    Hi! Thank you só much for this. It has been super helpful. Quick clarification on Q36. What I was taught is that the Market Value is what the prop would sell for under normal market conditions, while Market Price is what the prop actually sells for. Slight difference but still something that I would love your take on. 🙏🏾

    • @RealEstateLicenseWizard
      @RealEstateLicenseWizard  4 ปีที่แล้ว +3

      Good question! Value stems from the fact that things have worth. While the cost of your phone may be $1000 the photos in it may be priceless. Value is different for everyone and can be very challenging to determine. Some markets, states, and areas, may call describe value differently.
      My understanding is that, when it comes to Market Value or Market Price (for property), these are terms in some way mean the actual selling price of the property. You are correct, often, market value is determined by the overall dynamics of the market when it comes to economics, while market price is determined by what buyer pays for it. However often these terms are used together, at least in real estate. In the answer of the question it actually says "or" and I think that's because it can labeled as both.
      Kind in mind, A lot of exam questions are choose the best answer. So often some questions have more then one answers that under some school of thought could be correct. However, you must choose the best answer.
      Its also worth noting, value vs price is much different in investing than real estate and maybe you were taught from someone with an investing background.
      Hope that helps,
      Zack

    • @AppleChristieWallace
      @AppleChristieWallace 4 ปีที่แล้ว +1

      Thank you, Zack. This clears things up a bit. You’re right, Market Value vs Market Price was covered under “Investment Properties” of the course materials. I’ll keep what you’ve said in mind when taking my exam. Cheers!

      Most of the questions are the same each year. Which is why I say in the 2020 video to make sure to watch the 2019 version as well! Granted, we are constantly improving and adding questions so yeah, its going to be different, but not signifanctly. The only time questions change signifanctly is when laws change. Then we adjust.

    Thanks! I have 100 questions to study from a program I purchased I also purchased all their books and the books especially the reading material is so confusing. It almost seems like it was written for maybe a lawyer to understand. Its ridiculous. I've had to do my own research for the terminology in this book. It is so boring and complicated. Anyhow their questions are also twisted. Ive taken this exam already like 17 times at least in California. They have made it almost impossible to pass. But with these questions you can actually understand what they are asking thanks. With question 5 when do you use each one of them?

    One small request…may you please do a video where you ONLY read the questions, state the answers by A, B, C, and D…, state the explanations, and if someone needs you to go slower, they can pause it….all the in between talk makes it more confusing, especially if you just want to listen while working out, driving….I’m NOT being mean, but I’ve been looking for a video that cuts to the chase without the small talk, as well as give the CORRECT answers, such as yourself (the other cut and dry TH-cam videos I’ve seen have had the wrong answers🥴))
    THANK YOU 💕💕💕

      Technically, you are right Jeff, however with almost all questions you'll see on the exam its "choose the best answer." And by definition what they described is an offer.

    your exam seems a bit easier then the ones I've tried before. Is there a reason why? I don't think is much because I have studied, because on yours I got about 85% on the first 40 questions, where usually the others I've been getting 50% or less then 60% which has discouraged me thinking I'm not ready

    • @RealEstateLicenseWizard
      @RealEstateLicenseWizard  4 ปีที่แล้ว +3

      Our exam questions are based on ALL concepts you need to know for the real estate exam. So within it, there are basic questions, basic concepts, advanced questions, and advanced topics. The basic questions and topics should be relatively easy to understand. With that being said, we have a large pool of questions that we take from to generate each exam. So each time the exam is different. So theoretically, doing the first 40 could be easier then the next. See what I mean? I'd suggest taking one of the exams yourself, on our site, and then see how well you do. Like I said it varies every time so you may get an 85% one time, but maybe 50% the other time (at least for our premium users). Our premium users get full access to the whole pool and like I said it generates differently every time. Check it out if you are interested.
