Cos industrial properties are aplenty and market is fragmented. There aren’t much advantages that an industrial landlord have to attract or retain tenants. Except probably when the machinery is costly to move. As you said, the management has delivered and shd be considered even more impressive given that the business has no moat. also, having a moat does not mean it is always a good buy, one aspect is the future growth potential may be lacking .

SG Retail REITs are a no-no. Data centre REITs may be Ok.
