Hey Habib, Covid has disturbed the AirBNB/Hotel business. But not long term rentals. But there are still many expats especially digital nomads arriving and needing spaces from 6 months to a year. If your investment is focused on facilitating their needs (high speed internet , cozy living and work space, cost effective rent) then you won’t have to worry. PS. Our property management service fee is 7-8% monthly and we don’t guarantee a specific ROI. But most cases with our clients they are getting 8-11% ROI against property value.

But why I think its overrated. 1) very little money to make from average Georgians 2) you have to arrange with your own moral that there is so many NGOs, foreign money, dodgy gold diggers in the country 3) work became popular only recently in GEO and I am not sure if all men got the trend by now- woman are excellent employees 4) I think its an unstable country with 2 frozen conflicts and (I still remember war in 2008) on the frontline NATO Russia Georgia is mega if you don't have to make money there only tax it there :) and if you are a food and art lover, have a second passport and can fly out anytime.

In my idea, this place is amazing for saving money if your income is from abroad, or if you are into crypto/real estate investing/online business. 2)The government is strong and the city is corrupt-free, but still reasonably relaxed with the ease of business. I’ve heard there was an issue with the gold mining industry. 3)Yes, many men are known to be more self-driven, lazy or self-employed. Many don’t like working for people. Generally, the leadership style is outdated and traditional and only the modernized companies are successful, profitable, resilient and lasting. So generally majority of the companies including mine only scout for women because they are more loyal to the job and are self-motivated. I am quite impressed and it’s beautiful to see that in this Country. 4)It’s a stalemate. Georgia is the child of Russia and the USA. Russia is the mother of Georgia, USA is the father, and they got a divorce, I guess we must revisit this subject in the future. I have an optimistic view on this situation that there is a diplomatic route although a long one. Yes. This is not the place to live if you are looking for a high income position in a large recognized company. Nor the place to get a passport. This is a place to live a great life revolving either around music, art, fashion, and culture… or entrepreneurship / personal growth / online business / crypto… or a mix of all. A great place for cutting down taxes and even a better place to save your foreign income and re-invest into other income-producing assets.
