Love it, one of the rare fixer videos on what NOT to buy and the reasons why.
Most homes from that time period will have sagging. A lot of these early 1900's homes (at least the bungalows and such), were built with very minimal framing supports. Usually just 1 in the dirt floor basement. And the support usually is just a stone column, or cinderblock/brick column, which too also sagged, hence the floor joists sagging. If you see those cast iron metal supports or added cross I-beam in the basement of these early 1900's homes, especially the bungalows, it means the joists are now properly supported. However the floor sagging will likely still be present b/c they didn't want to pay to raise and/or run the risk of causing more problems. We have two rentals which have this, and it's not a big deal. Yes the sag is noticeable. But it's a rental.

Ik we don’t see eye to eye in everything but i do appreciate all the education I’ve learned from you and meeting you at a local event during your run for governor. The Structural integrity on that house is very questionable. Simply put this is a tear down and new build out.
Been working my way the real estate space to finally get to a point where I have 3 on rent now.. With all mortgages paid off.. I was wondering where I should try to evolve to next.. Family rentals I understand and have some experience with but everything seems big ticket and more risky.. What would you suggest?

I've walked in and out of homes like this. I want to paint, replace flooring and remodel bath/kitchens. I don't want to rebuild every surface of the home

ah man its nice to see Kevin going back to his roots.
while what he says is true, there are exceptions which he still haven't mentioned yet. if the price of this property is insanely low relative to the area/location (especially if the location is in high demand) and you have nothing else to do or buy, then go for it. our family renovated as bad or worse properties than this which turned out great and sold almost soon as it was finished as we likely have priced the houses competitively during the boom prior the 2008 recession.

Sometimes I'm dismissive about your opinions, especially on well preserved wallpaper and popcorn ceilings, but the neighbor shown at 7:23 doesn't seem to understand what that part of his cooling and dehumidifying system needs to do.
Sigh. A house that grandma updated the electric, the plumbing, the HVAC and roof are rare gold finds these days. Unless it's your grandma and she wants to give it to you. I picked up an old house with plaster walls, old roof and cast iron pipes to street. But had new HVAC, rewired kitchen & bath and replumbed. These days you gotta pick your poison and price in some of those bigger costs, not just cosmetics.
exactly, especially here in Dallas. Grandmas house in the last video would sell at the market, not below it for fixers. sellers in north Dallas are still getting 100%+ of asking price

Pro tip. When the mls listing says “updated wiring” don’t take that information as facts that could literally mean one wire was replaced 😂. I’ve seen so many that claim that and they have new wire mixed with knob and tube. My advice to all you losers is stay away from 100 year old properties. If it has lath and plaster and knob and tube don’t even buy it. 1960s and up .
