It looks like it needed about 2 million to take care of the repairs inside and out, to bring it back to salable condition. The lot it’s on was probably worth 1.5 to 2 million. But it’s a corporate entertainment style mansion, not something you’d move a family into. The bedrooms were small with a feel similar to a hotel style setup. Even if you could buy it right, I think it might be a tough sell because of the layout, and the size of the rooms. There would be a big maintenance bill every month to keep it going even if you rehabbed it to flip. You would definitely have to find a corporate buyer 👍 yesireebob

It’s a better idea than going and getting a loan to pay off the sellers debt. Because the seller prolly isn’t making much considering the house is trashed plus closing and realtor fees. Then you would have to get another loan for renovations holding costs then realtor fees when you list. I wish more people thought creatively tons of deals would be getting done

You may also need a "Happy" contractor guy that can get little $h#t done. I just believe that Birdman casa could have been done less than "millions". Even still your right. There was no room to work @ 6 mil. and I didn't see other like homes in the area for comps. You'd leave out of that deal, holding your head in your hands.

Ya high my gas and electric on 26k sq foot average 8k in the summer and 6k in the winter a month . And that's in new jersey.
Most times houses this size have 4-5 whole AC systems running thru them so you can turn off 4 systems and still have 1 running and manage the bill.
