      Hi Joe Sahagun, first thank you for the kind words. The estate sale that I refer to my clients is part of an estate sale group; it might be something like estatesales.net. You might want to market to local estate attorneys, as well as, any real estate professionals that work with in the probate and trust niche. Hope this helps!

      You might want to market to real estate professionals that have a business like mine where they help with homes that someone has passed away. You could also market to estate attorneys. Hope that helps.

      Declan, I appreciate your patience with the delayed response, I've been on vacation. My recommendation would be to attend various estate company sales to see how they handle business. And, of course, watch YT videos on the subject. Regarding customers, you could look online or in a local paper regarding any probates that are filed. If I was going to start an estate sale business, I would put a system together to locate any probate properties, find the name of the family member, and have a drip mail and phone call campaign.

    my brother died leaving me his sports memorabilia stuff not to mention hundreds of brand-new sports related clothing like jackets, hoodies, t shirts ect ect. Should I try to sell on eBay or do an estate sale?

      Hi Diana, because this sounds like a specialized collection you may want to consider having it appraised. I don't typically suggest this route but if there is a lot of collectables of one type that you know are of value having them appraised can move things along nicely for you. However, if you dont think the items are worth much I would look into an estate sale.
      I don't suggest selling the items one by one on ebay unless you have a great deal of time you want to dedicate to this process. It is time consuming and requires a lot of work on your part to assess the value of each item and then sell, package, and ship. Hope this helps.

      I never suggest selling for sale by owner(FSBO), just because the legal documents can be hard for someone inexperienced to navigate, and poorly written legal docs can lead to all sorts of issues in the future. I have also found that properties sold FSBO nearly always sell below market value because the buyers are able to take advantage of the lack of professional support of the sellers side. Finally, if the property is in probate the courts may find that selling FSBO is not good management of the largest estates asset, the house. Hope this helps and thank you for watching.

      I think you’re asking if one can do the estate sale of household items oneself as executor, not the real property. Before a few years ago I’d never heard of companies managing even estate sales. Like yard sales they always seemed to have been personal and direct. I would like to try it by myself. Especially since I’m not in a rush and could prefer to have many sales over several months to easily move more things out as other items leave. I do t think I’d want to keep paying some Corp to keep coming back.

    If it was just me inviting folks off the street into my house to buy all my big stuff, can I get away with putting "Estate Sale" on my roadside signs?

      I guess this comes down to how you would define an 'estate sale.' I have always thought of an estate sale as the liquidation of the majority of a persons belongings facilitated by a hired professional company. If you're selling your belongings without the help of a hired company I would consider that a yard or garage sale. On the other hand I don't think anyone would say otherwise if you had 'estate sale' on your signs, so you choose whatever you think is right. Good luck with your sale!

      Hi Cynthia, I’ve helped with estate sales at condos. We had to get permission from the homeowners association. When living in an attached property, I recommend that you make sure having an estate sale isn’t against the rules. And, right now, because of the pandemic, be sure that it’s safe for you and anyone who would enter your apartment.

    Can you have a estate sale without someone dying? Meaning...I just want to sell everything I have in my home and move.

      Hi Jerry, yes I believe an estate sale is simply selling all, or most, of the contents of a home. Most estate sales are due to the passing of the owner but that is not always the case. Hope this helps!

      Hiring someone that is qualified and can do the job well is the first step to having a successful estate sale. You're right that how the estate sale is run is important but the initial interview is what will likely lead you to hiring the right company to then run that estate sale. Have a good day!
