    Don't be fooled. The HOA is controlled by the developers (Tellus Group), which consists of two insecure individuals, make broken promises, are are allowing the place to become run down. They make decisions ON the homeowners, and not with them. They avoid input and feel they are unaccountable to the homeowners.

    As a native and real estate agent of Dallas, please note that the areas named here are out in the suburbs of Dallas. There's tons of flat, undeveloped land out there just waiting for best use of land. Taxes will be high, family oriented events, and there will be a commute. Most residents reside in the (not so flat) inner city. The inner city of Dallas is going through redevelopment. None the less, it is well developed with lots of character, scenery, public transportation, and entertainment. Taxes are lower and houses will be higher... As a grad-graduate. It's the teachers you allow to teach your child, not the school.

    I'm going to try out Denver area. I think the biggest reason people move to Texas is to avoid snow. Some people just ain't built for that kind of heat. I'd rather be fishing or on a hike than stuck inside my house because of blistering heat.

    I've lived in The Colony for over 20 years. It was relatively affordable a decade ago, but now, it's around the same price point as the surrounding cities. I would say that the best part is how convenient it is. Unless you live in the Tribute or Stewart Peninsula, I can get anywhere in the DFW area within 35 to 45 minutes (using toll roads & not during rush hour). As he mentioned, Grandscape is pretty much what we have in terms of "wow" factor. I avoid it because it is always packed. If I do go, it’s mainly to watch a late-night movie with my family. The biggest con, in my opinion, is the amount of drunks on the road! It seems like not a weekend goes by without someone knocking over a light pole or causing a major accident. Personal note: - The lake is nasty! You couldn't pay me to swim in there. 🐊 - Paying 300k + for a Fox & Jacob is a joke! - Crime? Eh, it happens, but honestly, it's a safe city. - Grandscape is overhyped, and so is NFM. Why do we need so many furniture stores??

    Yep, grew up in west tx, live in plano as a kid and in my early 20s its the same for anywhere in tx from 1:30pm to 4:30pm u stay out of the sun, after that its all good, get a clear uv tint on your car windshield to help with inside car temps

    I was born and raised in Iowa. I have lived in Dallas for 50 years and would never leave. I lived in Warren County, Indianola county seat. I lived briefly in Sioux City nothing there and Cedar rapids which was harder to navigate than Dallas.

    For those who can afford it, you might do a video on the two interior suburbs to Dallas, the Park Cities of Highland Park and University Park. As a student I lived in a garage apartment there. It has elegant living and a much shorter commute to downtown. Best of all (for me), it grew up without "master planning." I hate places where all the homes look almost identical.

    So I say this as a person trying to move to DFW soon, it's not just people's opinions. A lot of people are moving to the DFW area which is driving up property values in a short time. Texas has one of the higher property tax rates, so when people's property value doubles over less than a decade it's going to cause some problems. Also for the people moving because of policies please remember where you came from and why you came to Dallas. Just because your politics are different doesn't mean that you're more right especially if you're leaving a place where you're politics failed.

      There are some nice neighborhoods and homes out there. I do believe it will continue growing out that way too. If you are going to be commuting a lot the drive may become a bit overwhelming but definitely doable.

    How are these homes affordable? Not to mention the crazy property taxes in TX. Taxes on these homes can easily run close to $16k-$20k

      Completely fair. Definitely not affordable for some, but very affordable for others. A lot of people watching this channel are from out of state where homes are much more expensive than what you can find in Texas, like the homes shown in this video.

      I love in Miami and homes are expensive but property taxes in Texas are crazy. I know someone people who moved to Texas from California and thought homes were affordable till they received their tax bill on their new construction home and they were in shock.

      100%. Property taxes and insurance costs can surprise people here. No state income tax and some property tax exemptions definitely help but no denying that property taxes are crazy here

      School is definitely one reason for sure. Many other reasons Frisco is expensive too. For some, the benefits of living in Frisco are worth the extra cost, and for others, it doesn’t matter and would rather save some money. Both are great options, just depends on what one values the most

      Wait till next year. First house will probably drop to $475K. Dallas (like much of TX) is full of distressed subdivisions.

      @@ericyuan9718 There's always that chance, but in my opinion highly unlikely. But the most important thing for people to know is that real estate is a long term investment, and if you treat it like that, you are highly likely to come out on top.

    Thank you so much for this info. We're thinking about moving from OK to the Argyle area where our daughter moved last year. Our biggest issue is our 300k home in OK would cost about 500k there. ugh

    Wow!!! This is a great video, thank you! I’m from Ohio & have been living in Colorado for 6 years now. I’m finishing my RE license and we are now talking about moving to Texas. (Dallas where my sister is). Everything you mentioned is so similar. I’m afraid I will miss the weather, the mountains & all the outdoor activities. I’m also concerned about the heat - but I heard I’m summer people are either at the water or spend time indoors, like people would for cold weather. Thanks!!

    First house is gorgeous! I haven’t got to the price of it yet! Here in central Illinois in the community I am from this house would be in the neighborhood of 750,000-850,000 I would say. And that’s without the amenities. If it was in a community with the amenities you are about to mention it would be well over a million dollars. Can’t wait to see the price haha

    I don’t know but I follow the weather in Colorado in the mountains it’s cold but the front range is only 10-15 degrees colder than DFW even at night 20 degrees colder than the rest of Texas then some random time they can be warmer than us yes about a day sometimes. It’s a dry cold in Colorado so that 20 degrees to me feels the same to me so 30 to 40 up there can feel like 50 to 60 here so that’s pretty comfortable to me. Nights 10-20 there it’s just like 30-40 it’s dry there. I’ve been there in the Summer as well 90 feels like 70 there to me and they get the monsoon rain all Summer there we only get rain the first half of June sometimes not even then sad they get 50s to 60 at night not even a comparison when we are only 75 to 80 late July and August is 85 that quick drop up there is a friend in the Summer so 80 there is not after 7 at night even though it can 7 in the morning here in Texas. Don’t get me started ion the 95 to 110 in the daytime and did I mention humidity 99 is relief after July 4th.

      His experience is gonna be different because he's in a whole different phase of life. For a single person without children. I could see living in Colorado a year or two. I'm thinking about living in colorado for a year or two just to get out of Nebraska. Then I'll head down to dallas.

    Concrete everywhere here not much nature here so hot Colorado seems awesome to me but I’ve only been to Colorado Springs not Denver it seems cheaper there compared to Denver from what I’ve seen and you get the mountains close just to the west. San Antonio and Austin has a little more access to nature of the hill country.

    I like how Fort Worth is a major city close to Dallas but it’s like it doesn’t even exist to you. Nobody calls it the Dallas metro. It’s the Dallas Fort Worth metroplex. Smh. It’s not all Dallas.
