These Vancouver Neighbourhoods MADE Money in 2024 [Living in Vancouver]
It's no secret that 2024 was not a great year for Vancouver real estate. There were some ups, and some downs but in the end it was a mostly flat year for the region.
In this video, I look under the hood at what REALLY happened...and uncover some very clear WINNERS but also some very obvious losers in the Vancouver real estate market.
A few of these are really going to surprise you. Quite honestly, they surprised ME.
...but the data doesn't lie.
Most importantly, once I broke down the data carefully I saw some very clear trends develop. These are trends that are going to shape the Vancouver real estate market in 2025 and beyond.
So if you are moving to Vancouver or even if you already live in Vancouver, this is a video you won't want to miss. I moved to calgary a year ago from Los Angeles. Not just me but my whole family actually, cousins uncles and aunts and all. We love it here so far. I dont think we will be moving back to the states at all. And dont worry this planned way for years .8 years to be exact. However over that time period we all came at different times.

Great overview. Based on my experience, I would definitely avoid any areas with Indians and especially Punjabis. Overcrowding, too many cars illegally parked, other bylaw infractions that are generally ignored.

@LarryNg-mx8qz I agree to a degree. The "cool" part of Main/Fraser has slowly been moving south...but it'll still take a while for it to get down that far south.
Vancouver at least has events, they're both expensive. Vancouver wins
@karrde666666 Well...Vancouver is actually MUCH more expensive. The typical house in Victoria is valued at nearly half of what it would cost in Vancouver. $1.3M vs $2.6M. But I agree about events. Way more going on in Vancouver. :)

@udderstuff5554 I'm not sure about doing this same style of video for the entire region...the analysis of ALL the sub-areas would take me DAYS...but possibly, if there's demand for it. @maxdcorgi Yeah...in relative terms, it's true. Tough to find cheaper for a liveable 3 bd space for families any closer to Vancouver.
After expo86, the sushi boom on Robson with international students was the reason I am a CDN expat in Japan for almost 30 years 😅
@studiokiselbach No kidding! That boom really never subsided and is still going strong. Are you ever planning on coming back to Vancouver?
Vancouver is opposite to Japan where I am. The winter is sunny, very early sunrise, super dry and cold, similar to Vancouver, very little snow if at all. Summer is super hot/humid (80%) and almost unbearable in summer like most of South East Asia. Yet housing and cost of living is way, way cheaper though.
@studiokiselbach I've travelled to Japan a few times. The first time I was there with Dad when I was maybe 11 or so? A couple things that stood out for me...I remember being completely transfixed by Japanese media...like music videos and game shows...they were so over the top. And I remember it being so freaking hot and humid it actually made me cry. My dad was trying to get us to every single historic spot possible because "you never know when you'll be back here"...and I simply couldn't handle the heat/humidity. I love Japan though. Such a beautiful country, incredible history and fascinating culture.
@LivingInVancouver-BC it's actually a certain type of hell, when humidity reaches over 80%. Common in the southern USA, too. Not only is it wicked but lots of stuff gets moldy quick. Basically most of south East Asia is humid in ⛱️!
Thanks for your perspective. I lived in Vancouver for 14 years, from the young age of 20. Hoping to be able to return some day, and tend to agree with your perspectives. I never really realized a lot of places I lived are maybe more walkable/their own microcosm than some other areas of Vancouver (I mostly lived in Mount Pleasant/Riley Park, Commercial Drive, and the West End, with a little Hastings Sunrise mixed in).
Living in vancouver doesn't make one an expert. My brother and mother aren't very good at providing me with information on moving out there. They seem to stick in their own community and know little outside of them. I've learned far from from Sebastian's videos.
@matthewmaclellan_ @OrdinaryFilmmaker I'm not sure if it's the same in most other cities, but because of how self-contained so many areas of Vancouver are...many of the residents have little experience outside of them. I guess it's human nature...once we get comfortable with what we have we kind of stick to it. It's comfortable and safe...but man, are they missing out! There are so many amazing parts of Vancouver and Metro Vancouver!
@@LivingInVancouver-BC I understand that fear. It takes courage to uproot the family and move, but when I compare each place, it's a clear no brainer. I feel I am setting us up for success and a happier retirement. I'm looking forward to seeing what Vancouver has to offer on Canada Day this year!

I've wondered about Mission, Chilliwack, Langley and other points in between as options, but I always come back to Kits and West Point Grey, being close to the ocean and the convenience. @@LivingInVancouver-BCmy husband and I both worked downtown and we stayed in a small Yale town studio until I was pregnant with my son. Everything was so convenient Within walking distance. but rent is so high place is too small. I started to get claustrophobia. We moved out of Vancouver still in BC. But I really missed the city sometimes. It just have so much life. So full of energy.
I live DT for now and will be leaving the city soon. I grew up in the 80s and wild drug filled 90s here w/ tons of crazy shit that i can't write about... It's bad everywhere now, so sad what this once great city turned into 😤😤

There is a night life ,on a smaller scale, in Vancouver if you're into discovering new local original music ,but, it's scattered around the city and in mostly smaller venues: Lanalou's, The Rickshaw, The Heatley and ocassionally The Cambie Hostel in the downtown eastside, The Princeton and Green Auto in Strathcona, Red Gate on Main near Mt. Pleasant, Guilt & Company, and 2nd Floor Water St Cafe in Gastown, The Painted Ship in Kits, The Wise Hall, The Silvia Hotel in The West End, The Brighton further east on Hastings, and the odd local live original shows at The Pearl ,(formerly Venue), on Granville and The Biltmore downstairs off Kingsway.
I would LOVE to leave Vancouver... I just can't afford it (sigh).
If I am immigrating from the US, like suburbs or rural areas close (20 min) from the city, and I would be working in MT Pleasant, what would you suggest?

Burnaby Heights real estate makes East Van look cheap
As a mainlander being born and raised in the rockies of BC , I ventured out to Vancouver last summer . Took my camper van . Spent all summer, I really enjoyed North Van , marine drive, lonadale , kitsilano , those are mu my favorite areas as a Canadian Caucasian in my early 30s , close to whistler and Squamish. You can always catch the water taxi to downtown Vancouver if you wanna party on Granville st. So I think North Van is the best neighbor in my opinion based on my wants and needs 😉 Vancouver is very "vanlife" friendly too . Soo many free spots to sleep in your camper

I've lived in Vancouver since 1970 and can tell that I've had umbrellas ever since we moved here. It hardly ever "rains" here but, it drizzles a whole lot. Every once in a while, we'll get a storm with thunder and lightning and a heavy down-pour but those are few and far between. The REAL nemesis of Vancouver is snow. This city doesn't handle snow removal nearly as well as the cities in the east that get tons of snow every year, so, when we do get a good sized dump of the white stuff, the whole city and everything out to the Fraser Valley basically shuts down for a couple of days till they get the streets cleared. I've never considered leaving this city. It's home!
I really lucked out, I moved near Cambie and 49th Ave, so I have a bus that takes me east to Burnaby or west to UBC, and walking a block or so gets me onto the Canada Line to go down-town or Richmond.
I'm utterly sick of this mediocre city but business keeps me here

That's a pretty good description of the rain in Vancouver. In comparison to cities I know well on the east coast, not only does the rain often downpours, but it also accompanied with some wind, which makes the rain fall sideways. And it can be so intense that the water doesn't have time to clear away and it makes the new raindrops splash the water on the ground. So you can get soaked pants and shoes in 15 seconds. This basically never happens in Vancouver. So I call the rain in Vancouver sissy rain. And it comes to one funny thing about Vancouver rain. People carry umbrellas when they forecast rain, but very little people are actually opening them. If you ask them why they don't use their umbrella, they will answer they don't want to get it wet. I found that pretty ridiculous at first... then I organically started doing the same thing...
What are new high rises in Port Moody ready to move in 2026- what is the name of those projects?
I'm not aware of a highrise in Port Moody completing in 2026 that is for sale. But maybe you are thinking of The Creek at Portwood that is slated to complete in 2026? It's not a concrete highrise but wood frame. PCI, Beedie and Wesgroup all have plans to build concrete highrises but they are still in early stages (Inlet District for instance is slated for 2029 completion) and not all for sale (Beedie is building all rental for instance).
Another great video, I lived in Toronto for 29 years, 10 years in Calgary and 4 years in Vancouver I got to say weather in Vancouver is the best. People think it pours here but as you say it essentially spits the majority of the time…and summer is beyond spectacular essentially no rain and a Mediterranean climate. I will take gloomy days with a light jacket. You said you have four kids if I recall you had 3 before?
Much appreciated, @michaelb771! I completely agree with you on the weather! Thanks for sharing your perspective...and yeah, I've got four. We went from 2 to 4 four years ago as we had twins. You may have thought I only had 3 because some of the images or videos that I throw in once in a while of the family may only show 3. It turns out it's really hard to get four little kids in one shot at any given time...so I take what I can get. ;)
You do need an umbrella in Vancouver. It all depends on what you do for a living, where you work and how you commute. For example, if you work downtown Vancouver in an office where you need to wear more formal wear, a rain jacket does not cut it while you are waiting for the bus. If you are carrying a purse or a laptop you can’t just let it all get soaked. Also, the numbers you mentioned do not show the reality that some years we have 3 or 4 months with NO sun at all , so you go to work in the darkness, come back home in the darkness and the rest of the day is a never-ending greyness that is very depressing.
I’ve lived on the North Shore and now White Rock. Definitely differences between the two place.. I’d explain it roughly like this in White Rock : 4 months where rain (usually light drizzle but can rain hard at times) is the expected norm and sunny weather the exception/ 4 months mixed (changeable) but perfectly fine/ 4 months where rain and cloudy weather is the exception. 7 or 8 months the climate is fine, 4 it’s crap…although getting into the mountains and rain is snow. It’s good to get away for a week or two during the winter season.
