump it. If you eliminate property taxes, the average person will never be able to buy property here again. Also, think about all of the water rights and mineral rights that go along with the property.

    I will vote to eliminate property tax in Michigan because I don't use half the government facilities. Rent and home owners can see a reduce in monthly bills. Texas has no property tax and there doing well. I don't use library, parks, museums, zoos, the county private jails, the prisons. The courts I don't use that stuffi want to ow my home and my brother wants affordable rent. My grandma wants to keep her home on fixed income

    Absolutely.Get rid of property.There's no reason to have other than the government.Stealing our gonna affect schools police or counties

    The state makes a small fortune off revenue sharing with the casinos. Just our local casino pays millions every year a portion of that is given to our local community. Now if the state has this same deal with every casino , they are probably making billions. Where is all that money going. The state also has their fingers in the production and sale of cannabis. Where is the millions from that going. Let's not forget "sin" taxes , gas taxes, gambling income tax and all the fees we pay to do anything in this state. I think it can afford to lose income from property taxes. By the way did you know your about to pay from the use of state parks whether you use them or not, when you pay you yearly license plate fee.

    They should copy California's prop 13

      Well Michigan have Proposal A which is very similar. Problem is it uncaps upon transfer of ownership in property. California Prop 13 does the same thing. Though California does allow those 55 and older to move and transfer their Prop 13 protection to another house. Michigan has no such thing so they should copy that but make it any age not just 55 and older. Allow at least one transfer.
      Better yet Michigan and California should make proposal A and Prop 13 caps permanent even upon ownership transfer no matter how many times as long as its a primary homestead residence. Only uncap upon ownership changes of secondary/investment/vacation homes and keep it capped until ownership changes again for non primary homestead homes.
      If investment/rental/vacation homes change to primary home, roll back the SEV to the lowest capped value of 1995 or 2010-2012 plus 5%/inflation per year, whichever is lowest. Or if homestead changes to a non-homestead, roll up the SEV to last ownership change and tax on that. Rinse and repeat as often as needed. That is for Michigan. For California Prop 13 do the same thing except its 1978 and 2% cap no matter what.

      Thats propsal A. I think Headlee requires millage rollbacks and also allows uncapping in a 1year delay.

    My great uncle might loose the house he built due to the property tax because the government has decided his house is worth a million. I'm not sure if he could get that amount, but either way he doesn't want to leave. He is an elderly vet who has been fighting cancer as long as I can remember, due to getting sprayed with agent orange. His wife recently died, he thought she would out live him. He needs a break from bad news.
    If the government really wants to charge property tax, the tax shouldn't increase until it has a new owner. That would prevent people from being priced out, and it would encourage people to repair and update their property without a fear of increased taxes. Otherwise, property tax needs to go. It's too scary to think some random dude could force you out of your own home because you can't afford the yearly tax.

    If it is going to save them 14 billion dollars a year they'll get that 14 billions dollars from somewhere else. Or, are they going to reduce their annual budgets by 14 billion a year? When has that ever been done in the history of this nation? Don't be stupid. Now property taxes pay for your schools. Where is that money coming from in the future?

    I pray this passes and property taxes are eliminated! Our taxes went up $350 per month in three years!

    There should never be a property tax. Your property should be yours without risk of the government taking it.
    Maybe if the state was ran like a business and instead of relying like a paycheck to paycheck style they should invest and and run the state off of an endowment.
