My family saw this one a couple months back. From the outside, the room with the water damages looked like it was impacting the structural integrity, so we were weary. We ended up seeing a property in Sagamiko that was almost completely rental ready. We did some renovations and are pretty close to being able to use it as an air-bnb.
I think I like the first one more. Looks like a good location and probably a nice view on a clear day but I think the smaller space would be more suitable to me.
The secret to buying the the second house right is to have a relationship with a contractor which takes time to develop here in the US and probably longer in Japan. I buy stuff like that in California but the guy who's going to fix it is right there with me. Do they do seismic retrofits to bring them up to Post 1981 codes or just tear them down?
man can you talk about japanese inheritance tax as it pertains to owning homes in japan, estate planning, and exit strategy? I know its tiered but brackets are quite low imo
I am very interested in an Ikea house not for rental for for a home base to get started mainly either in yokosuka area or atsugi area I am looking for 1dk house not so much for renovation do not have to have a parking area this is a challenge for you😮😊

( Good view.Nice house.. 220 Sqm. 4 LDK.Two storey. Better not to buy a Titled house? I just want to use as a second house. Can you please give me some advise?

Hi Matsu-San,great watching your video. I'm an architect and I did see a lot of potential in both the houses, especially the second one despite the water leak. The bedrooms are huge and there is also a lot of space to create an additional bathroom on the upper level. The ground level also could be rearranged a bit in the layout creating more open space. Surely the renovation costs would be higher but I guess also the rent could go easily up. I guess one thing that need to be clarified is the structure. Since the building is 1975 the structure doesn't respect the most recent seismic code. It would be great to hear from you. I'll be in Japan in July and probably I'll start searching for an interest house!

I've found that most of the Akiys do not come with AC. A mini split unit over there would cost about $2k just for the unit itself.
They are as low as US$400, depending on the output.
You now bring a flashlight with you.....just in case?😀 Age, location, and age of the1st one is excellent for the price. Would be my choice.
