    I was Able to buy my 2nd home at 56 last year when my hating friend told me I was too old because I wouldn’t be able to pay it off. I didn’t tell her when the process started because I didn’t need her negativity. I had been through a lot in the last ten years after becoming seriously ill and unable to work. I lost everything waiting on my retirement and disability to be approved. I was renting a 2br apartment for years and needed more room for my family who had plan to move with me in the future. Good blessed me to buy a beautiful 4br home that I still can’t believe I live in. My hating friend wanted to know how I’m going to be able to pay for such a home by myself. I told her don’t worry about me I’m blessed and highly favored. She really needs to be worried about her trailer.

    Me too, I was so tired of stressing out about coming home to my apartment of 13 years to find another notice that the rent was going up. In 2018 I started the process of finding my first home. I did the class and got the down payment assistance. I checked on my credit score ( I was afraid to know ) but I paid off my bills and raised my score to 780. ( Stay on top of my scores now ) I found a house and this month is my 3 year anniversary. I also refinanced to roll in that down payment assistance and lowered my mortgage payments. Just a little 2 bed room house with a huge front yard fully fenced and a pear tree I can share my pears. I'm so grateful and blessed.

    My grandparents bought their home when they were in their late sixties, early seventies. My grandmother remained in that home until she died at age 87. They loved their home and were very happy there. If you want a home, I say go for it!!

You know, back in the day, the elders didn't discuss their finances with anyone; and we knew better than to ask them! lol I would say they had a middle class income. Granddad was a pastor in the United Methodist Church, and they lived off of his pension. Comfortable but definitely not wealthy.

    My Mom is 68 and she just bought her first home. I'm so proud of her. She retired 4 yrs ago after working 43yrs in NYC. She decided to move to Georgia where I've been for 3 yrs and bought her home in Georgia. I'm so glad she left NYC because she was able to afford a home here and I was able to start a brick and mortor business because the opportunities are abundant here. Moving to Georgia was the best move my family ever made💖

    My wife and I, who are in our sixties, just bought our first home. I am shocked at how low our payments are. it's costing us much less to own than to rent! BTW I just love your positive attitude!

      Very informative video and thanks!You covered a lot of the concerns that worries me. I tell myself, "I am in the transitional phase of my life," at 68 yrs old. Why?
      Because I can retire from my full time job, not going to at this time. My health is good "thank God," I like my job and just don't want to stop working at this time.
      Plus, I went through a divorce about seven years ago, but was separated two years before it became final. So, I've been working on trying to financially recover the best that I can before I retire from my employment.
      However, I had always took money mgt seriously, due to my family's low economic financial status when I was a child. I told myself I would achieve and improve my financial status as an adult. So, planned the best I could to make it happen.
      Therefore, I receive a military pension, will receive a pension from my County Government employment and from Soc. Security. Working on saving as well.
      My plan is to purchase a home pretty much based on my retirement income not my current income, don't want to be house poor.
      But as you stated, it's time to leave the apartment. I have an agent and she is working with me, a first time home prospective owner, to help me make this piece of the transition into the "Fourth and final Quarter" of my life as smooth as possible.

      I am 83 1/2 . I have owned houses with spouse, but a year ago I bought my first house alone. I am delighted with it. I hire help, things I need get done, I am blessed. I think of my house as an investment. It's gone up in value about 10% in a year . My monthly mortgage payments are cheaper than rent. I am active and healthy. Consider many factors, such as what you like and what your needs are.

    We are not too old for "NOTHING." My sister and I bought our 1st condo in our late 40's! My 2 aunt's brought their 1st home in their 60's and one of my aunts, who is close to 90, still lives in their house. Later for all of these rules. I will say to have a village that can help you with the upkeep. Other than that, Do the Darn Thang and Enjoy even when you KNOW you may or not pay the loan off. It's called generational wealth!

    Never too old to buy a home as long as you have decent amount income coming in, it shouldn’t be a problem. The key is having decent income.

    Bought my home some time ago and paid it off in 10yrs by aggressive pay down of principal. Nothing like living in a paid off home with thick cash reserves. I now focus on family, retirement planning and investments.

    Thanks for this video. I am going on 47 and am so tired of paying rent that goes up each year. It is highway robbery, and I feel stuck. You're absolutely right. I need to be in a house for the stability of a mortgage, which will free up money. When you get older, apartments just begin to suck. I am on my own saving money with automatic allotments coming out of every check into a savings account. I have faith I'll be in my house within the next 2 years!

      You can do it! I bought my home 3 years ago at age 57 after divorcing. Rented for 7 years immediately after the divorce. What a waste of money!

      She said that taxes and insurance increases. It does, and it do effect you paying more for mortgage monthly, just like renters. In addition, you will have lawn and gardening upkeep, as well as, replacing home filters, and if anything breaks in your home which can be expensive even if you have insurance with a deductible. Think carefully before buying sometimes renting is easier and more cost efficient.

      @@sandrabraziel8271 when renting you're paying the cost of repairs. Your landlord charges enough rent to stack their maintenance fund. That is how they afford repairs. When you are buying a home stash away money monthly for potential repairs. That will limit to need to use credit cards to pay for repairs. Also, buy a home that is in decent condition. The larger items like A/C can cost a lot but that's why you need an inspector to check out the house before you buy it. I bought my first place at 33 and my second one at 40. I have purchased land and will purchase more properties to provide residual income later in life. I can fix many things in my houses and that saves me a lot of money. You can learn to do the simple repairs yourself. TH-cam is full of information to help.

      I started with NACA for 2 years but they just moved to slow and too many rules and to much changing of counselors and months of paperwork and they still tell you you are not ready. The only thing they taught me is how to save money, pay down creditors, and improve my credit score. I finally decided to go with my credit union. Got 100% financing with no down payment due to my decent credit score, was recommended a realtor, and was in my house within 3 months after leaving NACA.

    A lot of ppl settle for apartments, because they're afraid of maintenance and need of a LARGE dwn pymt. They have this misconception that major maintenance cost is monthly and you need thousands of dollars for dwn payment. Which is totally incorrect. As a financial banker with background in collections, loan, frontline. I find myself explaining to members that have been confused especially my blk and brown ppl

      Exactly. Many folks are out there trying to scare others about the maintenance costs for a home. What they fail to realize is their rent payments cover their landlord's maintenance costs. As long as you fix things at the first sign of an issue you can potentially keep the repair costs low. Being negligent and lazy is what gets homeowners in trouble. Plus, when you're buying it you should take some pride in keeping your place nice.

      The most important part of this is that a mortgage is a stable value, while rent always fluctuates. In my case my rent for the same apartment has increased by $400. Same apartment, zero work done to improve the unit, yet a $400 increase.

    I just closed on my first home on 9/20/21. I love that it was all done from my iPhone and only took 30 days from start to closing. So easy! The only in person thing I did was looked at 3 homes and chose the third one. And went to sign the paperwork in person at the title company office on closing day which took less than 45 minutes. I’m 62. Blessed with a 1230 sq ft 3 bedroom 1 bath ranch home. 😊

    I'm 51 and purchased my first home last year. I moved out of Los Angeles because I wanted to own a house. I moved 90 minutes outside of L.A. although I have to commute for work I'm so appreciative and so glad I purchased a house. This is something I can leave my daughter.

      I had a home I sold it after 20 years and downsize to a condominium I have less stress keeping up the landscape iHome is very nice but as you get older you don't need a lot of room when I die my my daughter and her husband can have it I enjoyed living in a house but I don't need all that room I have more money left over it works for me

    I just brought my first home at 52 years old. I was concerned about the 30 year mortgage and rising taxes and other expenses. But it’s nice to see you do a video abut older adults buying houses. I thought I was one of few who did this. I am staying positive that I can do this and build generational wealth and pass home down to family

    Great video, I bought my first home when I was 50 years old. I've been living in my home 1 1/2 years, so happy with my backyard, fruit trees & home office, especially having to work from home. I would've been miserable if I still lived in my 1 bdrm apartment cooped up & working from home during the pandemic.

    Thank you. I just turned 60. I was out of work for a year and a half after working a warehouse job for a year because the pandemic shut down my business. Last October (2022) I got my dream job (at 59 years old!). Despite it being a really good paying job I have credit card debt from the last 3 years - I thought that with the debt & my age I shouldn’t even think about buying a house… THANK YOU for giving me hope again!!       @@annastamm2570a newly constructed home with everything already picked out by the builder. However, in some instances, if you get in early enough, you may be able to pick out a few things. In short, it's move in ready as the builder pays for everything. That said, once construction is finalized, the price is set and to my knowledge, there are no hidden fees. That said, if you're purchasing a new build, and you decide on a spec home, you won't have to go to the design center to pick out your enhancements (floor; Tile; backslash; cabinets etc.) which will wind up costing you more money in the long run, as these things have already been pre-selected by the builder. This will save you time and money. You can Google or TH-cam spec (same as speculative) homes for more details.

    Great video! You totally captured my situation. Living currently in California, retired December 2019, and can't afford to buy a home here unless I want a dump! Well, I don't! So I've got my sights set on another state for a brand new home at about half the price of something comparable here. I'm so excited that at 65, I can still own my home rather than continuing to rent. Your video is well done! Thank you!

    This video came right on time. I just turned 50 and went through a divorce after 31 years and I was trying to decide if I want to buy a home or condo. I'm renting now and I feel I'm wasting money by renting. My problem is what area I want to live in and the pricing of the homes are crazy. Thank you for this video... God is amazing!!!

      I went through a divorce too after 24 years. Rented for 7 years afterwards and bought a condo 3 years ago. There’s different things to think about when purchasing the house v condo. The HOA fees and the restrictions that come along with it. Owning the home comes with more self maintenance like yard work, outside painting, etc.

    We moved from NJ to FL in 2015 on my husband’s pension. In the 8 years we’ve been renting here we’ve decided to pack it up and go back but to PA. He’ll be turning 60 (senior tax exemption) in September 2024 so we’ll finish out our lease in July 2025. Even though we owned homes in NJ I have been learning so much binging all your videos. If I knew back then what I know now. We’ve been trying to become homeowners here but it just doesn’t make financial sense. God willing, I’ll be looking forward to letting you know when we become homeowners again.

      Thanks so much for watching. You will make it happen! Just make sure you move to a state that has senior tax exemption and I would avoid condos with high assessment fees that may increase overtime. You want your income to be as stable as possible..

    Just stumbled upon your videos while working out at the gym. Enjoyed the first two and then found this one about buying a home at over 50 years of age.
    It's as if you made this just for me. Struck so many chords for me as a single, 56 yo, veteran that just moved from CA (never bought there because of cost) back to homestate of NC.
    Transitioned to a higher paying job (lower six figures), excellent credit, no debt; but still wrestling with decision to buy at this stage and age in life.
    Due to military moves and CA cost of living, I've always rented.
    Anyway, gonna binge watch more of your videos. Setting myself up to purchase, in spite of now crazy interest rates, around April 2024. Thanks for all you do!!!

    It's amazing how much the home buying process has changed even since 2017. I signed with my lender in person and also escrow on closing day. 2021 I sold and every document was e-signed. Also, when I purchased no invite from the lender all electronically when closing they sent a Notary to my address. So many changes in such little time.

      You and qualify for a VA loan which will allow you to buy with no money down. Take advantage of that benefit.

    When I was younger, I was content w/renting, because it was easier, but that was when renting was cheaper. I am now sick of renting, because it is more expensive, or the same as a mortgage payment!

      You can purchase a home cash with that amount of money. Just depends on if you don’t mind smaller, or living in a rural area or moving out of state wherever it’s cheaper. I’m in Southern CA and there’s homes in Riverside that you could get for $200K.

    I have lived in my home for 30 years; I'm 63 but plan on moving into 62 & older apartment; Im tired of the Upkeep; grass, leaves, snow, gutters; and mostly the steps. I want a spacious apartment with Utilities included and a Elevator and A/C and I'll be HAPPY😁

    I actually bought my first home last year at the age of 64 in Riverside County of California. I was never interested in homeownership because I did not want that responsibility, But with the prices of rent in Los Angeles going up, I had no choice but to go ahead and purchase a Home.

    Very good video. I'm in the process of buying a home in a 55 and older community & I am experiencing everything you mentioned. I had challenges sending documents electro ically,signing electronically emailing & printing items. It was a little stressful. We also paid for inspecion,apptaisal , employment verification and application fee in which all of these items are nonrefundable with the exception of the down payment. All totaling close to 7000 00 just to find out that they don't accept trucks in their community. It's not a work truck but a decent looking truck with a cab on it

    I bought my first home at 63, after renting Apts for 40+ years. I was very happy renting--until I was not. Increasing rents was part if the issue. I have really enjoyed having my own home, and it was the perfect timing for me. I considered my mobility issues in the home I purchased--one floor, no steps (including to enter and exit). Regular neighborhood, very diverse😊 , no HOA. My realtor was fantastic!

    My mom is 87 years old, you know what she recently did? -- She signed a 30 year mortgage. So, it can be done. You can buy your own home and have at least most of the monthly expenses under control (barring too many unforeseen repairs needed),....OR, you can continue to rent, and you can pay your landlords mortgage, all while he raises your rent every year, and subjects you to invasive inspections of his property every other month or so.

    I was 60 when I bought my third house three years ago. I want to sell in about 5 to 7 years from now, I’ve been reading about Medicare, Nursing Homes and Medicaid. If I can, I would love to get rid of my house and move in with one of my children.

    As a retiree I own 2 condos, I bought the condos as a tax-exempt nonprofit so I DON'T pay real estate taxes so that cuts down on what I owe as far as a condo fee goes every year. I don't have to worry about Medicare adding the real estate into personal assets. I only live in elevator buildings. I loved your video, great work!

    Hi new subscriber here. I’m what some people call a late bloomer. I purchased my condo two years ago. I will be 51 years young this summer and it was the best decision of my life I was told i was to old to purchase a home. I was able to secure a great fixed mortgage with a very low Interest rate of 3.25% and thanks to this crazy market my condo went up in value by $60K and the best part of me purchasing my condo my mortgage is less than my old rent.

    Bought my first home at age 56. Rent all my life, because I wanted to move from city to city, state to state. To see everything about U.S.A. I finish up my bucket list and time to settle down now. I bought my first home, 30 minutes away from my parents home. I pick and choose this place to be closer to my parents to take care of them as they are getting elder. But I was able to save tons of money, while actually doing this. At age 56 and buying my first home. I was able to pay the house in full in cash. So now I'm rent free and mortgage free. Property tax under $300 a year. Great place to stay near my parents, before the afterlife. I was able to do this. Because I been debit free since I was 36 and have zero substance abuse, no college loan, no kids, no wife. Free as a bird this whole time and enjoying life as it should be spent.

    Thank you young lady for this information,because I and my wife has over 50 years old and we are in a process of buying a house,I just came to live in USA but she live here about 45 years she was renting from her mom almost 30 years and so her mom sold the house to a stranger so all those 30 years of rent that she would paying gone my wife was stress out over the situation,so we decide to buy a house on our own for the first time,we both are working pay check to paycheck,so I thank you for the information,because I just came to America I don't really get to the system as yet but I am getting there.

    Rents tend to go up faster than retirement incomes. Once retired people have more options on where to live. There are many areas in the US that are extremely cheap.
    The option I'm taking is to move to another country. Housing can be cheaper but more importantly to me is it's an adventure and high quality home care is much more affordable in many other countries. Home/rent is only one item to consider imo.

    I am 49 going on 50 & i live in the state of NY. I will like to relocate bc the homes are very expensive. I was worried about buying a home in my 50s because i am single & i don’t have a family.

    This was really good information! I'm over 50 and just started seriously thinking about buying something again. I didn't know about senior tax exceptions. Didn't know everything was electronic now, so that's def good to know. I'm more of a condo/townhouse person, but I hate dealing with HOA's. 🤨

    This is a good and needed video. We are 65 and wanted to buy a home and was told we should just continue to rent because of our age. Only thing Bay Area California is way out of reach.
