The money is already in the deal, it is just a question of the flow. All commissions are paid by the buyer with their money (or their lender’s) - they are the only one bringing money to the table, unless the seller is selling short. It just goes to the seller as proceeds, to the listing agent based on the agreement, to the buyer’s brokerage based on the co-operating offer in MLS. So questions of the buyer affording it, or financing it, etc, are all already in place - the only difference would be how it is structured if not through the seller/listing agent.
