Excellent video! I am new to Reits and am recently learning about investing. I want to start buying Reits but am not fully confident on which one to buy. I don't want to buy just based on dividends alone. The capital gains are important to me too. This video really crystalizes it for me with the apples to apples comparison of Total Returns, Dividends etc. I learnt a lot from this video. Immensely valuable. I am also so glad that you already shortlisted what you feel are the quality Reits. A small suggestion/question ... it would be very helpful for Rookie investors like myself if you could explain how you calculated the Total Returns for a 10 year period or perhaps the numbers are already available somewhere?!! Thank you very much Dr Wealth!
We use a paid source but you can do a search and look out for sites that label total returns. An example here: www.morningstar.com/stocks/xses/m44u/trailing-returns Another word of caution. One should not pick a reit solely because of its past performance. More importantly figure out what drove that performance and whether they can continue. Investing cannot be merely looking at the rear view mirror. Keep learning keep going!

My favourites are MIT, MLT and Ascendas. The trend towards digitalisation is likely to increase the demand for data centres. Also, I believe e-commerce will continue to expand - benefitting Logistics Reits! I have a lot more to learn and a long way to go. Thank you for creating heaps of top notch content like this!
what about the risk of shares dilution via rights issue? REITs are not known to be shareholder friendly in this sense. Permanent capital loss is very possible

As long as it is dpu accretive is ok. U saw the track records. There were definitely rights issues along the way but dpu still grow
MPAT gearing should be 40.1% according to 1H F22/F23 numbers.
