Currently staying at Jalan Kuching. Everyday passing by their previous project Tuan Legacy, the external looks very nice and retro feel. Had a chance to visit their gallery last weekend. Here's my comment. PROS: 1) Budget-friendly. 470k for a 3 bedroom condo. Consider the cheapest around that area. The external feel alrd grand. 2) Walking distance to KTM Segambut Station. Just a short walk with covered walkway. 4) Road Widening plan. Saw online saying government working on widening the roads (upgrading from two-lane to four-lane), so the traffic situation should get better when this project complete. *Free shuttle service to nearby amenities. If lazy drive out, use shuttle lo. 5) Awesome Architecture. The British colonial and train-station vibe very unique. Kind of adapt to their unique selling point since its just near train station 6) Investment Potential. With all the upcoming improvements, the value of the property could go up over time. 7) Ideal layout with semi furnished. Save space and a lot money. Kitchen cabinet can cost up to RM20k+. I like the practical layout. Even the 3rd bedroom can fit in a queen bed. 8) Freehold and free 2 parkings! Important because I’m renting carparks now… CONS: 1) Traffic Now. Jalan Segambut is really congested at the moment, which might be a hassle until the road widening is done. *The road widening will help, but it might take a while before can see a big difference in traffic. 2) Construction Noise. Expect some noise and inconvenience from the ongoing construction and dust. Segambut being an industrial area in the past, slowly transforming means there will be more projects upcoming. 3) More People. With more residential units coming in, the area might feel a bit crowded. 4) Competition. If you plan to sell or rent it, there may be competition which could impact rental yields and resale values. But with current selling price, it's still a good buy compare to surrounding projects. 5) Not much amenities surrounding at the moment. If want to makan, need to drive out to nearby like Mont Kiara, Kepong or Jalan Ipoh. Or else can grab hehe

so far i am tuan 3 buyer, i missed out tuan 1 & 2 last time due to still in Uni and just graduated that time so this time i would not skip for tuan 3, in terms of freehold, location, pricing, and layouts, definitely the best option for a first home young buyer like me

How a small road gonna cater massive traffic flow in the future while more projects are mushrooming along the road. Anyway RM600psf is relatively cheap compared to The Era and opposite phase 3 Riana Dutamas is coming, may hold your decision at the moment
Managed to book a high-floor, southeast-facing corner unit. With this location, pricing, unique design, and reputable developer, I can’t see a reason not to get a unit. It’s not just another typical condo with a high price in the market now. The traffic congestion issue doesn’t really bother us much since both my husband and I work from home. We can always go out during off-peak hours. I can’t wait to see the actual unit when it’s ready.
Heard about Tuan series projects that sold off in short period of time but never know the developer name- CPI Land definitely doing good job in building homes for youngsters in KL!
Can review on The Connaught One ? I found out surrounding is leasehold but the only freehold in that area nearby MRT also . But it bare unit I think it okay for ownstays and compare the infront aster residence there is alot ppl renting there also just the jalan cheras is jam but ppl still live around it like midah,pertama and maluri
Just took keys for Tuan2. Advice for those plannign to buy Tuan 3 reconsider. They dont allow any hackling/drilling. Pasang lampu & fan sendiri (owner sendiri pasang bukan orang luar datang pasang) pun kena apply to MO for approval and kasi deposit. Haiz....

Im just reminding those who buy in planning to renovate the house to their liking. they will not be able to hack any single wall nor suka hati change the piping/electric point, etc. you can only take the design as it is. (ie: some of us bought tuan2 cause balcony is large we were thinking we can put washing machine there and make fancy cabinet like some of the modern design butend up we cant, must put in yard as designed by initial drawing) basically u get what you see (the plan in SPA) and you are not allowed to change anything.
I guess the strata projects are quite common to hv that kind of rules. Plus if they allow people hack the walls easily, I would foresee the building will hv structural issues in the future.
When we went to the showroom, me and my parents notice that in the master bedroom the toilet switch is right by the wardrobe side...so say if I wanna build a wardrobe there by the whole wall side, I'm blocked by those switches on the right side of the wall...only way is to transfer the switch to the left side, but by right should be there la, logically la...coz that space no need furniture anyway...hope the developer could also share with the buyers the electrical points blueprint or sthg so we can ensure proper visualization and reference for future ID... hopefully there can be some slight positive design updates 😬

The thing i worried about tuan 3 is their paint.From tuan 2 we can see that design is nice but somehow the paint looks cheap (maybe due to white colour only). So i do really hope that they will look into this issue so that tuan 3 is more elegance.

Great review as always. Did went to the show room and was contemplating to book or not. After viewing it and the surrounding conditions especially the schools, gonna skip this project. I did some research and found out that the rent cant fully cover the instalment or just ngam ngam cover it with fully furnished (but I am not very confident in my own research) and would the school and mosque affect the future value of the property & rental rate? also for investment will "you personally" even consider or will it be a 100% no go when a project is next to school/mosque? sorry in advance if I'm asking ignorance question, I am only half way watching all your video, thank you for your patience and really pray hard for your great advise and wish you great health.
@kennywwk1691Personally if you are feeling stressed and uncertain then best to not proceed. Also, you were asking if rent can cover, do take into consideration also that you are competing with 1000+ units in the same condo so it is something to consider if you have limited holding power for a start. School/mosque is not an ultimate guarantor but the entire demand in that area will further dictate your rental rates. A high demand area can have school /mosque next to it and can still fetch very high rental rates.
@alylau7324 correct, so we need to start saving money until the project complete to ensure that able to hold as around 2 year. Of course this also can cover the not enough when the rent is lower then the installments.
Hi, I live around here. A lot of new condo coming up and people also have the choice to rent the older ones (changkat view, menara duta, prima duta, sri putramas etc) at lower price. Buy if you wanna stay but for investment I'm not sure about the return even to cover the instalment. Plus you need to think about maintenance fees and wear and tear of your house. I managed a few of my parents' properties and sometimes rosak sana sini also needs to fork out some money
Very impressive and attractive design! Just an advice to thise non malays buyer , choose the west direction to avoid sound from mosque. I know west is a little hot and facing Duke highway which was the sound pollution too. But facing mosque units w I'll be the sound barrier for the entire building. Unless you serious think you are strong enough to cater the prayer sound ya.

When I moved away from Segambut back in 2010, the KTM station looked exactly like that. It's a shame nothing is really done to upgrade the station to promote use of public transportation. Been more than a decade 🥲

I've always enjoyed the styling of the Tuan apartments. Going for an elegant and iconic colonial theme without being over the top and gaudy like Arte or just another boring modern type apartment.
Mostly people who sabotaged on tuan 3 are those negative picky buyers that always look for a perfect yet unrealistic development they thought everyone can afford to buy whatever based on their will
Ridiculously small for 3 bedrooms. Why not just make nice 2 bedrooms or bigger 3 bedrooms? It would be nice if developers prioritised quality over quantity.
Well it’s just different needs in different price range. If the size is big, there will be less units so the selling price will be higher. It’s a marketing decision made by the developer on their product based on their research.

I missed the previous two projects, and finally got the third one after waiting for so long, and it is 😍FREEHOLD. I was worried about the factory area here before, but I was relieved when I found out that the government planned to demolish it. This makes me look forward to my new home and new environment.

Imagine getting in and out of condo during peak hours with school right beside. Parents dropping kids forming a queue right in front of condo.....😅

Ridiculously small for 3 bedrooms. Why not just make nice 2 bedrooms or bigger 3 bedrooms? It would be nice if developers prioritised quality over quantity.
Just convert to 2+1. Better than 2. Can be working/study or walk in closer room
Well it’s just different needs in different price range. If the size is big, there will be less units so the selling price will be higher. It’s a marketing decision made by the developer on their product based on their research.
@@iherng based on how much money they can squeeze out of the development. My point being that there’s certain limits to how much they should be allowed to get away with (P.S. love your work 👍)
@@daveb3987Well all decisions on the numbers are justified and presented to local authorities for approval. And what’s interesting, that’s done in accordance to the local plans as well. For eg, the factories around this site are encouraged to be relocated and more apartments are taking place in this location.

I missed the previous two projects, and finally got the third one after waiting for so long, and it is 😍FREEHOLD. I was worried about the factory area here before, but I was relieved when I found out that the government planned to demolish it. This makes me look forward to my new home and new environment.
