    I purchased a home in riverview last year and I’m loving it. Traffic here is insane like it’s everywhere else mentioned on the video, but if you work from home like we do, it’s a not a big deal.

      There are tons of car meetups and car shows. The riverwalk has a car show practically every month. I’m not that deep into cars, but growing up I had a bunch of friends that either restored them or raced them… we have both here lol

    When we moved here in 2014 access to MacDill AFB was important so we went with Riverview. We did look at Wesley Chapel and it's very nice up there, but was a little more expensive. The amenities are great and it is very self contained. You're points are spot on and I love that we can get to a Lightning game in 20 minutes, the airport in 40 minutes and any of the beaches in an hour.

    I live in Wesley Chapel and the population is exploding. Traffic is horrendous. They have been tearing down beautiful woodland areas and building numerous subdivisions. condos, and apartments, as well as commercial buildings. This used to be a very pretty area but not so much anymore. It's quickly losing its rural feel. If you left this place 15 years ago and came back to see it today, you would not recognize it. It's been so built up and continues to be.

      I feel your pain, I have lived here for 30 years. Wesley Chapel is turning into a hell hole. All these people need to move back to the states they came from. They voted in liberial idots and ruined their state. Now they are moving here and bringing their stupid ideas with them. GO HOME!!!

    Moved to Riverview in 2005 and it was mainly farms and the traffic was decent. My good friend moved to Wesley Chapel and it was the same thing. Riverview has expended so much and the traffic is horrible in the am and pm. Getting to and off 75 is the worst during these times. The difference is in Riverview you have many options and things to do and easier access to the beach. Wesley Chapel is still expanding and will be like Riverview in the coming years.

    Both areas traffic is horrendous but if I had to pick one I would definitely take Wesley Chapel over Riverview

      Stay out of riverview, wasn't bad 2 years ago when I moved here but now the traffic is so bad and they are building shit everywhere so gonna get way worse I am considering moving but that's probably not an option with home prices

      Prices to rent here in Wesley chapel are insane . We are waiting on a build currently far away from this place I recommend anyone else do the same

    Moved to Wesley chapel in 2004. It was like a small town back then. Now it’s become a city and although it is a great place to live the traffic is horrendous. Especially since Tampa Premium Outlets mall was built.

    I moved to Zephyrhills because it's right next to Wesley Chapel at about 20% lower cost! The extra drive is worth it.

      I cover Lakeland, but rarely sell out there as it is a ways off of Tampa. We mainly focus on hillsborough, pasco and pinellas counties. We do also go into Sarasota and north of pasco at times, but rarely to Lakeland.

      Lakeland is a area with alot of tampa/Orlando commuters too. it gets glossed over a bunch because its 45 minutes away.

    Moved down in 2005 and could have picked WC/New Tampa but chose Zephyrhills, got more for my money and way less property taxes. But now traffic is absolutely insane! I'm right on the border of WC and developments are popping up everywhere. Home values took quite a while to go up but now are up there. Thinking about moving to an over 55 community but I can't see any savings in doing so.

    I live in Wesley Chapel I moved in 2012 and I pay 165 for my new home . now the home got up and traffic in the area is crazy. Wesley chapel is nice, everything is new, good schools . Easy access to Tampa

    in general your comparisons are accurate, however i think your traffic assessment and drive times from each area to either tampa or the beaches are waaaaay off. the difference is huge with traffic. wesley chapel to tampa can be as much as an hour, while from riverview its only 30 minutes. east and south hillsborough county has much better access than pasco county.

      Tim I appreciate your comments. I drove both areas for a living while showing homes and at different times it can definitely vary. With both areas being close to interstate access helps drive times also. From wiregrass mall to armature works it took 24 minutes May 2pm weekday. I had 3 routes and all under 30 minutes.

    idk but the traffic in riverview is absolutely terrible right now. if you getting on i75 off of big ben rd, you might as well pitch a tent

    I was going to move to Wesley Chapel/ Zephyrhills but I didn't see any diversity there in school and all I saw was cow, cow houses cow lol. I know those 2 area will be definitely growing. It is absolutely beautiful though. I am now in process looking at Riverview moving to Riverview school also is not all the diverse either. I really hope I don't regret Tampa moving here.

      Wesley Chapel is very diverse. I've lived here for 6 years. My son graduated from Wesley Chapel High School. His school was very diverse. Hope this helps 😊

    Thanks for the insight on the areas been looking to purchase a home in the Tampa area .We seem to be having a hard time we have put in offers and always get out bided.We are in a program from our credit union called members on the move was wondering if you were involved in that program

    Both areas are nice, but WC in general is much newer, with far fewer crimes occurring as well. Brandon is closer to most of the attractions in Tampa, though. Both areas have similar amenities though as far as bars and restaurants, though I'd give the edge to WC because of the heavy expansion in the past few years. Also, WC isn't even in Hillsborough County, that's Pasco's land, so you might actually save money in that regard, living in a much smaller county.

    I live at Charlestown landings (yeah you know) lol literally next to mall. And Walmart which I do love, but the traffic. Is INSANE. Very accident prone kinda dangerous. You have to have practice to drive around brandon.

    No doubt Riverview/Ruskin area over wesley Chapel. Way more less congested routes to the area including 618. Easier access to the beaches over wesley chapel. Less expensive and Lot more to do in Riverview Area over wesley chapel. Easy access to down town and TPA with option of toll over wesley with only congested 75 available.

    Wesley Chapel has plan when they built, that's why roads are wide and plenty of shopping around. I hate Riverview or Brandon areas~ roads are narrow, always congested, lacking of shopping except Brandon which is a one way in and out nightmare. I don't go to those areas at all.

      Your right it’s not in the city of Tampa but my channel is about Tampa and the surrounding areas! Some work in the city and live in the suburbs (unincorporated areas) so it helps everyone understand the areas!

    The best place is to head north on i75 and drive a minimum of 500 miles and take a friend. All these people moving here has ruined Florida

    Uhhmmm i live in riverview. Its closed. Not open for anymore people!! We dont have the infastructure to support all the new people. Its now taking 45min-1hr to go less that 9 miles!! Been here 8 yrs, we used to have farm/pasture land and now its all storage units, dentists or publix.

    Live as far away from the water (bay or gulf) as possible... They're looking into whether there is cognitive decline after being exposed to red tide. It's messed me up, I don't think it's a temporary thing.

    Sir, the statement of Wesley Chapel being 30 minutes from Tampa is false. I have lived in this area my whole life and made that drive many hundreds of times. The drive is no less than 1 hour and likely much longer with the multiple auto accidents that occur every few hours on that interstate.

      I appreciate your comments. I drive these roads all the time for a living. I just got directions from google maps from Florida Ave brewery in Wesley chapel to armature works in the city. 3 different options under 30 minutes! All good though!
      In fact it’s currently 24 minutes

      It depends on where in Tampa you go. I live in Wesley chapel and work in Tampa. The first exit in Tampa is bearss and that takes about 15 minutes. The deeper in Tampa you go obviously the longer it takes.

    There are too many people moving to Wesley Chapel making the traffic horrendous. Send these people elsewhere.

      New exit is opening at overpass road which will help redirect some traffic . Wesley chapel is a commenter suburb… a lot of people coming and going for work. It also is one of the best suburbs with the Amt of amenities so it attracts a lot of people from the surrounding suburbs. It’s not only the people living there. Wesley chapel is a great place to live and while it has exploded with its growth, that’s also what makes it a great suburb to live in or near. You don’t need to go into the city for things.
      Just don’t see the traffic changing because they keep attracting people from all over.

      @@TampaFloridaLiving You obviously do not live here because if you did, you'd realize these people cannot drive. I have seen as many as 6 accidents in a single day in & around Wesley Chapel Blvd and Bruce B Downs.

      @@davidhalley937 ha ha ha. I am not laughing at the accidents, but I actually was rear ended last year in Wesley chapel. It is busy and I’m not downplaying it. Just saying it’s an active area with a lot to offer which is why so many people are attracted to living there. Many of the other suburbs have your basic needs but not much else and you have to drive for a nice variety.

    As someone who was raised here I wish people would stop moving over here. You're causing everything to go up in price. There are historical landmarks being torn down to make cheap condos which will be way overpriced.

      I hear you. I am from here as well and it is sad to some degree how much prices have increased and how our little town feel is now becoming an actual city, but in all fairness this is happening everywhere. Tampa has flown under the radar for so long and while I do love the small town feel, I am excited for the direction the city is headed and our newer attractions and amenities. Where we lose some amazing things we also gain another. Its just different and different is not always bad.

      @@TampaFloridaLiving within the city where they work not causing traffic and accidents by moving to Land O Lakes where they don't care. Nobody contributes to Pasco, the roads are crap etc however they still keep moving here living inches from each other for 500k. Part of living is being relaxed and comfortable. If ya work in Tampa live in Tampa

      @@umkane3851 I hear you, but there is no more room to build on vacant land in Tampa. We have been way behind on homes for the amount of people living here for years. We have also been very affordable and while I agree prices are getting up there, it’s still comparable to many cities around the country. Eventually as the city and surrounding areas grow it has to expand outwards and yes things will change. I grew up in the city and on 14 acres in fade city (split family) and it was great we just knew we had to drive to get that space. I know it’s not perfect for new construction communities to come in and build on nice open pastures, but as the population increases… it’s the inevitable. In the 70’s that was carrollwood then in the 90’s lutz and Brandon/riverview and now it’s moving further north and southeast. It will continue into San Antonio and keep growing through the decades
