About flooding concerns - yes, Shah Alam Stadium area can get flooded (includes Aeon, Giant, Alcapella, all around it) - i was stuck in the flooding issue itself when i went to tapao from Homst, so i know it first hand. - but the construction of Dian 2 (on Jalan Monfort) is FAR AWAY and HIGHER altitude than Shah Alam stadium. Its at least 10-15m above the affected area (Dian 2 is 20m above sea level - measured with altitude checker). - if you were to stand on the Bahagia Furniture Gallery land (same level as Dian 2), you will observe a very obvious uphill drive towards Dian 2 construction area. For water levels to hit Dian 2 entrance (extreme case), the whole of Shah Alam is likely to be submerged by water! - Your alternatives of grocery shopping can be Subang Jaya area if you’re deeply concerned over an event that occurs once per year. The rest of the 11 months no concern. I dare say this as i live next to UOW/KDU for 2 years now, so i'm in very familiar territory. - I travel to TTDI Jaya to get haircuts, thus i'm indeed a regular road user here too. - The roads around this is 18m high as well, I don’t think we’ll get into flooding issues here. - Folks working at the Shell Mekdi didn't complain of any floods, so that's a good benchmark too. If only i can share pictures on youtube comments, but unfortunately, words is all i have to communicate with the folks here. my 2 cents: pro - there is UITM just walking distance, can be good for lecturer/students - kinda near to McD cons - that traffic light kinda the worst design prev. And lately they install the much more smart one. Still its very dense all the time. - to go to shop-lots have to drives since the building is surrounded with big roads. - Acapella bulding prev flooded (near to river) - imagine the noise and air pollution,

I stay at TTDI JAYA which is just a couple minutes away from there. This particular location wasn't flooded the past 20+years I stayed there, but it is also somewhat like that area between flooded areas so it'll probably be very very crowded during floodings, not to mention the psychological stress when it happens. Also not looking forward to the increased traffic when it finally finishes construction, hopefully the traffic conditions around there would improve enough before then ....
Guys, i’ve surveyed the area itself and already addressed concerns about the flooding: one key thing Sean can add extra is the ALTITUDE of this land is at least 10-15m HIGHER than the flooded area of Alcapella/Stadium Area. For the water to reach this height of 20m above sea level, Shah Alam Stadium can be 50% SUBMERGED under water, to which its unrealistic at this moment and incomparable to Taman Sri Muda itself (much lower altitude than Dian 2). There’s also proposals to build a 22km smart tunnel to curb these flooding issues in Shah Alam. I’m not a property agent, but a man who took serious considerations before buying into this project itself. I’m not concerned about exiting this area as Glenmarie is an exit point to escape any chance of flooding.

Well it’s actually set by the management body when the building is fully constructed. Which means it’s gonna be 3-4 years down the road. So not sure hahaha:)
There's a difference on site versus on camera. It feels comfortable in actual but the camera couldn't pick up as much lights. Pretty common when we visit show units. Great observation Mo!!

Well the maintenance is under the management, and that is formed by residents. So it differs from project to project.
For me, 3 rooms house for 834 sq. ft. is quite small and not worth to buy for own stay. For investment, maybe worth to buy.
