    Very helpful video! Thank you for sharing this information. I'm curious if the family would get an itemized list of what is sold after the estate sale is ended? And you mentioned that after the estate sale is over a buyout company will come in and buy all remaining items and remove them from the property for one set price. Does the family get the money from the buyout sale as well? And if not are you allowed to handle the remaining items yourself after the estate sale is officially ended?

      Hi Natalie, Good questions! The answer is “depends”. You’d want to refer to the actual estate sale company and what was agreed upon in the contract. Chances are that the estate sale company may have a list of items sold.
      Regarding a buyout company, keep in mind that the items left after a sale were the less salable items. So, the buyout may not offer anything for the remaining items or very little. I would imagine that if you wanted to handle the remaining items yourself, you would be able to do that, but, again, be sure to have that information in the contract. And, also think about the amount of work it will be to remove any unsold items after an estate sale.

    I would love to know how all the estate sales have changed during covid. Last year I couldn't find anyone who was doing them and this year, either they closed or they are overwhelmed, I've even looked into going to the next state, still nothing. I do live in a pretty rural part of Texas and I live in the house with my disabled daughter. As of right now, the only option I have is box everything and put in storage. Please help me! This house is over 4k sqft and my mother was an antique dealer/collector. Single mom, no family.

      Yes, last year the estate sales companies in San Diego were also not holding live estate sales. But, they were holding online auctions. A few weeks ago Infinity Estate Sales held a combination sale. Meaning some items were online for bidding and some items were for sale at the one day estate sale. Your other option is perhaps hiring a company to buyout everything in the home so that you don’t have to pay storage fees. Do you have a local real estate agent that might be able to guide you to an estate sale company?

    Our estate sale company wants us to vacate the property of our deceased Mother and have sole access to the house for 3 weeks prior to log organize and price tag all items in a 2500 sq ft house. The contract states they get a minimum of 1000.00 or 30% whichever is higher. After the sale all leftover items are agreed upon to be removed to be donated. We signed the contract 6 weeks prior. They said they will be here to start logging in 10 days but if items are sold privately moving forward according to the contract between now and the sale they are entitled their 30% commission. Does this all sound ok? Thank you.

      Excellent questions RC Ross. Three weeks prior to the sale does seem like a long time. My experience with estate sale companies has been a week to 10 days (depending on the size of the personal property) for setup prior to the estate sale. The estate sale company does not want anyone having access to the property during that time for the exact reason they are stating in their contract about any private sales and the 30% commission due. The minimum charge of $1,000 or 30% of the sales is within the norm. And your last question about the company being entitled to 30% of any items that are sold prior to the estate sale is fair. Remember that the estate sale company looked at the items available and based on the idea of having the opportunity to sell all those items (after locating, organizing, cleaning them), they chose to help you with the personal property and drafted a contract.     The estate sale idiots I had over the house didn't even look in the cabinets where the depression glass was or the closet full of fine art my brother collected. Not 1 piece of art was bought for under 100. Most 300+. My brother left the price tags on them. Island Girls a hubby & wife in their 90's didn't think there was enough high value stuff. They just walked around & passed gas. Ugh.

      Hi Latasha, your first step would be to contact an estate sale company. If you are considering a sale without an estate sale company, you may not have the best result. Especially between Covid and Michigan weather, you could have a less then great experience. If you choose to contact an estate sale company, they can let you know if it would be a viable option to actually have a sale during the winter and Covid. Some estate sales companies have good luck with auctioning items via the internet. Wishing you luck, and a happy new year!

      This is true for some estates, but not all. The important thing is to find an honest reputable estate sales company who will tell you when an estate sale is not worth it (i.e. there is not enough inventory or money to be profitable for either party). Hope this helps, have a great day!
