My parents sold their home in Fort Lauderdale and moved to BB in the mid-80s. Mom wasn't particularly happy because at the time there was little in the way of close by shopping and they eventually moved a few years later. Whenever I visited I always liked the area and I'm glad to see that the reasons my parents didn't stay have been dealt with. They lived on Amaryllis Drive close to the end of the street (I think 719 was the house number)
I used to lived in Melbourne and very familiar with Barefoot. Nice place. Captain Hirams resorts and beach bar is 5 minutes away. Excellent place to go to.
Was wondering when BFB would be featured! Great video. I lived there and needed to move due to a life change. BFB will be my home again. Best bang for your buck for sure.
Great Video, one thing I think you missed mentioning was the Private Beach for Barefoot Bay residents, when a Private Developer first open this Community, there was a Ferry that took residents from the fishing pier over to the private beach. The private beach is still open for the residents of BB, but the Ferry is no longer available. I’ve heard that the dock on the Westside of A1A was sold. But it is still a wonderful place to live. ⛱️🌊
Thanks, I visited that beach and thought I mentioned it. Oh well, food for thought for the next video. I may do another on a home in that community and I'll be sure to include the beach with perhaps a drone shot. I'll check on that dock this week as I'm having dinner nearby at Meg O'Malley's.

There are many parks and communities on the west coast. For land-lease, download my statewide list of parks and start your search there. For ROC CoOps, narrow it down to a county and request a list from the same page on the website. www.floridamfghome.com/Buyer-Resources For an overall guide on picking parks I recommend my book: Retirement in Florida - Manufactured Homes & The Land-Lease Option Available on Amazon: amzn.to/3c3UMPJ The only recreation district I know of on the Gulf Coast is Trailer Estates. @RussellWatsonFMHL thank you I was looking for the community rules like you stated in the video, but I couldn't find them. I have 2 golden retrievers. That's a deal breaker for me, so it wound up being a waste of time. Can't say I didn't learn anything, though.
Russ, I appreciate all of the videos you put out! My wife and I are going to retire in Florida hopefully, next November. Here's my concern and I'm hoping you can help me. I'm 65 and had kidney cancer. I also lost my health insurance. As a result, I used up my entire 401k, to pay the medical bills. So needless to say, we don't have a lot of cash. My credit is good and I'm 65 years old. Do you know if lenders will give mortgages to people my age? Thanks in advance.
I don't know but I don't see why not in this sort of situation. You might try some of the online mortgage brokers. Fill out an application and see what happens.
I am a mortgage loan officer. Yes if your credit is good and if you have the cash needed to close (down money + closing costs), adequate income to pay the mortgage payments, you can get a mortgage. Your age does not matter at all.
@@andylochary6319 I have at least $30,000 to put down, maybe more. I'm looking to buy something in the area of $50k. I'm very handy and a "fixer upper" is right up my alley.

Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available. If you need some guidance in narrowing down the choices I suggest my book: Retirement in Florida - Manufactured Homes - The Land-Lease Option amzn.to/3c3UMPJ
Hi Russ, I tried looking up Barefoot Bay in Melbourne but was not taken to a specific link for the community. Can you help? I am looking for rentals and/or sales. Also how do I find realtor links? Thanks for all your wonderful informative videos.
Look in the description below the video. You might have to click on more... Or just google BAREFOOT BAY. It's not in Melbourne - just right next to it. Here's a link: www.bbrd.org/ As for Realtors, just google houses for sale in Barefoot Bay. You'll get a bunch. There are links to these in the description as well.
The conundrum with that worry is how so many manufactured and mobile homes (including ALL of these) are still there and in great shape after 30 - 50 years' worth of hurricanes in Florida. In fact, there are hundreds of thousands of 1990 and earlier that somehow survived.......And, while I have certainly seen headline grabbing photos of mobile homes destroyed by hurricanes every few years, I see demolished cars and fatalities on the highways almost daily ... Hmmmmm Also some locations are less prone than others. Being just a little inland makes a big difference too. See my video on choosing a location: th-cam.com/video/3K4BqVEspOw/w-d-xo.html
Thanks for the video. I could not survive on my money in the US even as I was living alone. I moved to the Philippines now I live like a king and have a young beautiful kind wife who takes great care of me. All I do now is work on my YT channel and enjoy life!

Luigi, There are parks with rents under $500 and I have featured several such parks. I am aware there are folks on fixed incomes. My wife & I are retired on social security. That said, with a few exceptions, mobile home parks in Florida are businesses offering a product . Some choose to offer an environment that goes beyond a lot to put your home upon. In fact, there is a quite large segment that demand more and can afford to pay for it. Mobile home subdivisions, such as Barefoot Bay, are folks who own their land and are selling at a price they choose. The costs involved with any home are best determined by contacting the selling agent. The tools needed to locate a park or home in a subdivision that meets your needs can be found on our website: www.floridamfghome.com/Buyer-Resources . If you need guidance in the process I suggest you start with my book: Retirement in Florida - Manufactured Homes & The Land-Lease Option amzn.to/3c3UMPJ
Literally everyone has their own definition of affordable based upon resources and expected income. I have talked with folks that think homes costing $200K with lot rents of $1800/mo are affordable and folks who think a home at $30K with a lot rent of $425 is not. The place to start is an honest evaluation of what YOU can afford, assuming rising costs going forward, and then find a deal that meets your needs.
It's NOT affordable anymore! Ridiculous what's being asked for manufactured older homes. The fee for the district has gone up, water isn't cheap and try getting homeowners insurance for less than $2500! 😣

Funny, but I read the local papers and see nothing in Barefoot Bay that I would not expect in any town of 8000. In fact, given the party atmosphere, it's sedate. Like any community that size, there are some areas that are nicer than others. I know many people who express dislike for communities that have lawn police on standby 24/7. This community might be a better choice for such folks. There are many others that have management looking at every yard daily if a pristine park interests you. It's one choice out of many manufactured home solutions to affordable housing.

So sorry about your medical issues I too have Kidney disease and it's hard. I'll pray for you.
I'm 64 yrs old I'm disabled and I qualified for Medicaid and another health insurance company. They paid all of my medical bills. Scott have you applied for these health insurance companies?
I think it's exactly the place I'm looking for, hope someone can able to help me find I can afford.. I'm on SS Survivor.. THANKS
Glad I can help. You will find several realtors with a Google search for Barefoot Bay.
What would you recommend in the cape coral area?
Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available. If you need some guidance in narrowing down the choices I suggest my book: Retirement in Florida - Manufactured Homes - The Land-Lease Option

I know this may be a stupid question but what about hurricanes? Is that an issue
@@RussellWatsonFMHL so what i take is the media as usual hypes it all. Thank you
Russ is there similar properties on the west coast? Not as large necessarily as large but you still own the land.
Trailer Estates in Bradenton is famous with a great reputation.
Just google houses in trailer estates. The ads should have the numbers.
My Thanks to everyone!
How is the drinking water there?
I haven't tried it but I have never heard of a problem.
Thanks for the video. I could not survive on my money in the US even as I was living alone. I moved to the Philippines now I live like a king and have a young beautiful kind wife who takes great care of me. All I do now is work on my YT channel and enjoy life!
Sounds like you found your happy place! Congrats!
@@RussellWatsonFMHL Yes it took awhile lol but yes thank you and I hope you are well as well.
Do they have one similar to this one on the other coast?
The Original - Trailer Resorts - is in Bradenton.
Any communities where you can buy lots instead of leasing?
I'm confused - the video it shows you commenting on (Barefoot Bay) is on a community where every resident owns their own lot. Here's a playlist of videos explaining ROCs along with videos that contain both land-lease and ROCs. th-cam.com/video/10eCCZjxyJ0/w-d-xo.html
where is the link for the deed restrictions again?
They are on the website listed for the park in the video Description. Its: www.bbrd.org/
@@RussellWatsonFMHL looks like they are account restricted.
@@RussellWatsonFMHL nm. I found them!
Ha!! They're all pending or under contract!!
Homes are selling very quickly these days but more come on the market all the time in this community. Google something like "Homes for Sale Barefoot Bay". There are a bunch of realtors that serve that area plus for sale by owner.
Does any one know of a 2 bed 2 bath that can accomadate a wheelchair
I need to have my 3 small Maltese dogs with me. Possible???
The deed retrictions for Barefoot Bay are on their website. Link is in the video description.
Are any one bedroom for rent with option to buy I will be moving to Florida near Kissimmee saint cloud area in about six months or so any way to contact you in private thanks
Sorry,
I do not sell homes or offer personal consultation; preferring to reserve the time I have available for producing educational materials. With over 19,000 subscribers, I would be quickly overwhelmed if I tried. If you have a specific question related to a video, just put it in the comments so all can benefit from the answer. If you are looking for general guidance on choosing a community, may I suggest my book: Retirement in Florida - Manufactured Homes ; The Land-Lease Option.

I would be interested in renting before I buy
Always a good idea!
How much are rentals in bear foot bay
I have no idea. You can google it and find some agencies that handle sales and rentals there.
Please be aware the public wants to know monthly cost is more important because we are retired with fixe income, many of my friends are single with a retirement budget of $1650 a month, I hope you understand what it means $$$$$$$$$$$$$
Monthly cost should not exceed $650
If you need guidance in the process I suggest you start with my book: Retirement in Florida - Manufactured Homes & The Land-Lease Option

Do we own the land in barefoot bay?
Yes, you own your lot. Barefoot Bay is a deed restricted subdivision and a recreation district.
I'll bet it's expensive to live there!
I have no idea what you would consider expensive but I can say monthly fees are less than half of nearby land-lease parks with far greater amenities.
Shouldn't pay any HOA fees in a trailer park.
We have a few trailer parks in Florida and I doubt you pay HOA fees in any of them.
Looking for adffordable
Literally everyone has their own definition of affordable based upon resources and expected income. I have talked with folks that think homes costing $200K with lot rents of $1800/mo are affordable and folks who think a home at $30K with a lot rent of $425 is not. The place to start is an honest evaluation of what YOU can afford, assuming rising costs going forward, and then find a deal that meets your needs.
It's NOT affordable anymore! Ridiculous what's being asked for manufactured older homes. The fee for the district has gone up, water isn't cheap and try getting homeowners insurance for less than $2500! 😣
Everything has gone through the roof in the last two years! I shudder every time I go to the grocery store.
The lot rent might be $65.00 but the average price of a mobile home down there is $180,000.. no thanks
james teel , we each have our goals and ideas on what is worth our hard-earned assets. There is no question this does not meet everyone's needs. The idea is to present enough information that you can know the alternatives and make an informed decision. Glad we can help you in that regard.
👍
$19,000 for a mobile home. And pay $1000-$1500 a month for lot rent does not work in my book.
Worst part about mobile homes is lot rent you always a prisoner of the park
Well, you can always move. Same with Barefoot Bay, where you have no lot rent and own your land. Don't like it...move.
You lost me at "all age park".

Dig deep and drive around lots of very unkempt homes crime is in news a lot for barefoot bay drive around before you buy buyer beware
I was really hoping to move down there. But, I have 5 little dogs. 2 are elderly . They stay inside except for when I take them out. 🥲
Unfortunately there are very few parks that allow more than two pets per household.
