    He's saying as long as you keep sacrificing on amenities and distance to office and other features etc, and just look at BTO absolute prices alone, it is affordable.

    Singapore property market is vastly overpriced right now, and “property agents” are one of the key reasons of pushing this to unsustainable prices.

      I strongly agree. The irresponsible and greedy property agents are pushing the resale hdb prices beyond ordinary people to own a resale flat and to start a family.

      The government should go after the property agents pushing the resale hdb market beyond the reach of ordinary citizens. Many well-educated property agents gave up their good jobs and jumped into the lucrative property sector to be real estate agents.

      @@choonhockong8215 in real estate,it’s supply n demand n location,location, can’t blame agents in getting top dollars for their sellers. If buyers wanted that property n willing to buy after negotiation ,it’s on the buyers. I bet u want top dollars for your house too. Government can’ do so much,like ABSD n higher duty for foreign buyers, further restrictions will crash the property market which is no good too. I did suggest that Sg gov should remove ABSD N foreign duty n put in capital gains with the primary home exempted n Alan Wee from Alanwee TH-cam replied that, tryst will surely crash the market. I agree that Sg real estate is very expensive.
      Parents should give out their inheritance now so their children can buy now else it will b much more expensive.

      @@choonhockong8215 They are well educated thats why they know where to jump into, into property market, into insurance, into banks etc. Like flies attracted to garbage bins.

    Hdb resale flats are not affordable now. The authorities should look into the root cause of the issues like property agents' creative marketing tactics of instilling the fear of missing the "goodbuy." etc.

    if no $, than simply stick to BTO application. Noises come from people who want to pay peanuts but want to get macadamia nuts.

    Honestly, if policy makers really want public housing to be affordable and stop pegging the private market, just stop building HDB in prime locations. Leave good locations lands to the private so that private will soar while many will not be able to upgrade to private upon MOP as margins are too low to leap over.

    I am sure PAP will not allow the prices to crash. There are so many cooling measures they can remove if needed

    I think it's time to make it more appealing for potential buyers. Real estate can be quite the rollercoaster! the stress and uncertainty are getting to me. I think I'll cut rents to attract potential buyers and exit the market, but i'm at crossroads if to allocate the entire $680k liquidity value to my stock portfolio?

      "Overall, buyers hold a lot of the cards right now, and sellers are having to give out more concessions to close a deal." All the best, buying on sale is actually one of the best ways to invest in stocks, and advisors are ideally suited for such task

      There are a handful of experts in the field. I've experimented with a few over the past years, but I've stuck with ‘’ Melissa Terri Swayne” for about five aiyears now, and her performance has been consistently impressive. She’s quite known in her field, look-her up.

    BTO are just subsidized housing. New flats that certain criteria you get to buy at a cheaper price just got classified a different category called resale after you lived in for the minimum occupancy period. If you can believe that. I got a bridge to sell u in Brooklyn.

    Rental yield is way lower than risk-free yields. Why would anyone buy real estate instead of just keeping the money in the money market?

    Public BTO is affordable? Classic example of the rich living in his own bubble and network. Just look at the income caps for BTO and you can tell how overpriced public property is compared to the income of the majority of the population.
