When I purchased my 1st condo many years ago my MUST haves were - Insuite laundry, Pet Friendly and parking. It really amazes me that in Vancouver where so many people have pets and love pet that there are still many condo buildings and rental buildings that do not allow pets. As you said it limits appeal of the building. Yes, there should be some restrictions on number and type of pets - for example 2 cats and 1 small dog, but to just have a firm blanket NO Pets is unacceptable. Especially when many people will be restricted to condo living and even life renters.
@acadian76 Yeah. I'd agree. I think we probably are heading that way at some point. The province recently limited the ability of stratas to restrict rentals (now you can only have a no short-term rental restriction) as well as age (now they can only restrict it so that one resident must be 55+)...I can't imagine pets are far behind.
Why is it unbelievable?? Animals will cause increased wear/tear on hallways, elevators, common property. Not to mention, avenue for noise complaints. If you want pets.. purchase in a pet friendly building . Buy your own detached house.
@@AhhhSukeSuke I DID buy in a pet friendly building. However, cats stay inside a persons apartment and as for dogs the strata can have rules that they be leashed at all times, have rules on size & breed restrictions and as for noise complaints - the usual bylaw fines process can apply. As I stated too many restrictions limits the building resale appeal. You don't like pets you can buy a detached house.
I was waiting to hear 1.5 million. Properties like this give me. lot of hope. It's got the view I want and is close to the beach, walking distance to the stores and access to transit, and top floor. The only negative, for three of us it would be a challenge especially as I need a studio space. Still, this is the most exciting condo I have seen since we have been looking at the listings. Love when you take us on a tour of a listing. Thanks How often do top floor condos like this one in Kits come up Sebastian? Do we ever see condos over 1200 square feet?
@OrdinaryFilmmaker This would definitely be a tight squeeze for a family of three! Units around 1,200 or more square feet are not super common. But in the 1,000 - 1,100 sf range is much more typical. As for top floor, it's only a small percentage that will be top floor. At best (usually), only 1/4 of units in a building will be on the top floor...but many buildings are taller and often there are fewer units on the top floor than on other floors (not to mention people will typically stay longer on the top floor than on other floors). So...I'd say maybe 2% - 10% (depending on area) of the market would be penthouse units.
@@LivingInVancouver-BC Thanks Sebastian. 1000-1100 is doable for a condo - I already mocked something out - just have to be smart with the space. We will be sure to allow enough time for the process to choose the right place along with your guidance. While I still like a freehold or duplex, I would not be unhappy with a condo like this but a little bigger.
@OrdinaryFilmmaker For sure. Most of us in Vancouver do with a lot less space than we'd have in other parts of Canada once we get our minds wrapped around the market here....unless money is no object.
@@LivingInVancouver-BC I'm already there. We have 4300 sq ft now and heating and cooling takes time. We don't need this much space and at least 1000 square feet go unused with another 1500 under-utilized. I think 1500 to 2000 would be ideal, but we can work with less. It's all to do with the design.
The outside looks so bland. I like a nice looking building. Ours even has a huge fireplace in the foyer. The suite is beautiful but a tad small. How is parking in that neighborhood?? The top floor gets tons of bird crap. 🐦In ancient Rome the second floor was where the rich lived.
@johnnyboyvan Yeah, I hear you...it's definitely an understated exterior with this one. But I think it's a good reminder of just how different the inside of a home can be from the outside. Parking this close to the beach can be a challenge in the summer months. But there's plenty of resident only parking if you live here and the unit does come with it's own underground parking stall.
