Was in P.V and Bucerías last month getting my residence card! 🇲🇽
I found great properties to buy or rent just walking the neighborhoods. Another thing I did was hire a taxi driver and asked him if he knew of any properties, in the neighborhoods I was interested in, trust me when I say, "they know what's out there", they drive the streets every day!
I was looking specifically for a small home or vacate lot to build on.
A studio investment condo is in my future consideration.

Looking good, Elena. The "livestream" idea, is great. ;-) I'm not surprised that there is no longer much listed there for under $150k. At least down there you don't have the "artificial" market to contend with, like all the "shadow inventory" here in the US, etc. (i.e. Millions of units are sitting "unoccupied..." or with no NOD/ Lis Pendens being 'filed,' yet again... to maintain the "artificial scarcity," that's oddly still "propping things UP" in most places here, at least until all that "overbuilt housing stock" and failed STR inventory 'slams' the market here, soon!) I don't know who is still "buying" north of Mexico, at 8%... but I can now "wrap" a +/- 3% loan(s) and get 10- 30% down, or lease option with 2.5- 10% down for speculations... so no complaints! ;-)

(Still 'recovering' from the auto accident... and dealing with family concerns, whilst planning and building the 2024- '30 online model/s... and pondering "Trust" concerns, etc.) Looks like the RE there is going parabolic... until the "exit doors" close del Norte, and perhaps the "flight of capital slash border jumpers," lessen?! (Or perhaps not anytime, soon? And then there's also, the Intl. scene...)
It should remain a "roller coaster upward" climb down south however, for the foreseeable future... eh? I sent you an interesting "macroeconomic" opinion video linked... if you didn't, notice? It will also be interesting to SEE if they keep the U$D 'afloat,' and precious metals, etc. at bay... in the wake of CBDCs and the BRICS alliances and 'diversification' away from the (US) "dollar??"
BTW, I also just received Andrew's "Nomad Capitalist" book today, so it will be interesting to SEE if he truly understands "Trusts," or divulges that, to the reader? (I suspect NOT unless one pays him at least $25k., as that IS the KEY... to building one's own castle... or at least "fortress" against say DC, the City of London Temple BAR "legalese..." and Roman LAW: "of, the land." i.e. Common Law, Business and/ or Statutory trusts...)
Can you show us what the conversion would be from US cost to Canadian cost when you show a condo in PV..🇨🇦
Looking to purchase a condo in Playa del Carmen. There are a lot of 2 BR condos for under $2,000,000 pesos around 10-15 minutes from the beach. The Canadian lawyers with MexLaw located in Playa del Carmen are experts in the field. Hoping to visit soon and start the process.

Great video! My opinion to get the best bang for your $$ is to buy presale still some great condos to be found. Make sure to budget for furniture, utilities, and taxes, Fedeicomisario and lawyers fees. We just completed our sale and we’re shocked at how much money we had to shell out.
We did all our paperwork in April and just got the deed for the property in July, things move at a different pace down there. Would we do it again Absolutely PV is the Gem of Mexico and it ain’t cheap to own a piece of paradise.

My comment owning a condo in PV 2008 to 2018. I bought it at 10:1 exchange rate sold it at 18:1. You owe capital gains tax in Mexico for the gain in Pesos not usd. I miss and love PV. I wish now I wouldn't have sold it! good Luck to all! Chuck
