    I think this is applicable for not so prestigious builders. For prestigious builders property gets sold in pre launch and value also appreciates.

    In Bangalore, most of the properties from Top builders are sold out during the launch itself. For example from Prestige, Brigade and Godrej. I personally seen this specially from Godrej. I visited their property which is 90% sold out and the construction is just starting. Now, If I am going for resale, people who bought a flat for 90Lakhs(agreement Price) in June, they are asking upto 1.30 crores in August. Can you make video on this?

      Same is the case with Hyderabad. Actually all units in good position are sold soon after launch. Everyone says to go for ready to move property but only ground floor or top floor properties with not so good view are left by then.

      I also know of one of my relative who has bought in godrej in Bangalore. He ahs done the registry 1 week back & the project will be delivered after 5 years .He's has paid initial amount for booking & registration. After 1 year we will he will pay 20% 0f the flat so technically u are loosing on a lot of interest for the money before u entered your flat at the time of possession which is after 5 years .Even If the project gets delayed by 1-2 years then yiu can imagine the interest loss which u will face so technically your calculation of buying the flat at 90lavs & selling the flat at 1.3Cr is not correct😊

    I would disagree here . I personally bought under construction property when launched and sold in 1 year with 30% profit . You need to invest in good builder like Sobha and prestige .

    Buying whatever real-estate you want to buy, it is okay if you have more than 50% money in cash to buy the property. With 80% loan it is not worth to buy luxurious apartments. Luxury with credit dont make any economic sense.
    Credit only makes sense when you have white cash and you are leveraging the credit to buy the luxury real estate. Cash can be invested in equities or other asset classes generating more than 10% return.
