    Interesting story! I closed on my multi unit investment building in Mckinley park back in May 2020 and super eager to get another rental soon but im still paying off the debt I used to fix up the place. I can't wait until I get my 2nd deal going.

      Nice, I think Mckinley Park and the surrounding area is a great place to be buying now. The first few are definitely the hardest to get and have capital for, but you are on your way, congrats! I have 3 buildings nearby in Pilsen, love the area.

    I'm in Missouri and have owned a handyman business for 10years I bought my first property in 2020 doing owner finance it's a 3b 2ba mobile home on 2.5 ac. For $12,500 I have put about 5k into it . I live in the the mobile home and rent out a gravel pad with utilities for a rv for $500 month I have found a other owner deal for 23 mobile on there own lots that are 90 % rented out and gross 10k right now and can be increased to about 14k but I haven't been able to close a deal with the owner and it get to be discouraging

      Sometimes deals can take years. Just be sure the owner knows you are interested and keep the conversation going, you never know when he may change his mind and be willing to sell while you pursue other opportunities.

    Love your material, Kenton. Very cool how you worked for Bridgestone. I recently managed a Tires Plus for five years in La Crosse, WI. Going for full time real estate soon as we just wrapped up our second flip. What are your thoughts on the upcoming market? Do you think there is a lot of opportunity for rental investors coming up? This sellers market going to turn into a buyers market?

      Awesome, I loved my time at Bridgestone/Firestone. Tiresplus was a great group, I was there when they really started integrated the businesses together along with Wheel Works in Cali and Hibdon in Oklahoma. congrats on perhaps going full time. In my opinion I do think there will be more opportunities in the near future. When the moratoriums are lifted and people no longer feel shut in any longer, there will in my opinion be large increase in inventory and with a higher supply, I anticipate pricing to come down (basic economics). I don't see a crash, but I do see higher inventory which should mean more opportunity and lower prices. Might be 6 months to 2 years away, but it will be coming in my opinion.

    Do you have any suggestions on a hard money lender who lends in Illinois? For investors just getting into the business. I have a primary home but I’d like to find a fixer upper and once it’s done do a cash out refi. Pay the hard money lender off etc...

      Derrick - I haven't used a hard money lender myself, so I don't have any good recommendations there.     Hi Kenton! How do you know how much your home is worth before you refinance? Also Do you recommend using your 401k to purchase your first investment property? Thanks!!!

      So the hard part about knowing your home's value is that it depends on who you ask. When you are refinancing, the only person that matters is the appraiser. I can say, I have had some appraisals that I thought were really low and others that were high, you really don't know till they complete the appraisal. You can use zillow and realtor.com to get some comps and do you best or ask a realtor to try to help you, but I wouldn't pay for anything, because if you are willing to pay for the appraisal, you might as well have the bank do it. As for the 401k, that is a really personal decision as it is your retirement money and there seem to be a lot of people on both sides of that question. I personally think the best way to start is a house hack as I feel it is a less risky way to start investing in real estate.
