    Last 6-12 months, ghmc is not in a position to take care minor road repairs in Hyderabad. Once India's population stabilises, the risk of ghost cities can happen in India too as seen in China.

    One of the main reasons why real estate shot up is unlimited FSI, which is introduced to make things affordable. But landlords and builders increased prices of land prices even more than that, quoting the unlimited FSI. Finally, prices are more in high density appartments in hyderabad (greater than even low density appartments in bangalore), which is horrible 😢😢

      Even in Hyderabad there are some communities like The Botanika at Gachibowli which are very attractively priced for its location as well as ultra low density. But most people are not aware of the concept of low density and high density homes

      Agree with core of your argument but Bangalore real estate is even more insanely expensive both in terms of rent and market value. If you compare apple to apple and orange to orange, BLR is definitely way costlier than HYD.

      @abhijitkhopkar1500 Currently, hyderabad real estate is as expensive as bangalore in terms of cost.
      But in terms of rent definitely hyderabad is cheaper.
      One more point is that bangalore does not have unlimited FSI. If you take many gated communities, you will not have more than 80 flats per acre. But in hyderabad, builders are building high density appartments. For example, my home is building 150 to 200 flats per acre and selling at bangalore prices. So by this logic hyderabad is way more expensive than bangalore.

      @@VaibhavThatipalli Land is very expensive in Hyderabad due to no ceiling in FSI. But final product per sqft is cheaper in Hyderabad. In Bangalore even on the outskirts you won't find anything for less than 10k/sqft.
      Hyderabad has definitely far better infrastructure compared to Bangalore. Besides, now Mivan construction buildings will stand for over a hundread years. That has been a game changer. We've wider roads and better water supply than Bangalore to make this higher FSI feasible.
      When I started working in 2006, 've seen three cities Pune, Bangalore and Hyderabad. I would blindly choose Hyderabad amongst the three anyday to settle.
      Since then I m constantly hearing this buzz of the eminent correctin in real estate that never came. Most likely we will go in a stagnation phase, a steep correction has never occured in Indian real estate so I won't bank on it (though I would love prices to fall helping me to buy another house).

    The density of flats per acre is very high in Hyderabad, all these high rises regions will turn into IT slums with very bad living conditions & exploitation centers.

    Hyderabad real estate fall like a pack of cards . Good for middle class , if not there wont be a flat available for 1 cr in future

      Land cost plus construction costs are coming to 5000 per sft . Please don’t be in dreams if you want to buy,buy it now. Price will not come down rather it will stay at same rate.

    Old wine in new bottle. Past glory can't help if the future planning is not on sound principles. The correction is inevitable given the undue hype created. Fiscal policy and resource management also needs proper planning and implementation.

    Do we have example when price dropped in India apart from 2008 recession, Covid and Notebandi for some extent? High prices are there but they dont come down but do not increase as well till it justifies value. This is painful for investors who bought at higher price but should be ok for self use. We also have to see how rent market behaves which also attract self use customers. I think big Developers should launch projects with less premium amenties with smaller size which are less costly.

      Thanks for your response. I'm not skeptical about Hyderabad growth, however we should not sugar-coat Hyd. Pls mention both pros and cons. HYD has to grow organically for long-term sustainability.

      I believe housing in Hyderabad is out of middle class, still new freshers are being paid 25k and 15 years exp people are getting less than 1 lac. And if you say its beginning of hyd growth then better I say to youth stay in your hometowns don't educate and stive to do it jobs. Better start developing your are do business help your family no point coming to metro cities

      @@kotturivinay23 That is true. If congress can't do any development work, at least they are doing destruction work. Even one single metro line plan has been changed 6 times in the last 10 months. Hopefully, by the time congress is out, we will have 22 new metro routes planned.

    Hyderabad has that potential, but these political parties with freebie culture and corruption curbing its growth. Today, YTDA and pharma city gone and fourth city came. After four year you don't hear fourth city. You can see telangana following path of kerala in terms of revenue deficits. But government still going ahead with so called musi beautification, which is mostly going to be a flop show, which will have additional burden of 1.5 lakh crore. Adding insult to injury, creation of HYDRA and planning to give it extensive power will prove as a backbreaker.

      Sir, Government actions need not be destructive always, they might also sometimes be corrective.
      What we truly beleive is that a "good" product doesnt need a "great" market , infact it creates one. Hence take the advantage of the buyers market now if you want to invest at reasonable prices. cheers.
