    How do you check for liens on properties in Maryland? Land records was a no go.

    What about all these Auction properties that say, no trespassing and you cannot look at a property or have inspections before buying 🤦‍♀️🤦‍♀️🤦‍♀️🤦‍♀️???? Is that true or do you all go inspect properties that say no trespassing…???

    quick question - what happens when you pay a premium for a tax lien? for example the face value of the lien in $1,000 and at the auction it was sold for $1,500 and it carries an interest rate of 15%. Say the home owner redeems the lien 3 months later and pays - did you just lose money since you paid a premium?

      I believe you would get the high-bid premium back but you would not earn any interest on it.

    Should I create a LLC, before investing?

      There is many benefits to creating a LLC before investing. So we do recommend setting up a LLC as your business grows. But some investors that want to start small - may buy a tax lien or two in there own name before setting up an LLC. Other investors with more capital - will want to set up an LLC before they even begin.

    You mentioned some buyers will purchase the lien with no intention of foreclosing, why? Im just so curious, you said they would spike the bid up and win but never have to pay because they never go to foreclosure and I just wanna know, what does doing THAT mean for the buyer? Is it a win/loss thing for investors? I also know nothing about any of this so maybe the answer is obvious to some but not me.

      If I am not mistaken, once you won the bid , the owner still has at least 6 months to pay the lien but you will have to pay whatever interest that is. When the owner pays there tax lien they would have to pay 12 to 24 percent per month they did not make payments on the property. Due to the fact that you would have already purchased the certificate for the property. They technically owe you that money. They are able to to continue to have the property and you just got the 12-24 percent difference.
