Melanie from Homekey Portugal commissioned us to film this beautiful off-grid olive farm in Penamacor. The owners have spared no expense rebuilding an old granite farmhouse and barn to a really high standard, and its one of the best fully off grid properties I've ever seen here in Portugal.
The property is powered by a top-quality Victron Energy off-grid solar system, running 7000 watts of solar panels and 17,500WH of lithium battery power storage. Its a very high-tech system with generator backup and will power anything you need!
There are two boreholes, a well for irrigation, and they have also installed a special 3-stage filter and UV system to treat the borehole water, ensuring its quality and safety for drinking.
Theres also an insulated wooden cabin towards the bottom of the land that the owners lived in while building the house. It has a kitchen and a bathroom, running water, and electricity, and I think it will make an amazing studio, workspace, or somewhere for guests.

One of most beautiful properties I've seen online. Stunning off-grid gear. Top.
What a stunning property.
To those few who question the price, apparently believing real estate prices should be what they were a couple of decades ago:
There is no way you could duplicate this property for this price. The amazing infrastructure and the brilliant, environmentally correct improvements to the land are well beyond any other property I have seen on offer anywhere on any of the Portuguese real estate TH-cam channels.
In this case the price is entirely justified, the owners have invested huge sums of money and countless hours of hard labour to create this stunning permaculture farm. They have demonstrated an unusual level of respect for the land, and for the future generations of people fortunate enough to live on it.
Are you putting in an offer then?
Portugal in general is waaaay over priced, with so many properties that are abandoned in cities and in villages. Instead of offering incentives for fixing these properties up and therefore alleviating the high prices the government seems intent of getting property tax from cashed up estrangeiros.

I love the concealed pipes ans and wires esp in a stone building where it can be hard to fit plugs and light switches. These people have really gone to town on that as well as being just completely gorgeous 😍

Beautiful house! Love the stone house and they have done a wonderful job restoring this property.
Absolutely love it, unfortunately just slightly out of our price range as we have to put in special medical equipment in but seems well worth the money due to the infrastructure, hope owner writes down everything done & where its all linked & how too operate it, as would hate for someone to break it by accident!

Why not say, central Portugal, west of Coimbra, close to border of Spain? Beautiful home, but overpriced. Foreigners buy property in Portugal and then they try to sell it for double the price that they bought it. Love your videos. Thank you for sharing the property with us.
I agree that lots are overpriced, but keep in mind there's a lot of labour and material costs. Until now I've seen a lot of ruins for sale and apparently the Portugese are not in for renovating them. Always foreigners who did the renovations.

Yes, the house is beautiful, and a lot of work has been done on the farm.But i agree, that it's a high price. In my opinion, because of the location.
Also not everybody wants to live completely offgrid, a bit isolated. Properties for let say 400-500k asking price (with perfect houses) are often close to big cities, like Coimbra, or also Castelo Branco, Fundao, Covilha. Also sometimes with much more land. Maybe even the owners have put too much money into this property. Which can happen sometimes.
On the other hand. I am sure there is someone out there for whom this is the perfect place.
This house is a total bargain, in UK you couldn't get anything close to that quality, with productive land, for even double the price. It's a superb property, do hope it finds a new owner worthy of it... Good tour, Ken, enjoyed hearing about "a healthy, happy orange"!

Really impressive off-grid property, wonderfully finished main house, very substantial solar and water systems -- what a gem! Beautiful work from the owners, makes me wonder why they are leaving when all the work is so recent!

Stunning! And all done... worth its weight in gold. Realistically, it would not be cheap to have someone do that work for you, so I don't think it is overpriced.

Excellent presentation of a lovely tasteful sympathetic high quality conversion with the latest technology..that will probably give so many ideas to those contemplating their own renovations..the use of the natural rock boulders throughout the property is something very special.the designer and Builder deserve a recommendation.

Beautiful property 325k euro bit much , if you break it down , solar panel system 15-20k main house 150-175 ,1.4 hectors of land 40k plus 10-20 k water fencing and so fourth , I have it down for 225k to 255k
I would offer 235k

Excellently built and fantastic outdoor water system. Considering all of the technical bells and whistles, in addition to off grid electricity, it's not that high of a price. Perhaps if it had an additional bedroom, it could be well worth it. Also, the cabin at the edge of the property could be fixed up as a rental.
Looks like years of work went into this! Great vlog, especially with the interleaved drone footage. Just need it transported to a different continent ❤

Sorry, can't resist this one - a "boar hole" is what the wild boars leave behind when they've been rooting up the land... 😁 (Please forgive me, I'll just grab my coat on the way out...)
A bore hole is a narrow drilled well, often quite deep. The pumps are often submerged in the well itself, with only the water pipe and electrical connections visible on the surface.

Super nice property. But my feeling is that its overpriced. Solar is nice and the battery system is expensive. But that's a 35k max in the current market. So I'll keep looking. Rather restore something my self.

Nice house, but it still comes down to location, location, location where this property fails miserably.
Location actually depends on the person who’s looking for a place to live. Some like being close to city amenities and others enjoy the country. It is well thought out and full of everything to set u up for a self sufficient lifestyle
great idea of hiding the cables behind 3ft of solid granite stone, also the house seems to be decor by two people, one side looks weird and not coerent the other looks fine. now i must say the outside is really well done he knew what he was doing very impressive solar, question is , why sell it when they are finaly geting the profits after all work and the investiment that was not cheap? very sus, are they owning to the bank? did they heridet from parents and now have to share with the heirs? are they selling all of it or only their share?

I live in Northern Spain and have daughters in Madrid is it possible to know the asking Price?
A hectare is not enough to derive real food from. For 325k you need to be including 4+ hectares of arable land, particularly in such a remote location. Nicely finished, but definitely overpriced at around 3250 EUR/m2 if the habitable area of the house is ~100 m2 (I think it is about that , but there is no total area shown on the web page); that's a hefty price, but I guess you get some solar gadgetry bc you need it. I wonder what the locals think about it.
Yeah… chestnut or cherry wood very common in Portugal… not cheap pine wood like in uk. It’s not that close to Spain… it’s central Portugal

What the value?
This property is exactly what I'm looking for but I'd like it to be more south. Central Portugal is beautiful though. I don't drive so would like it if you could give details regarding public transportation and how close or far away is it. Also what amenities are available in the nearest village would help.
Central Portugal isn't really a good place to live if you do not have transport. There are busses and trains but they do not run as frequently as they do in the major cities on the coast like Oporto, Lisbon, Faro etc.
There also aren't as many Uber taxis in more remote areas outside of the larger towns.
