Gorgeous house. Here in NY you'll pay upwards of 800,000 for a tired 1920s property where the only upgrade is a glass cover for a ceiling fixture. And it's better if youre paying cash 💸 🙄
The 'foam' along the back patio edge was placed prior to the concrete pour to allow for expansion. The amount above the concrete line can be trimmed off and a new type of edging placed.

I find it amusing that solar salespeople claim that sellers will not lose money when you ultimately sell your home because buyers will pay extra for your home-with-solar. I also was told by a solar salesperson that I can charge higher rent because renters will pay more too.

I don’t think it’s Fair to say I don’t want to pay for the Solar. It’s like saying don’t want to pay for the Pool or or Upgraded anything…. Etc
You just get a reduced pool of buyers.

The biggest takeaway with real estate is to not get over ambitious. Work with what you have. ( Not implying to be negligent to tenants / living standards )

Everyone needs solar.
Few need a battery.
And even less need 2+ batteries.
And Tesla has the most expensive batteries on the market.
That’s still cheaper than paying the utility company over the next 25-45 years (new system will last 40)

I Invested across the top markets but not by myself though. I also follow the guidelines of Mrs Elizabeth Osio. I can correctly say she is worth her salt as an investment advisor as her diversification skills is top-notch, I say this because of the results, as my portfolio grows by averages of 20 to 30% every month, unlike I can say for my IRA which has just been trudging along. my portfolio just mirrors what she places and not just on some particular industries of my choosing. she gave me that financial freedom I needed.
