  • I headed over to my favorite condo area in Bangkok, Thailand. Sukhumvit Soi 41 is a great quiet street in the popular Phrom Phong BTS area. You also have a 24 hour Tops Market at the top of Sukhumvit Soi 41.

    Retiring, 62 end of yr .. Plan "back to Thai, Phil / SE Asia" Travel & live in "cheap hotels" (a yr or 2 or until it gets old) .. I just Googled Agoda Bangkok, Nana Plaza area; "Not bad" hotels, now, starting $23, $25 .. Cost wise, "everything's incl" w/ hotel living .. Prob a lot higher prices, in winter ..

    Yeah I’m the guilty party. I love looking at property online. Now I understand better why you responded multiple times about the complexities of using the internet as a guide. With that being said it’s great to see the furnishings and layouts and Amenities. Glad you clarified that. So now I’ll use that more of a ballpark figure if I can find actual availability.

      Ha ha, nothing guilty at all. I did the same thing. I visited about 9 months before I moved over and had a good idea of the 10 buildings I wanted. I followed the ads closely on FazWaz, Property Scout and HipFlat. About 2 weeks before I moved over, I had a list of 25 ads. 20 ads didn't call back. Good sign they didn't have that unit to rent. They didn't want to waste time talking about what they did have. 5 people called back and said, the 15k unit is gone, but I have one for 27K. Or, that unit is gone but how about this unit I have out by the airport.
      Like I mentioned in the video, I think my unit is still listed as available. I've been here 15 months and signed two more years. I'm not sure why they do that, but to attract a new customer? I would keep looking at the ads, but I would probably ad 30% to the price. Get an idea of the building you want. You then might want to go to the building office and ask them who the main agent is for the building. Like everything in Thailand, there are some side hustles happening. So the office might point owners into using XYZ realtor. That person might have 5 choices to show you in a certain building. Other large agents might have one or even zero in a building of 100 units.
      Just my two cents, but I don't hold much weight in the online price. Facebook Marketplace gives a better idea. But, that's an owner that's avoiding the one months rent they have to pay the realtor. That might be more an issue in signing a lease without a realtor on your side.
      I appreciate all the comments, I just didn't want you to feel put off when you plan your budget based on "possibly" an ad from the health crisis time period. It's 100% possible to get a great condo. Plenty of empty units. It's just a bit of a game to find out what realtor is listing what unit. You think the office would know everything that is listed for sale/rent. Plus, be able to tell you who the agent is. But, I haven't found that to be true. At least they may be able to tell you who can show you one or two.
      When are you moving over? If you have Line, I'll connect you with the only agent I ever used. I think she just left her agency. But, she must be somewhere else. I keep getting Line listings about what she has listed. Again, that's only maybe five ads a month. But, at least these are the current numbers.

    fun fact, Bangkok has the highest number of Hostels in the world over 300+, London 60+, New York 20+, Cheapest New York Hostel Price 80 dollar will get you a five star hotel in Bangkok per night :)

      That's a nice building. Best of luck with the move. Contact an agent and get a current price listing. When you arrive, they will show you many buildings in your price range. There are 3 Noble buildings in Phrom Phong alone.

    Do you leave every 60 or 90 days, re Visa and are they not going after foreigners for "Taxes on Foreign Income / Retirement Income" (was all over the news there a while back) ? ..

      I don't have to leave, but I like to travel. The tax situation hasn't been sorted out. It will all work out

      Ha ha. Don't worry about me. I sleep like a baby. Mostly when it's 100 degrees outside. I've always been a night-owl. Not having to wake up at 6:00am is the best part of retirement.

    Will the juristic office of a condo, for which you have interest, provide the names of the real estate agents who have a listing in that building?

      Thanks for reminding me to say that. Yes, if you like an area/building, you can ask the office for an agents name. First ask if you can see any available units. These days they will say no. There might even be a "No TH-cam" sign. I can't understand why? Ha Ha. But, there is usually one or two agents that the office might recommend to owners. So they can hook you up with that information. There's always a side-hustle in BKK. Maybe a good way to see multiple units in the same building. My agent had one in the building I moved into. I think there are over 100 units. I can see empty units out my window for over a year. Who knows if they are listed are not? But, she could only show me one.
