      Inspector knows nothing. Just agreeing with whatever you said. Should have ran with the widening of the approach and he would have said something like yeah yeah that’s right.
      This homeowner hit the jackpot or what? Definitely a score for you, like four different jobs wrapped into one and only one person to collect from.

    When I was a kid in the Bronx I used to go to construction sites and watch the concrete guys and other trades do their work. I was fascinated by their talent; I went on to be a builder and now at 75 years old I sit here and watch a concrete job being done and love to watch the attention to detail and explanation along with the exchange with the inspector. I guess when it's in you "it" never goes away. Thanks!

    That inspector is clueless. She asked what she had to do for an approval on widening the apron. His response was a lot. That’s ridiculous. I’m an inspector and your not going to know the answer to every question but it is your job to find out. All specs (rules) are in writing somewhere for the code.

This is " FLY ASH"! It basically break dust , or friction dust!! It's asbestos at its finest! This was done in Ohio 40yrs ago! Contractors didn't know they were putting, fly ash in the mix as heavy as they did, create was flanking bad at jobs by 30yr companies! I've never heard of a city not allowing you to request a variance to a zoning code. Where I live in New York State you go to the Town Zoning Board and fill out a request and then you have to mail every property owner within 500' of all 4 corners of your property a notice stating what the variance is about and when the meeting is that they can protest the request. Something as simple as a small "curb cut" as they are known here are almost never denied unless it's going to remove an on-street parking space.

      Here the bigger problem is not the city but the Home Owner’s Associations which are way more powerful. Thanks to homestead laws the IRS can’t seize your home but the HOA can if you don’t pay the yearly dues. They don’t put a lien on the home like any reasonable organization, they seize it!

    • @WN_Byers
      @WN_Byers 2 ปีที่แล้ว

      Austin, that happened here in Denver to many families who incurred small fines but did notnpay them off in a "timely fashion". I think it was in Green Valley Ranch

    • @austinevplab7167
      @austinevplab7167 2 ปีที่แล้ว

      @@WN_Byers It’s crazy. They don’t put a lien on the property like anybody else would do for an unpaid bill. I lived in an area one time where the president of the HOA lived behind me. Every day he would peek over the fence resulting in a letter from the HOA threatening fines if I didn’t remove the swim suits hanging up to dry on the patio, or stop playing music too loud at noon, or pluck the weeds out of my rose bushes that only he could see. It was a nightmare. I found out he was the one that removed our flood lights on the back porch when it was under construction.

    • @austinevplab7167
      @austinevplab7167 2 ปีที่แล้ว

      @@nuntius1933 It’s a civil contract between the homebuyer and the Home Owner’s Association (HOA). To purchase the home the buyer *must agree* to the HOA rules which are generally a good thing. These protect the value of the properties by preventing people from letting their yards go, putting aluminum foil in the windows, parking junk cars out front. In the one I’m in now I can’t change the color of the exterior stucco walls without approval because the overall look of the community was master planned. I’ve been in this one 8 years with no trouble. Fees also pay for our clubhouse that has a huge swimming pool, fitness center, football pitch, tennis courts, etc. and general upkeep of public areas. Violating rules gets a warning letter, followed by a fine if non-compliant, followed by enforcement action based on the contract and state/county/city laws. In Texas I filed a homestead exemption which lowered my property taxes and prevents seizure of the home by the IRS as long as mortgage and taxes are current. Some states would have the HOA just put a lien on the property such as what the powerful Internal Revenue Service would do here. However not paying an HOA fine can get the property seized from you. An HOA president can make someone’s life hell. It’s rare but it happens. Of course all I’ve said is a gross oversimplification and there are exceptions and nuances to all parts of it but the general feeling that an HOA can seize your hone in Texas when even the IRS can’t is true. The HOA has a lot more money for attorney fees than I do!

      It's more susceptible to effloresce (powderize on the surface) and it's slower curing. So I've read. I'm not a concrete guy, but a civil designer. I love good concrete work. So gratifying to see!

    Ex-boilermaker here, and they use flyash in concrete? Flyash is a waiste product from coal boilers (think 13 to 20 floors tall) The coal usually crushed to a dust and then blown in the boiler via a side cylinder called a cyclone, the molten coal flows in to the boiler and created a lake, ever so often there a hole for the molten coal to flow down full of water, where it explodes on contact. It's projected back up in the boiler. Flyash was really bad as America was importing cheap Russia coal back in the 90's which had a lot of iron in it. The Boilers are lined with a concrete substance called shamrock (sure i misspelled it) green concrete that once hardens its pretty hard to remove. (Some Boilermakers figured out how to create housed out of hay an spraying shamrock on it, since the concrete is set by fire, they burn the hay as the final step of curing the concrete.) So I've seen a chunk of flyash rust. Most of the time its pull from the boiler watrer hopper and deposited to a man made lake for the waste colection. Best use I've seen for it to date is as sand blasting media. It works really well for that. It being used in concrete makes me think of rusting concrete.

    Like it matters to the city if the approach is wider than the garage opening. Cities need to wake up that people need wider approaches. It’s probably a simple appeal to the planning commission not to the city council.

With the lost of their son as a Marine in Afghanistan and the fact of parking issues, they should not have a problem.

    • @josuedehoyos
      @josuedehoyos 2 ปีที่แล้ว +2

      @@daaneel but most inspectors know how to handle the situation and answer it properly. Look at the two questions Dave asked him, now we all know Dave was just testing him and see if he knew what to say, but the inspector didn't so that's why he said "idk". Does the book contain the answer idk? The book should contain a clarification of what is requested on behalf of the county, municipal court etc.

    • @daaneel
      @daaneel 2 ปีที่แล้ว

      @@josuedehoyos I agree with you. Sounds like the inspector did not clearly read the book and couldn’t give a confident answer. In that case you can definitely press them to show you which exact code is enforcing the rules. However, to bend the rules of the book based off contractor experience, usually just means the contractor wants to do it easier, cheaper, quicker and not safely.

    • @josuedehoyos

      @@daaneel there is no shortcut in the construction industry. Plus cheaper?
