- The economics of buying a commercial property in order to rent it out and earn a steady stream of income does not make sense. It is an even worse idea if you wish to buy a commercial space from a builder, with unnecessary terms & conditions, and scheme details such as rent-back contracts, assured or guaranteed returns, etc. The chances of losing money on such deals are overwhelmingly high.

I totally agree with you .. Guranteed return , buy back etc etc all fraud .. We small investor don't have privilage to information .. Big malls ki big dukaan jahan asli return ha woh to pehle hi neta , builder ke dost , ya HNI le lete hain , jo kuda-kachra hota ha woh hum jaise chote investors ko scam ke taur par milta ha .. I have decided not to buy anything built by a builder in Delhi NCR region .. ye 4 tile , lease rent wale to kabhi bhi nahi ..
Here in New Gurgaon, in each society we have commercial land available for sale, none of the commercial land is getting sold

Sir, I value your opinion but agar property careful research se li jaye and long term horizon rakha jaye (5+ years), so it can make decent returns. I mean 10% annualised return approx over a 10 year period with appreciation and rental combined. Much better than FD and safer than stocks/MF. So, portfolio main ku RE to hona chaiye as sab paisa FD main rakhna is also all egg in one basket.
