I agree 💯 I have had the means to purchase a home for nearly a year now. So far, it has been the biggest turnoff. Everyone I have tried to work with either try to rip me off, insult my intelligence, or seem to know very little about the process, let alone the homes or the area. So many have tried to get me to settle for what they think I should rush and buy, rather than listening to my needs (which I can definitely afford.) Not one has even tried to help me negotiate, because they would rather have me spend quickly on the most on a trash property in a dangerous neighborhood, and get the most on their commission. Also, they pass my information around to their friends, who start calling, emailing, and texting me as if I had been dealing with them in the past. I cannot STAND how people seem to stay on some scam time these days 🤦🏽♀️
I prefer to work with FTHB because I enjoy educating them on the home buying process and educating them on FTHB programs. It's fulfilling for me when I know I've helped someone with such a major milestone in their lives. I'm not here to chase commissions. Clients over Commissions is my motto in RE.
Truth. But that means I'm doing their job and the agent is getting the commission. I myself am experiencing this. I educate the agent. 3 agents and lenders. I think this is true. Most agents lack the skills to educate a first time homebuyer into making a decision. Most agents, especially newer ones try to sell people homes that they think are good deal, rather than educating the buyer, so they know when they find a good deal, and can make a decision quickly.
And then don’t realize that if you really help someone in the long run, they will be more willing to call you when they’re looking to sell and buy a new home. Then you’ve made more in the long run. But people don’t think about the long game like that. I would rather make a life long customer than the fast buck.
That's true ...I have experience that myself I'm still considered a first time home buyer that's discrimination to me the realtors I've dealt with do not try as hard for us fthb...and that's terrible they show you crappy homes in a bad neighborhood ....this one realtor told me I was asking for to much ...I was like excuse me ...because I wanted a 3 bedroom/ 2 bath brick home God said you have not because you ask not ...he also said that he will give me my heart desires ...I'm so sick of these realtors passing us off like we're nothing I can only go where my pocket can take me ...I'll be crazy to get a house out of my budget and some realtors don't get they only see dollars signs
I had this same exact experience last year when looking for a home during the sellers market; the agent I was working with at the time tried to get me NOT to do home inspections to make my offers look more desirable since I had an FHA approval 😕 I’m so glad I ended that and took a year off to gain more knowledge (through Shaheeda’s videos 🤗) so that when I get back out there next year, I’m more equipped.
This is SPOT on and EXACTLY what I have gone thru this last year.. No one that was experienced wanted to work with me bc I am a single income 1st time buyer they basically wanted me to do all the work , never sent me possible houses NOTHING.. it's such a disservice to 1st time buyers

@oshynclair759it depends on where you are looking bcz here in FL, thats all you see for such price range. Even 300K seems to be good enough for a shack, if it is a nice new home, it's tiny like an apartment. Or small lot or even not the best foundation or material built.
One of the realtors wanted to put me in a bidding war. I told her no thanks, not that desperate to purchase a home. The same realtor wanted me to pay the asking price for a home and to put an offer on a home I hadn't even seen. She kept raising the offer price to almost the sales price.
Looking at Mrs. Hill video opened my eyes to the wickedness of some of these agents. They don't care what the client losses as long as they make their commission.

Yeah, you find this with an agent that is often commission over care. It’s a joy to help a first time buyer. If an agent cares, they will educate and guide. Often, an agent who sole income is from real property may be commission driven. An agent, new or seasoned ethics and knowledge is important. If they know the answer or find the answer for their client , it’s a good match. No agent knows everything because every deal is different. A smart agent knows, rather first time buyer or not…a buyer can be a return client. So a good agent will nurture. I guess, to add to the point of this video, an agent who is less excited to work with a first time buyer is because they may not be financially ready or able. Commission over care! Because if they have their finances in order to buy, first time or not, wouldn’t be of factoring.

I am finding this out now. I don't hear from my agent. She didn't care when I expressed upset/frustration at the process and she just generally didn't care. I already walked in the process tired and disheartened after getting off from my SECOND job, hoping she could help me. She didn't educate me on the housing market, but did help me understand my apartment lease at least before vanishing?
My husband and I are going through this right now. The agent keeps telling us she's been in this for 20 years but yet she lacks basic customer service skills. She doesn't take the initiative to call us and update us. We call her for updates and when she does have an update it's as if she doesn't know how to explain the information. Just yesterday we received an email in which she was cc'd on. She didn't call us to ask if we understood the information or anything. Last week she told us she'll call us back. Well, that was a week ago and we ended up calling her. The email was basically about a conditional loan approval. I am even annoyed at this point because she will still get paid if the deal closes.
Even before this, we were dealing with a loan officer who wasted our time because she didn't ask certain questions upfront and therefore lots of time was lost and in the end, the loan was closed. : (

Sooo true! When I purchased my first home my agent told me very little. Luckily, for me I had a lender that was a referral that walked me through everything. My realtor never showed me any properties. She sent me listings to look at. I found my first home on my own. She didn’t even take me to look at the property. She simply sent me the code to enter the home. She showed up at closing (Halloween) and was rushing to get out because she needed to get home to take her children trick or treating.
For some realtors, such as myself, this isn’t true. I love working with first-time homebuyers. The money portion doesn’t matter to me because money will be made. I enjoy getting them through their first experience and I make sure it’s a great experience. Yup my daughter did everything the agent did Nothing! However my daughter did move into a new subdivision in the suburbs ( which is growing ) brought her house for $390k one year ago it began to grow equity at the Closing and she educated herself along the way and basically did everything the agent should Have Done. ( And my Daughter new what she wanted, did not go through a fist time Buyer Program because her business made too much money - she put her own cash Down . However she said when she makes her next purchase SHE does not wish to use an agent she will use the Sales agent who is assigned At The Agent On Duty OFFICE and just use a real estate agent to Sell .

This is true in a-lot of cases. There are agents who are well-versed, knowledgable and skilled but you have to be sure you search for a good agent. Every agent is not the same, if you've ever worked with a good agent then with a bad one or vice versa you know.
FACTS! I had a seasoned agent who sold my mom her home & I was referred. The 1st home we saw I wanted; decided to put offer in-by the afternoon it already had 2 other offers. 2nd house beautiful-but was baseboard heating NO!, 3rd house big backyard but no extra space no basement no attic I wanted it so bad but I passed. Then the 4th-townhouse I won the bid, settlement date was set and then the title company found that the property has a HOA that was dormant & never collected on but could be in the future including any back money owed 😧🫨🫨🫣 I told my realtor I’m sorry but I cannot go forward. The payment was already $2300 and that was with 8.25%. My realtor was soooo pissed off at me! Told me it was my fault & she could sue me for backing out at the last minute. NEVER AGAIN will I work with her EVER AGAIN!!!

Guess my family got lucky. Our agent was an old family friend who was very encouraging and patient with us, and in the end, we got a lovely house after a long battle with the seller. We were first-time home buyers

The likelihood of an experienced agent having experience with a similar transaction is higher than with a new agent who can not pull from previous transactions. They can help you anticipate and minimize risk typically better than a new agent. Thanks for watching.
yes & most are out of reality esp in this market. they want a house that cost $600k with a $300k budget. their expections are higher. i’m not a realtor but a 1st home buyer my self. i had educated my self by watching your vedios before & other agents as well
You're so right. I feel like most first time buyers are out of touch with reality. What they want and their budget don't match. I also tell people, your first house don't have to be your forever home. Start small and move up. Is like wanting a Champaign with a beer's budget.
So then, would you recommend first time homebuyers going through a Program? Where one could potentially set money aside each month and then once one reaches a certain goal or once, one has completed with the program you can then use that money to buy down the interests in the home??just using that as an example, Because then first time homebuyers are not going through lenders and contractors especially if they don’t have the funds upfront for failure in the long run…just a question & thought.

That's actually what's stopping me I'm thinking about just going straight to the owner with cash and proof as well and cut out the middle man and do the rest that needs to be done afterwards
USDA has lenders on their site or if you do not currently live in the rural area, try to find one through Google that works in that are. If they are an agent who has an office in a rural area it is more likely that they have done USDA loans and have lenders they have worked with in the past.
I disagree 100000000%. I’m a realtor here in Phoenix and my goal is to work with first time home buyers. now I understand. She is making a general statement, but most agents work with first time and second time homebuyers not luxury. There is way more inventory there than there is for luxury because luxury is that more expensive.
I personally think my wife had a great credit score and still the lending company Denied her, she is 60+ I think it has something to do with her age and she is a women and still working
Definitely happened to me and my Wife. Guy was very cool but didn’t get the best advice. But hey it might work out for the best because we’re thinking about moving back to the Atlanta area from Houston so I guess it’s good we didn’t get approve.
Please don't sleep on a new agent. A new agent who worked in the bank for years and a credit specialist is coming in the game more knowledgeable. Especially one who works in compliance with laws and a degree in law. Stop putting down new agents. I use to have more respect for you. You have great information but, how dare you call a new agent incompetent and less knowledgeable. I find the longer some agents been doing this they lose the drive to work for their clients and more for the money as you said. Some, Seasoned agents don't respect the laws and always have issues with new agents reminding them of their duty to their clients. You don't speak for all seasoned agents. Always great to stay in your lane. Keep driving!
Hi Ayeshia, not sleeping on new agents but I do recommend first time homebuyers only use a new agent if they have a mentor through at least their 1st 3 transcations. Many people go into real estate as they are transitioning from other careers and have vast experience that can make them good agents. When I first started and as I was transitioning from teaching and doing real estate full time again I had an agent mentor both times. I didn't even want to take on clients without knowing exactly what I was doing, but many new agents take offense to me saying this so I understand your frustration.
@ShaheedahHill Thank you for responding. I'm not frustrated, I'm disappointed. Some new agents have a team to go to for assistance. I have a team of over 600 in my office. Our goal is to put our clients first at all times. Money comes second. We all want to make it. The experience of my client, whether first time or not, is my goal at all times. We work hard as new agents. We have better insight at times. I work with 20 year agents and better, still I bring knowledge they knew nothing about and it helps them generate leads quicker and better. We are all valuable to our clients new or seasoned. Each one teach one. My foundation is love what I do and all else will come. I will keep rocking it out new and all. Much love and blessings to you hun. I would say to you all, looking for a home or investment property connect with the agent you choose. Make sure you have trust, honesty, and integrity with your agent. You will know. This is true in a-lot of cases. There are agents who are well-versed, knowledgable and skilled but you have to be sure you search for a good agent. Every agent is not the same, if you've ever worked with a good agent then with a bad one or vice versa you know.

FACTS! I had a seasoned agent who sold my mom her home & I was referred. The 1st home we saw I wanted; decided to put offer in-by the afternoon it already had 2 other offers. 2nd house beautiful-but was baseboard heating NO!, 3rd house big backyard but no extra space no basement no attic I wanted it so bad but I passed. Then the 4th-townhouse I won the bid, settlement date was set and then the title company found that the property has a HOA that was dormant & never collected on but could be in the future including any back money owed 😧🫨🫨🫣 I told my realtor I’m sorry but I cannot go forward. The payment was already $2300 and that was with 8.25%. My realtor was soooo pissed off at me! Told me it was my fault & she could sue me for backing out at the last minute.
NEVER AGAIN will I work with her EVER AGAIN!!!

This is so true. I wish I would have fired my first realtor. She had limited knowledge of certain areas! And she started getting impatient after a few months of looking

Very much true we are almost at the finished line and about 4 month ago he has ghost us and I have been researching and calling the loan officer and builder it sucks
Guess my family got lucky. Our agent was an old family friend who was very encouraging and patient with us, and in the end, we got a lovely house after a long battle with the seller. We were first-time home buyers

What exactly makes a newer agent less experience? What experience specifically. Are they missing and or not know what to do?
The likelihood of an experienced agent having experience with a similar transaction is higher than with a new agent who can not pull from previous transactions. They can help you anticipate and minimize risk typically better than a new agent. Thanks for watching.
yes & most are out of reality esp in this market. they want a house that cost $600k with a $300k budget. their expections are higher. i’m not a realtor but a 1st home buyer my self. i had educated my self by watching your vedios before & other agents as well
You're so right. I feel like most first time buyers are out of touch with reality. What they want and their budget don't match. I also tell people, your first house don't have to be your forever home. Start small and move up. Is like wanting a Champaign with a beer's budget.

Is there any advice on finding an agent who specializes in first time home buyers?
Ask around and interview agents, if they are not familiar with any DPA programs they probably don't work with many.
So then, would you recommend first time homebuyers going through a Program? Where one could potentially set money aside each month and then once one reaches a certain goal or once, one has completed with the program you can then use that money to buy down the interests in the home??just using that as an example, Because then first time homebuyers are not going through lenders and contractors especially if they don’t have the funds upfront for failure in the long run…just a question & thought.
Unless the "program" is matching your funds you should hold all your home saving yourself in a high interest savings account so you have access when needed. I have a full playlist on Down Payment Assistance programs. Thanks for watching.

I need help with trying to find a experienced USDA mortgage lender or broker. I’m overwhelmed and have no idea what or how or where to begin.
USDA has lenders on their site or if you do not currently live in the rural area, try to find one through Google that works in that are. If they are an agent who has an office in a rural area it is more likely that they have done USDA loans and have lenders they have worked with in the past.

I disagree 100000000%. I’m a realtor here in Phoenix and my goal is to work with first time home buyers. now I understand. She is making a general statement, but most agents work with first time and second time homebuyers not luxury. There is way more inventory there than there is for luxury because luxury is that more expensive.
I personally think my wife had a great credit score and still the lending company Denied her, she is 60+ I think it has something to do with her age and she is a women and still working

Please don't sleep on a new agent. A new agent who worked in the bank for years and a credit specialist is coming in the game more knowledgeable. Especially one who works in compliance with laws and a degree in law. Stop putting down new agents. I use to have more respect for you. You have great information but, how dare you call a new agent incompetent and less knowledgeable. I find the longer some agents been doing this they lose the drive to work for their clients and more for the money as you said. Some, Seasoned agents don't respect the laws and always have issues with new agents reminding them of their duty to their clients. You don't speak for all seasoned agents. Always great to stay in your lane. Keep driving!
Hi Ayeshia, not sleeping on new agents but I do recommend first time homebuyers only use a new agent if they have a mentor through at least their 1st 3 transcations. Many people go into real estate as they are transitioning from other careers and have vast experience that can make them good agents. When I first started and as I was transitioning from teaching and doing real estate full time again I had an agent mentor both times. I didn't even want to take on clients without knowing exactly what I was doing, but many new agents take offense to me saying this so I understand your frustration.
@ShaheedahHill Thank you for responding. I'm not frustrated, I'm disappointed. Some new agents have a team to go to for assistance. I have a team of over 600 in my office. Our goal is to put our clients first at all times. Money comes second. We all want to make it. The experience of my client, whether first time or not, is my goal at all times. We work hard as new agents. We have better insight at times. I work with 20 year agents and better, still I bring knowledge they knew nothing about and it helps them generate leads quicker and better. We are all valuable to our clients new or seasoned. Each one teach one. My foundation is love what I do and all else will come. I will keep rocking it out new and all. Much love and blessings to you hun. I would say to you all, looking for a home or investment property connect with the agent you choose. Make sure you have trust, honesty, and integrity with your agent. You will know.
