- We continue searching for our Homestead Property in this third Vlog in the series. This Homestead Property Search brings us to Western North Carolina on October 13, where we look at an 11 acre property with a 3 bed 1 bath house. The following weekend, on October 24, we head to Eastern Tennessee to look at house on 21 acres.

I'm with you. Don't buy hilly land if you're planning on farming. Get as much level land as you can. I highly recommend "Finding and Buying Your Place in the Country" by Les Sher. Did you know if you buy land on top of a ridge you will hear all the noise from the valley below? And if you are in the valley it will be quiet but you will have less sunlight, shorter days for growing vegetables? If you do wind up on a hill at least make sure it is south facing. Make sure you research any easement that is required to get to your land to make sure it will transfer with the property you buy. If there is a shared well make sure that you have legal water rights that transfer with the property and a maintenance agreement. If you wind up buying raw land make sure it will pass a perk test for septic. Good luck with your search.
Excellent advise. The other day we went back to a property we saw a few months ago, to double check if we really did or didn't like it -- when we were there, we heard all the noise coming from the foot hills surrounding the property -- so yeah, it appears valleys will hear the ridge noise and vs versa.
Thanks for including us in your journey! Truth is in WNC or NC in general you should check taxes. Property, car, sales etc. They are higher than in TN. Also unless you move away from WNC area finding a high percentage of useable land is hard. TN has many more options. Good luck on this wonderful adventure!

I watched your video yesterday where you took scrap metal to the Hollar's. I watched this one today and it was so interesting to see what is out there as far as homesteads are concerned. I am way too old to move now but I do enjoy watching you young folks getting into the business of being self reliant so I am going to subscribe and look forward to watching your continued search. Make sure you tell friends and other homesteaders in the states you are interested in, to keep their ears open for properties coming up for sale. Also, It might be practical with large amounts of land, or forested land, to bring a drone with you to go over the property from above. Thanks for sharing. Have a Blessed day.
Thanks for that, we have had a few fellow homesteaders tell us about properties they know about and Realtors let us know about ones not on the market yet. There are so many ways to find land and we appreciate all the help and leads we can get. -K

I forget how fun it is to walk through these houses and see people's aesthetic quirks on display. From floor-to-ceiling wood panelling to an abundance of deer-themed art, you never quite know what you're going to get when you walk into a place!
We enjoy property searching and house hunting. We are known to wonder into open houses from time to time even when we aren't in the market for a new place.

After seeing a later video where you referenced the first property you'd seen, I came back to look at the first. It certain had a lot to offer and I totally appreciate it takes a lot of looking to know you're making the right decision. Regarding your comment about not needing the basement space -- if long term you want to put up your own food, the basement would be an incredible food storage area. Good luck on your journey!
Thank you, agree that there are uses we could find for all spaces. The comment was just to articulate that we only feel we need a home around 1,000 SQ ft or less.
hmmm...house number 2 was to weird/unique lol...especially the "liquid on the deck" ...its a start...l found out that when we looked around ..we were able to tell our realtor more details about what we did /didnt want...a freshly poured ? concrete floor in the first home was making me think of Alfred Hitchcock ..lol...Be Blessed

One helpful hint: tip your camera up a bit, it feels like we are always seeing floor or only partway, zoom out, I dont know. It's fun to see everything with you, but a bit frustrating not to see , lol

Crazy! It's out there but finding it will simply take the right combination of timing and diligence. Those were both creepy for si=ure! That deck with a trap door.....nope!
Trap door and maybe moonshine. Plus, the radio playing and us not knowing if there was a squatter. It wasn't a creepy house, but still a little "off".

Which one? LOL...We use LandGlide, HuntStand, i-Hunting, and one other I cannot remember the name of...when those do not work we pull it up on GoogleMaps. -K

first house looks like extra concrete on the inside. suggesting foundation issues.
Yeah. We suspected water issues based on the cleanliness of the basement and amount of wet spots on the outside of the house.

@@TheKraemerLife Great because when entering the house it appeared it was without consent. Especially when the realtor said she was afraid someone would come out with a gun. Hope you all find your forever homestead.
@@sofiabryan5074 the realtor was nervous because when she made the appointment she was told by the listing agent it had been vacant for several months. When we arrived there was loud music playing so she thought there might be a squatter.
Eastern Tn and Western NC is nothing but hills and unusable land mostly. 😃
Depends on what you want to do with it :) I think we can find a use for most land but walking up steep terrains isn't on my bucket list ;) -K
The first property has a nice backyard. House is old stuff and no running water? What is the pricing on these properties? Without pricing comments are a waste of time. At one price a property is a raging steal and too high a price it's not worth considering.

I have been looking in the area of Hendersonville and west over to cashiers. But I prefer only land, no house, and not in any development.

Very good question. I guess it would depend on what you are looking to do on your homestead. For us, we think the Eastern part of TN is best for us. We are looking east of Knoxville.
First of all, you would not usually homestead in a city, you would look for towns, bergs, and I think in TN hollers 🤗😁😁
