I've lived in the Dallas area since 1984. Bought my first home in 1986, and am in my third home now -- very close to you in the Northern burbs. I agree with pretty much everything you said. But, the pest problem is not as bad as you made it seem, because it is not that hard to manage. If you move into a brand new home, you will have bugs and rodents that moved in before you did, but only for a short time. They moved in during construction, when your home was wide open most of the time.
BTW, you didn't mention Frisco ISD's 12,000 seat INDOOR football stadium, or the 3,000 acre working cattle and horse ranch (Brinkmann Ranch). inside the city of 220,000 people.

Thanks for sharing your perspective. 100% on the bug problem. If managed properly, it’s not that big of a deal.
And yes, great points on the stadium and Ranch!

Texas has the 10th largest economy in the world. Texans see life as a chance to work hard and play hard, which explains that sport emphasis in the culture. Competitiveness shows up in unexpected places and non-Texans have occasionally complained about that. Lastly, I am the only person left in DFW with a Texan accent. That is what all the millions and millions of transplants living in DFW MetroPLEX now tell me.

Not the only one, but yeah it's dwindling. The real Texans have moved out of the metro area

You’re not the only one! I live in the Dallas proper and feel like I’m a transplant in my own city.
